  1. Hi all, Thanks for the update. I didn't know it is installed by HDB now. swatcL, possible to post a photo of the smoke detector? Just want to know where is the location HDB is placing it.
  2. Hi Studioflatter, I feel that some of it are not necessary and not in the practice for HDB. Let me briefly explain, as I have some knowledge on it. 1. Soundproof - I think we already have solid concrete walls between different units. Glass windows and FIre-rated main door also acts a it of soundproof, if you closed them I guess. BUT how well is the soundprrof - I do not know. 2. Smoke Detector and Sprinklers - I think sprinklers are not installed in residential units so far, even for Condo. Because I think it will be too expensive to pull the fire water lines all over. Furthermore, can you imagine if the sprinkler malfunction and your entire unit get flooded and all your electrical appliances spolit? Smoke detector can be installed by home owner. - I have brought 1 but did not install it - too lazy. haha. and furthermore, which rooms to install? Haha. Hence I guess maybe you want to buy fire extinguishers (which I have brought 1 too). I think basically, just switch off all electrical appliances(except your fridge) when going out and ensure gas stove is off. 3. Airtight - means that you are going to have air-conditioning 24 hours? The window I would say is already air tight as they comes with rubber insulation? For the door, u will need to go to the DIY shop to buy some kind of strips what are installed at the bottom of the door. (I have installed it.) It can prevent crawlers from coming in if the door is closed.
  3. Hi mmoh, Submission is require for the relocation of door to HDB before the renovation, and the decision will be up to HDB. BUT I know HDB has this rule under their HDB FAQ - "New flats owners are not allowed to remove their bathroom/toilets' floor and wall tiles provided by HDB to their new flat within three years because of water-proofing of the toilet." Which mean if the relocation of the door affects the wall tiles and floor, then most likely cannot re-locate. UNLESS the contractor/PE can suggest/show methods that toilet walls/floors are not affected.
  4. Hello diraf, It seems there are 2 floor plans for 2room houses. Photo 1 - only wall. In this case, might be able to create/relocate the door to between toilet and bedroom. Your future contractor will submit to HDB and seek approval for it. Photo 2 - a column between toilet and bedroom, the thick black rectangle is a column. In this case, most likely cannot be hack because it is a column. Furthermore, the wall location is at the sink area which there is not enough space to install a door there.
  5. Hi Rufus58, mmoh is right about the installation of the kerb at the base for the shower screen. As for the re-position of the sink, it involves modifying the toilet's tiles. you might not be able to do it if yours is a new BTO flat, under question 11 of the FAQ in HDB website. see link. http://www.hdb.gov.sg/cs/Satellite?c=HDBeService&cid=1383797726214&d=Touch&pagename=InfoWEB%2FHDBeService%2FeServiceArticle#Q6:
  6. Hi, You might want to refer to HDB link http://www.hdb.gov.sg/cs/infoweb/residential/living-in-an-hdb-flat/renovation/guidelines/building-works In this link, look at "Replacement of existing bathroom/ toilet floor finishes after first 3 years from the date of completion of the block.", Those are the requirements.
  7. Hi mrspiggy, are you staying in Condo or HDB? For HDB, remember to seek HDB's approval for any demolition/erection of walls.
  8. Hi Rufus, For your L shaped shower screen, I assume it will be resting on a L shaped curb. Please do also take into consideration of the location of the floor trap in your toilet and how the water is flowed towards the floor trap. You don really want the water to be trapped at the corner of the L shaped which you need to "physically" clear/sweep the water to the floor trap, which happens to me.
  9. Hi I think a second opinion on the electrical part is always good. I attached the HDB link for the sale of recess area for your reference, in case you haven't look at it. http://www.hdb.gov.sg/cs/infoweb/residential/living-in-an-hdb-flat/sale-of-recess-area Since you intend to buy the recess area, there might be possibility for you to erect/demolish some walls. If you require any services for PE(Civil)/QP for endorsement, you can PM me. (HDB will decide if you need or not after you submit the documents for their approval), Thank you.
  10. Hi, I noticed that there are some some erection of walls. Just to highlight in case you do not know about this. For erection of walls, the contractor will need to apply approval from the HDB. Then the HDB will decide if you require to engage a PE(Civil) to endorse. (which will involve some costs which can range from a few hundreds to $1k depending you find on your own or leave it to the contractor.) It is up to HDB to decide if PE(Civil) is needed or not. You can PM me if HDB requires the endorsement. Thanks.
  11. Hi, I noticed that there are some hackings at 35 36 walls. Just to highlight in case you do not know about this. For hacking of walls, the contractor will need to apply approval from the HDB. Then the HDB will decide if you require to engage a PE(Civil) to endorse on the hacking. (which will involve some costs which can range from $300 to $1k depending you find on your own or leave it to the contractor.) It is up to HDB to decide if PE(Civil) is needed or not. I have contacts if you requires a PE(Civil). Item 35 - to demolish half height wall -> For this item, is it to demolish half of a full height wall? Take note, if your house is a new flat with new types of partition wall, demolishing half of a full height wall might not be possible. (which HDB will decide after you submit your documents for their approval.). One of the solution if you still want a half height wall is to take down the whole wall and rebuild the half height wall.
  12. Hi, I noticed that there is some hacking at item A01 - bedroom walls. Just to highlight in case you do not know. For hacking of walls, the contractor will need to apply approval from the HDB. Then the HDB will decide if you require to engage a PE(Civil) to endorse on the hacking. (which will involve some costs which can range from a few hundreds to $1k depending you find on your own or leave it to the contractor.). It is up to HDB to decide if PE(Civil) is needed or not.
