  1. OTP has to be signed by all the owners of the flat. Did they all sign the OTP or only the father signed the OTP?
  2. I wanted to engage an ID but the ID is not listed with RADAC. I am wondering if an RADAC listed ID/renovator would tend to be more reliable. Does anyone has any bad experience engaging an ID that is not listed with RADAC? What would be the advantages of engaging an ID listed with RADAC?

  4. Is there a compelling reason behind why your relative wants to buy a unit in Bukit Merah? Property prices around there are expensive. Bukit Merah is 15 mins bus ride to the city. Since the reported COV on internet are the declared amount to HDB, I think they are not accurate (I am under the impression that most of the COV are not declared/reported to HDB). To be honest, i think this is a relatively good buy! Nothing beats living close to the city area. If you stay further away, you need to take the 20mins ride on MRT (like sardines in a can). On top of that, you may need to again take a feeder bus or walk for another 5-10mins. Waiting time here and there... If the unit is less than 15 yrs old, I would buy this unit at 50k COV. Since this unit is 25yrs, I try my best to reduce the COV down to 40k-45k.
  5. hi knitez, dont mind me asking. is the flat you purchased less than 10 yrs old? flats that are less than 10 yrs old are rare in yishun.

I think you have to prepare yourself for the worst, which could be that the seller simply do not turn up for the 1st appointment or do not provide HDB with the necessary documents to process the resale transaction. HDB can reject or cancel the resale application/transaction if either party do not turn up for the 1st appointment. What then? I think the agent should do more. I guess most agents, like HDB, only help to complete the resale transaction.
  7. I remember seeing a large photocopy new article when I was visiting the HDB office. I says that HDB shall not act as a mediator between the seller and buyer to settle disputes. You may choose to settle dispute through mediation at the Singapore Mediation Centre. http://askhdb.hdb.gov.sg/faq_selected.asp?...934,27992,27998 Since you have the buyer's copy of the OTP, I think you should consult a lawyer on what your options are.
  8. Renovation of the unit would cost about $35k. Is the unit near MRT, a bus-stop, amenities? How old is the unit? I would start the bargaining from 50% of the seller's asking COV and work from there.
  9. I had stayed in a top floor unit. Ceiling paint on the living room corner had a tendency to peel off and leave behind black spots. I was told that this is due to water spillage from the top. The bedroom does gets warmer in the afternoon. The view is the best from the top floor. Windy too.

  11. Stock market is bearish, everything is going down... US slipping deeper and deeper into recession... european economy slowing... i think there is a good chance that property prices shall fall soon.
  12. Apparently, many of the COVs are not being reported to HDB. So, I guess that is the reason why the median is less than $10k.
