hi pacman, so, if you take this unit means the purchase price is $455k. how old is this flat? u need to factor in that also lor. my personal view: since you mentioned that you are not in hurry to move, thus I would suggest you shop ard for more units cos now the COV is coming down and i'm sure you will be able to get a unit with much lower COV. you will then have to weigh the pros & cons yourself.

hi what is the valuation of this unit? 3mins walk to MRT is very convenient. if u r asking reasonable or not,....then very difficult to tell u cos it also depends on how much you and your wife like this unit. It's the feeling you get from this unit when u view..... blur or not ah? i think it's quite blur......hahahha

hi MaCe yes, i agree. the MBR is on 2nd floor and gthe common rooms downstairs,.....with kids will not be so convenient and difficult to take care lor. i just calculated..... purchase price so high,....and with the reno + COV, etc etc.....easily hit above 700k leh!

ya, very ex. now the newly launched Punggol Sapphire also has. they called it the 5room Loft.......and has only 12 units of such. selling price is ard 477k. very ex....imagine this is BRAND NEW from HDB lor. when it matures and they wanna sell,.....imagine how much will it cost,.......could easily be asking for 600k. more then half a mil for a HDB flat......*shake head*

yeap, since bog liao,....so, will not go and think abt it. will just reno simple and stay there for these few years lor. infact, it's really abit noisy lor.....but, the good thing is, very convenient cos my blk has direct linked walk-way to the bus stop.... yeap, i do believe that EM will still command a certain value in the market cos it's no longer in construction.

mine only 4th floor.......was not able to get any idealo high floor unit....and found this hse which is of reasonable price lor. mine is unblocked view (facing main road and opposite is those low rise private landed houses), just next to HG swimming & sports complex,.....nearby is poly-clinic,.....and if walk to hougang mall & hougang mrt stn will be ard 20-25mins walk.

I was thinking of cutting down the cost and do not wish to vanish the parquet floorings, (now the conditions is still very new).....what are the measures we can DIY to make the flooring looks *newer*??? what kind of cleaner or whatever stuffs can be used on parquet floorings? thanks in advance. rgds

hi skywolf, aiyah, for my water seepage problem,...HDB officer went to inspect again and they still insist there's no seepage....having water stains does not mean there's seepage.....they bascially must see there's water leak then will take action lor!!!!! STUPID right? anyway, i will try to settle my stuffs soon,....and target to reno either on 1st July,..or otherwise will be 31st Aug (after the lunar 7th month). guess mine will be quite fast lah,....cos not much hacking and also simple reno to cut cost lor.
