err....how old is the flat, how big ar? How come no attached bathroom for one of the room to be known as MBR?

Hi folks, my fren has confirmed with Alan. Start date is set on 10.06.09

The reno items are as follows:

A. HACKING WORK

Hack off existing floor tiles **** & 3 bedrooms

Hack off existing floor tiles & wall tiles at kitchen & 2 toilets

Hack off 4 door frames

Dismantle false ceiling at bedroom entrance

Dismantle kitchen cabinets, living hall cabinet & 1 wardrobe

B. MASONARY WORK

Supply & lay 600x600mm polished homogeneous tiles **** &

3 bedrooms c/w skirting (tile: S$3.00)

Supply & lay 300x300mm homogeneous tiles at kitchen floor

Supply & lay 300x450mm wall tiles at kitchen to ceiling height

(tile: S$3.00)

Supply & lay 300x300mm homogeneous tiles at 2 toilets

Supply & lay 300x450mm wall tiles at 2 toilets to ceiling height

(tile: S$3.00)

Supply & lay waterproof membrane for 2 toilets

Construct shower kerb in bathroom + kitchen

Construct kitchen cabinets base, top plaster with cement & skirting

with tiles

Contruct fridge base & washer base with tiles

Construct beam & hollow block top bedroom door

C. PLUMBING /SANITARY WORK

Install a W/C sitting bowl

E. DOORS

F. PAINTING

G. CARPENTRY

laminated finish + ABS trimming doors

Supply & install solid surface table top, L-shape 16 ft

Supply & install a 10ft TV console & feature wall **** room

Supply & install a 3ft shoes cabinet (half height) next to main door

Supply & install a 3.5ft sideboard in living room

Supply & install a 10.5ft casement door wardrobe at corridor

bedroom

Supply & install a 6ft casement wardrobe in bedroom 2

Supply & install a 10ft L-shaped casement wardrobe in MBR

(c/w pull-out dressing mirror)

Supply & install a 3.5ft TV console & feature wall in MBR

H. CLEANING & HANDOVER

Clear all debris

Lay protective cardboard over new floor tiles

Acid Wash

Total: S$30,000

(maybe adding more items, so think should be slightly higher:P)

Tiles for the whole house has been chosen from Sin Lek Building Materials P/L at 70 Eunos ave 7.

The salesperson, Jasmine was very helpful and friendly.

1st tile from top is for Kitchen floor. 2nd for kitchen wall (abit wave surface)

Bathroom tiles. All will be in white (same design) but only the shower area has a row of yellow with 2 strips of mosaic running along at 2 sides of yellow.

Toilet tiles. All will be in white (same design) but only the wall facing the toilet door has a row of green with 2 strips of mosaic running along at 2 sides of green. The picture is not so clear to show the shimmering glitters in some of the green mosaic. very pretty :)

The white one is the wavy kitchen wall tile + orange tiles that will only for the wall between top& bottom kitchen cabinets. So it means no need to do backsplash...save $$ :P

actually after choosing the tiles, my fren wants to change the layout...yet again :faint:

Alas, he can't help but feeling strange w/o a storeroom. Initially he planned to make one at one corner of the kitchen. It was later replaced by the cooking hob after the advice of FSM. Now, he hope to make one directly opp the hob. meaning the washer & dryer hv to give way and re-settle at middle of kitchen. washing basin thus got to make against chute wall so as to make more walking space rather than L-shape.

And L-shape wardrobe in MBR is also scrapped as he wants more space in MBR so tt his bb gal can bunk in (with her bb cot). His workdesk is tucked in a corner of his bb's rm. not custom made. think should be getting one from ikea or somewhere...

here is, (hopefully) the final plan :

his colour is mainly white/light colour tone. so use abit of loud colour to bring some life :)

Just done up a 3D layout for the kitchen. :paint:

This shows the Un-L washing basin. straighten up looks more neat or not :P

Below cabinet cannot hv drawers type cos got rubbish chute inside :unsure:

This show the newly added store area. The program dun hv sliding door selection, me use tall cabinets to illustrate.

Most likely the area will be built-up & using folding doors.. cheaper
