Is there any difference if the transaction go through Agent? Does it mean if the transaction go through agent, the buyer die die must buy?

I don't think saving 1-2% is stingy... $2-4k for buyer depending on price of the unit can do quite a few more touchup for renovation... why you ave so many questions for you? You're going to sell or just ask for wanting to know?!

I also think he/she is a agent.

In fact, I don't mind to pay commission, if the agent can help to find a sweet home.

I paid my agent more than 11k as he done both sell and buy for me and I need not worry about a single thing. It is a lot but like u said he help found my dream home at within my budget. To me his service is worth every penny.
