Our 5rm House @ Sembawang

Hi All,

I am newbie to this forum. I had spent a weeks to read thru some of the post here until "eye dark dark" liao. There is so many thing to read, to take note, to learn... Me and hubby just bought a resale flat at Sembawang, FINALLY after renting a small room for years. Our 1st appoitment is early Nov, with the super long Q with HDB, i think the 2nd appoitment can only be end Dec 09 or Jan 2010 :o However, i can't wait to start do some research and planing for our new house.

We bought a resale flat where the previous owner done quit a bit of renovation and we shall able to move in after do some minor fixing and painting. But i wish to do some renovation and make it really my OWN house (instead of living at previous owner shadow). I don't know where to start with, since so many thing inside, feel "heart pain" if remove those and rebuild, i need your advice pls~~on how can i start with..i am lost.... the more post i read, the more lost and tension i am =="

Blow is my floor plan and current design of the house. Who have same layout, can u please share? thanks

Hi Hi welcome welcome

Don't worry too much since you still have the time

Plan which area you wish to reno and and which parts you would like to retain

Have a rough idea of what you would like to have and keep your statement consistently so that those quotes you received from ID/contractors will be consistently and it's easier for you to compare the quotes. :)

Anyway based on the pic taken from val report, the flooring looks not bad leh so i guess you will retain your flooring right ? :)

yeap will retain the floor. Would like to change the whole feel of Living room, and convert 1 of the room to baby room, redo both toilet...and abit here and there..still thinking wht theme to go. Any good website to recomend?

Welcome welcome... :rolleyes: The eye dark dark portion happens to me and it will get worse when your reno start...lols

1. Fresh coat of painting is a must. heehee.

2. Kitchen pic can't see clearly...but look like granite top? If is still of good condition...perhaps..can keep? hmm......and if the cabinets are okie....err...just check the doors and keep the frame...

3. Flooring looks good to keep?

4. last but not least...actually is about the budget...depend on your budget for the financial year. :D

Wanna to know, can we just take our floor plan and approuch the interior designer/contractor to ask them for quotation? or must bring them to the unit? My case, cos there are so many build in done, must tell the ID which 1 wan to keep which 1 don't wan to keep....? I am thinking of give diff ID my floor plan and choose which 1 match my requirement with reasonable price. Will we scolded by ID if we not sign up with them due to poor design / too expensive? As i think they also spent to help us design and end up get nothing???

Floorplan is fine, I've not collected my keys too but since i overhaul my whole unit, they do not need to take a look at my unit at all

for your case, so long as what you have requested is in the quote and within your budget, i guess it's ok

Just bring your ID/contractor to go your house and take a look and evaluate again at a later stage once you got the keys

Those items that you're not sure whether to retain or redo, you might want to KIV it in the quote till you got the keys and after evaluation

they won't scold you de lah, if they do they are basically breaking their own rice bowl since everyone of us did the same thing

most importantly is that you feel comfortable working with the ID for your house, the "feel" is very important hahahaha :D

No lah .... Dun think any ID will scold u ... ha . If not i already kena scold by 9 ID/contractor liao . ha

Floor plan is usually more then enough. Arrange one day with yr contractor (after u confirm) to go down yr place and tell him what to keep and what to hack. Make marking on the spot . like that sure wouldn't go wrong

yup yup, i agree with the other forummers who responded to you. take the floor plan, have a very rough idea of what you are going to do or hack and the budget, other things the ID will give you ideas and suggestions. plan to have at least a few quotations to compare on the pricing, after that to choose the "one" that u feel most comfortable with and the most reasonable quote lor and to bring to the house for exact on-site measurements to determine on the price

Based on the pics, I think you don't need to change the kitchen cabinets, false ceiling and flooring of the whole house. Those items will save you a hefty amount. Congrats on your new home!

best is to call henry from id note and arrange for a meet up at his place. got my quotation the same evening after meeting him in the morning :)

I called him before i sent email, i ask him should we meet up or? He say izzit a big reno i say not really, than he say sent him existing floor plan, photo and things i wan to reno will do. I just sent out followup email to those i contact via email, hope to receive thier update very soon.
