Hi, I just did my reno with the company u r talking to. U might want to reconsider. I had alot of problems with the ID. they promised a lot, but delivered very little. Finished my reno about a month ago. Still have alot of things unresolved. PM me if u wan more details.

Hi all,

I have received a re-quote from ID at S$70K despite cutting down on a lot of hacking & carpentry works.

Guess it's a sayonara to using 3D as our appointed ID.

We have contacted 2 contractors for a quote - both recommended by frens/relatives.

Hopefully can kick-start our reno project soonest possible! :)

1. Conceptualization & Supervision Services - FOC

2. Demolition & Dismantle works - S$5500

3. Plumbing Works - S$3410

4. Cement & Tiling Works - S$13190

5. Ceiling & Plastering Works - S$3050

6. Painting Works - S$1950

7. Aluminium / Metal / Glass Works - S$10680

8. Carpentry Works - S$23,675

9. Solid Surface Works - S$3300

10. Others - Revarnishing, re-polishing, design new gate, laying cardboard, chemical wash, haulage - S$7000

*Works other than mentioned above are not included in this quote*

- Electrical Work not included

- Air-con - outsourced

Total = S$71,755.00

Details of our finalised reno works would be as follows:

Entrance

1. Change of main gate - need square design for fengshui purposes

Foyer

1. Remove timber deck

2. Lay tiles

Utility Room

1. Hack pillar in between utility room and walkway to dining area

2. Replace flooring on affected area after hacking pillar

3. Keep cabinets at utility area / conceal work desk to form part of cabinet - add door and add shelves

Kitchen

1. To shorten kitchen length by hacking partial wall at cooking zone (right side of kitchen)

2. To replace partial wall with glass

3. To construct new kitchen cabinet - bottom only

4. Replace flooring on affected area after hacking kitchen wall, where necessary

Dining Room

1. Re-create hidden TV console within existing cabinet - remove some shelving & add power point

Staircase

1. Install rails on wall

2. Revarnish or replace partial boxed up stairs wooden covering

3. Covered up opening in bet stairs & living to form kerbs for display purposes

Living Room / Balcony

1. Remove timber deck at balcony

2. Hack walls holding balcony doors

3. Lay tiles on balcony

4. Install windows at balcony

5. Construct clear roofing top at balcony

6. Install mirror on one side of living wall

7. Install door to living area - potentially form a guest room or MBR in the future

Current MBR => Kids Bedroom

1. Hack one side of the cabinets

2 Common rooms => MBR

1. To hack wall bet 2 common rooms

2. Existing study area constructed in wardrobe (common room 1) - to remove and install shelves to form wardrobe (doors remain)

MBR toilet

3. Construct wall to seal area in front of common toilet to form part of the MBR

4. To construct / extend wardrobe at (common room 2) to hide entrance to MBR toilet

5. To construct glass door and panel to confine toilet area in MBR

6. To install ventilation fan

7. To hack partial wall / basin to make way to enter shower area

8. To construct new wash area (basin/mirror) at sealed area in front of current common toilet

Kids' room toilet

1. Change basin

All rooms ceiling excluding dining area - level to conceal beams.

Flooring - Revarnish Parquet, clean homo tiles

sorry to hear that it didn't work out for you. hope you can find another id who can meet your budget. otherwise, negotiate with dess again. i'm sure he'll rework the numbers for you again.

Contractor Quote: S$22,360.00 (excluding Carpentry works)

So should be able to start renovation work this month!

Hi,

ID => Main Contractor => Sub Contractor

S$70K => S$32K => S$22K

We are engaging a direct contractor recommended by a personal family fren.

Not sure if he is good but a trustworthy and reliable one I heard.

Keep my fingers crossed!

In the midst of applying permit for hacking works! Getting Excited!!!
