Home Is Done Up Badly And Needed Advise From You Guys

Hi Bros....

Not sure if this is the right section to ask...

anyway, my house was done up with very poor workmanship in almost every area...

wonder if you all have these experience? and How you all resolve this issue with the contractor (or in charge)?

I have engaged 1 party to do my my house a few months back but we cancelled his service before he began work

because he did not do things which he promises in many occasions. Got refund for the deposit except for a few hundred

dollars of penalty.

We sourced for a few more, asking them if they can match or lower from our previous contract. managed to get 2 of them who

can. decide to gave the job to one of them since its my friend recommendation.

Contractor appeared sincere and helpful....

Started work at our new house in November 2010...we trusted the contractor (designer), and did not ask for more drawings since he said he had

already offered us a very good price (and also he is my friend's friend).

Its Feb 2011 now...things are almost done.

1) Homogenous flooring tiles are poorly joined, edge can be felt, contractor mentioned "out of goodwill" they okie to

replace and try to retify a few tiles...but now, it is still poor

2) Carpentry - laminated poorly, quite alot of them had scratches from the poor handling of other workers, some areas

are poor joined for some surface. You feel as if they had made poor planning while pasting the laminate, and they had to cut additional pieces to patch up.

(this is made worse with our laminate design being those wood grain type, so its very obvious)

3) Wall Paper -Poorly uneven cut edges. poor silicon/patching of the edge to the floor. Some with air bubbles inside.

4) TV console - contractor mentioned budget is not enough, has to remove some glassed previously agreed upon. and the sides of the console now is raw, done with painting, and its badly painted, very rough and raw.

5) the list goes on...

The workers don't come so often these days as the contractor is showing attitude these days...and hangover is not done due to our displeasure of the quality of work done.

Any advise for me?

will bringing this to CASE help?

and contractor has even said that if bring to CASE he is not afraid too....

Hope you all can give me some advise as I am very new to all these...

I tink it's too late for u to do anything since u mentioned it's almost completion. What u can do is to withhold payment for the balance. And shame the contractor/ID here.

You Shld definitely bring it to case if you say the work hasn't been done properly and he's not intending to rectify the faults. It Shld be sop to do a walk thru of the flat before handing it back to u. And when he does all Shld be in order. I had a similar experience wth workers scratching my laminate and my ID made them replace every piece tt was not in perfect condition. As for painting the sides of your console, that's absurd. How much can laminate cost him??! And if the glass pieces were agreed on before hand then insist that he honors it.

now whenever we spoke to him on "how can the design be like that?"

He will simply replied..."its meant to be like that".

I am not someone who shouts at people...perhaps he is taking my kindness for granted

have already paid more than 35k upfront...

still got around 15k left...and i m thinking of stopping work and ignore paying the rest (the rectification is still so slow for all areas and the contractor will only come once in a blue moon!)...will this be of my advantage or

disadvantage is we were to go to CASE?

in fact its more upsetting when relatives and friends came over to take a look, all of them shoke their head and sounded their displeasure at the workmanship and quality of material used for a near 50k project

If you haven't paid fully for the work, hold the $$ until they fix the thing.

If they dont' want to fix it, MOVE ON. Use the $$, get another contractor to fix the thing.

As much as u can go to CASE,etc .. it's not worth it. Get the problem settled n done n u can stay in ur own home.

your case sound so familiar.

-when they feel margin is not enough, bomb us out of nowhere.

- even when contract is entitled to discount, they can dishonour it.

- claim we did not say, we want, we pay for everything and all alteration costs

thanks guys for some encouraging words...

currently being quite busy and headache over such matters...have not got the time to reduce the picture size to post up here...please pardon me.

pocket oredi a big hole over this 50K reno...everything is so badly done...electrician come once in a while to fix something and ran off so fast...then come again another day, etc....

cabinets' laminates are with scratches... initially told the contractor (designer) to lay extra corrugation boards on the floor and protect those cabinets...he just said his guys are the most professionals and they will do the best and careful job in the house...and now this is wat i m getting from all the so call "professionals"!

Sorry to read abt ur bad experience wif dis type of ppl. Wat u can do rite now is stop all d work, take photo for all d defects n try to go to CASE. U can ask them for advise at wat u can do d next step. As for the balance payment, i tink its best u dont pay him yet. Tho he told u tt he is not scared if u complain to CASE.. he jus bull****..actual fact he must be worry too but jus try to show a brave front n by doing dis ppl dun dare to complain on him.

I had 1 experience but not on reno.. My experience is on my wedding planner, all the things that we signed was not being delivered properly.. so wen its come for d balance payment, my parents when to CASE for advise, n wat d CASE guy told them was tt, my parents got d rights not to pay him d balance n instead make him pay us for all d damage done! So when my parents meet up wif d wedding planner, he told us he is not worried if we go to CASE..but when we told him tt we will filed on him to pay all d damage n jus wait for d letter..tt was when he start to worry n agreed to pay d damage by not taking d balance payment..

Hopefully things can be settled soon...its been dragging too long for this reno work
