Renovation I
Here just to share some experience I had during renovation of my house.

1) Prepare yourself mentally and physically before start.
My friends always told me that renovation is very headache stuff, so I fully prepared myself before the first step. I think well prepared both mentally and physically really help a lot. At least I don't feel too tired and frustrated so far. Of cour...se this is not the only reason made this feeling. So, don't go into the show without an idea.

2) Look for good Interior designer (ID), not cheapest.
I am not encouraging you to engage an expensive, but a GOOD one. What is good means? It has to be judged by you. For myself, reliable, easy communicate and reasonable price.
Reliable is the first priority in my list. He has to do what he promised, according to plan we have agreed, able to reach when needed etc.
Communication have to be two way. Don't expect ID can read your mind, but someone able to understand your opinions, able to explain their ideas clear enough for you to understand. Miscommunication cause rework, spend more time and money.
Price has to be reasonable. I never believe the expensive one always the best, I choose stuff which suites my need, and worth for money. ID can promote the most expensive material to you, but good IE will tell you which is good enough for your usage.

3) Ask for more quotations and compare carefully.
Don’t be too lazy, ask at least more than 5 quotations. So far, I feel that enquire quotations is the most tired process. I need to repeat the same thing again and again to different IDs, but it worth the effort. It gives you more choices of price also the chance to know the personality of the IE.
Go thru the quotation one by one, what I have done is compare two quotations, take the lower one compares with other other one.
Check the unit price, not only the lump sum. IDs have different measurement, cheaper may due to smaller measurement. Compare the unit price, and clarify with IE about the measurement.
If the ID is too busy to explain to you, just kick him out, if he does not have time to explain a quotation, he will also no time to take care of actual renovation work.
Say NO to “Can, Can, Can..” ID. If the ID says can to everything you ask during the first meet up, he is not a better choice. There are is nothing perfect in this world. How can he everything says can?

I have asked almost 10 quotations, some are recommended from friend, some are walk-in. Every ID I met, I told them the same concept, and it is easier for me to compare the quotation. Please take the first meet up with ID as a opportunity to know if he/she is able to communicate well with you. Is he/she able to take your opinion fast? Is he/she able to provide addition points that you did not consider (value-add)? The first round, I filtered out 6, left 4, due to price or first impression.
The remaining 4, I give myself few days cooling period. It is also to test if the ID pro-actively follow up. You may doubt that they may pro-actively get the contract, but behave differently after you signed the contract. It may possible, but please think, if he does not even interested to get a contract from you, do you expect he will be pro-actively co-ordinate with you for the renovation work. Pro-active means he loves his job for me.

In the end I selected E Home Concepts, he is not the one offered me the lowest price, but he is the one doing the most follow up, and the one who told me honestly which one should do, and which one not worth to do. He is easy going for me, he respect my opinions, and also counter offer better ideas to me. Worked with him almost a month, he never missed a single call from me. I asked myself if I can do the same to my job, the answer is NO. This is the sign shows how professional he is. And I also chit chat with the workers about the ID, they gave me very positive feedback. This is not an advertisement. This ID is not the best in the market, but he met the good ID criteria.
