Hi I need help again!

I am staying on the highest floor of a condo.

Some parts of my roof are threatening to leak as the paint is starting to bulge out.

The management has sent the technician to inspect it and has confirmed that it is an external problem.

They said that they will submit it for discussion.

But so far there is no outcome.

What can I do?

I can't wait for their decision as once my roof leaks, it is likely to damage my electrical equipment.

Depends on how rich your estate management is and if yours is the only top floor unit that is affected. I had the same problem and it's more than a year but my cdo management haven't fixed the problem. As usual they play taiji. And don't u ever pay yourself to get an external contractor, they'll blame you if there are more problems then u LL. Apparently it is more expensive hire contractor to build scaffolding than to repair the ceiling so my external contractor didn't want to fix for me even if i pay him money. My tenant simply diapered the false ceiling right underneath his bed.

Ok, so your contractor is very honest!

My suggested i do the water proofing using him and try to claim from the management.

I know the chances of claiming is very slim.

Oh dear... i did not know that the management can turn around and point fingers at me should things get worse.

Then I better not......

The problem is that I may need to sell my place or maybe rent it out soon.

I need to get this problem fixed first.

Do you think the contractor can do something from the inside?

Will pressure grouting help?

steep slope? wood? Tile? Metal?

If I was in your shoes, I arrange to fix the problem myself, rather than wait.

MCST will fix the problem but by then the room internal furnishings all water damaged.

They not going to pay for those.

steep slope? wood? Tile? Metal?

If I was in your shoes, I arrange to fix the problem myself, rather than wait.

Part of the roof is tile and flat. The sides are covered with a metal piece and sloped.

The area of concern for the time being is the flat tiled area.

The flat tiled roof is not within my reach.

One need a key to access that area which also has the water tank and pump up there.

If it were my area, I would have repaired it from the very start.

It is really a headache as i will be either selling or renting out my unit soon.

Also there is another problem.

When it rains, a column of my wall becomes moist and now the lower unit neighbour is complaining that their ceiling is turning yellow and the paint is bulging out.

I hope your problem with leaking roof is already solved. There is one thing you need to do if it has not been solved, that is document all transaction with the management, by email or normal mail. You may also like to know that you are protected by law therefore the management cannot unreasonably delay its responsibility to rectify your problem.

Hi anyone has a reliable roofing contractor to recommend? I need help with my inter terrace roof, appears to have leakages so just want to patch this area.

I'm doing just reno & my reno contractor's roof man quoted 6k to repair & waterproof all leak areas...I wld like a 2nd opinion.

Most appreciated.

OnTheRoad, Could you describe the leak in detail? Maybe some pictures posted here might elicit some opinions from members of this forum. 6K sounds a lot to treat a leak where changing the entire roof is only about double that, yet having said that, we don't know the extent of the damage. It could be very simple, it could be serious.

At the balcony part around the drainage joint. There should be a gutter above this roof...

These are found in some parts of my ceiling here and there...not sure if this is old paint aging or water seepage?

Hi, finally the management will be sending a waterproofing specialist to do the roofing!

Previously I have emailed them but they never replied.

The person in charge of the job keeps on changing, that's why the delay.

So far my whole ceiling looks damp with some areas peeling.

I hope the repair will be something longstanding.

Btw, does anyone know how long is the guarantee for roof waterproofing?

The waterproofing specialist came today.

I am so disappointed that they did only grouting of the leaky spots on my ceiling and will not be doing the water proofing for the roof above my unit.

Apparently the management did not mention that in their quotation.

I am about to seek legal action.

The problem is that I don't have my previous emails that I emailed to the mcst as they did not reply.

How should I proceed?

apologies for not replying to your post. Was expecting the forum to automatically notify me. What you experienced was exactly the same as my old house. The flaking is a result of water seepage from above ceiling into the concrete. Over time, it may even cause the metal reinforcement bars to corrode and expand and result in spalding concrete. It happened to many older HDB flats as well. Contractors used grouting method to solve the problem, but the upper surface has to be waterproof first otherwise it will recur.

Having said all the above, I do not see how this flaking at the ceiling relates to the roof, unless what I am seeing in the photo is not concrete ceiling, but gypsum material. If it is concrete, there is no need for the roof to be changed nor repaired. But if it is gypsum boards, then the roof is affecting it.

Hi, no prob, maybe u changed ur settings? :)

The ceiling's concrete, above it is not tiled roof but RC flat roof, so guess I shld waterproof it again....
