  3. Overlaying can be done de... Physically, u can't see the diff in size for overlaying wall tiles... We're talking abt total width 1500mm minus <45mm (for overlaying wall tiles on both sides)... I dun think the overlaying for 1 side wall +/- 20mm will do any great difference lor...
  4. booy - Any idea if I can keep the sink, tap and shower screen if I am hacking the toilet walls? If I'm not changing the toilet floor, so it won't affect the water proofing of the flooring right? Y hack wall tiles when u're ain't doing ur flooring? U can simply overlay wall tiles... Loose items like wash basin, tap, accessories can be re-used.. But not for custom-made items, like shower screen, due to its fixed panels n dimensions constraint...
  5. By removing the toilet door, u need a lockset for ur WIW... (Privacy issues) By having a lockset at WIW, the other party can't access to the wardrobe... (Practical issues) No locksets = No privacy Moisture is not really a big issue bcs u're ain't sauna-ing in ur toilet.. ^^ Gd ventilation is really a MUST for ur case... Imagine u're doing 'big business' in there, OMG, can't imagine the 'perfume' being spray onto ur clothes... Hahaha
  6. If ur existing door frame is built on 'raw finished wall' (w/o any tiles on it), the frame will not be removed for changing new doors... Imagine they removed the existing door frame whereas the new door's breadth is unable to cover the breadth of the toilet wall entrance (suppose u're using aluminium bi-fold door which frame is very thin), exposed of unfinished wall = 'UGLY'... New flats PVC toilet door frames r usually thicker in breadth, or built behind raw finished wall, or constructed into the entrance kerb, or wad so ever... By removing it, additional works n costs occurs... As for the exposed lock hole, u may ask ur contractor to fill tad wif silicon n paint it same colour wif ur existing door frame)... Otherwise, apply painting for door frame (same colour of the toilet entrance wall) Charges may applicable, depends how u phsyco ur contractor... kekeke Its more to logic... U may consider these factors as guide to judge ur contractor... All the best!!!
  7. Usually the quotes for laying 600x600 Homogenous flooring is $1.50 (Labour) + $1.00 (cement) + $3.00 (Tiles) = $5.50 psf There's aldy some profits gain from cement n tiles indirectly... (cement costs is less than $1.00psf, tiles sold to contractor is at least wif 10% rebate from the selling price to owners... Tads wat we mentioned contractors price from suppliers... As for the sand, its usually quoted differently in hacking or general works items) Tis formula can be used on areas = or >50sqft, usually at bdrms or Living/Dining areas... Small areas like bathrooms, kitchen, yard or service balcony, labour costs r quoted as in lump sums... Eg. jus to lay 40sqft toilet floor ~ labour $1.50 X 40sqft = $60 All contractors sure 'zhao lor'(hokkien)! hahaha Of cos ID's quote sure tends to be higher than contractor's... Reasons considered... Usually we use 1ft = 0.3metre (for easier calculations)... 1 square metres = 10.764 square ft (to be exact) I spoiled market liao...

  9. Basic plastering is for plaster those holes or cracks etc... Purely on those defects... Simple jobs... Plastering for wall n ceiling is applications for new layer of wall skins...

  13. For all forumers.. Be it ID or contractor tad u're engaging, U're buying their services n knowledges... But not products... Knowledge in materials, site co-ordination n supervision is a must. Knowledge in Designs is addtional to oneself... Their services, like gather all infos n materials from sub-con, sell it to u by marking up... Owners engaged them bcs they r layman, need these professionals to perform works done... Be it hidden/unforeseen cost, high quotes, can't produce work on time, bad worksmanships, poor materials etc... Can be elimated if u engage the right 1... With their experienced, sincerity n honesty, they can guide owners all the way unselfishly... All contractors usually know their costs, the price they deliver to owners derived from their services n appetite... Cheap, expensive or worthiness, Owners do their own judgements ba... Conclusion, Owners r buying knowledge n personalities of 1self (ID/contractor) (Cons n cheats case r caused by those idi*ts wif bad ethics n personalities lor... Can be found in every field...)

(All tis is a factor to ur quotes.) Hack cabinet is a 1 day job, no nid to apply permit, can be done anytime... $500 will be a reasonable price...
  15. Common s/steel chute w/o lock is at <$100. Those w/ colors n lock is at >$120 lor... Cost for installation is not included (<$80)...
  16. There's always 'give n takes' in reno quotes... If really wan to compare, then compare the whole sum of General/Hacking works in ur quotes... Dun compare itemised lor... Get the same quantities of items, compare the whole contract sum is wiser... (^^,)
  17. If u're doing jus tis kitchen cabinet alone, its quite common tad price is abit higher than usual lor... Its something like ratio... Project sum~10k w/ profit 10% = earn 1k Project sum~1k w/ profit 10% = earn $100 U think the contractor will jus purely earn $100 whereby he needs to draw perspectives, bring catalogues for u to select laminates, spend time for these, their transport cost for meeting u at least a few times leh etc... $100 can't cover everything de... Some more the postform top comes in 8/10ft, u using 4ft only, they also need to buy the whole piece lor, the other 6ft is wasted... $1240 is cheap aldy... maybe jus ask for 1.2k to deal...

  21. Its not a surprise for materials to be downgraded... Competitions in reno markets is so intense... Even local suppliers also find ways to lower its costs to sell better in competitive market... Lower costs = lower grade eventually... Expect more lower grades of building materials down the road...

Everything is case to case... i dun mean to blame any1 here... jus stating some facts... reasons can be treated as gd n bad too... e.g. Delays of schedule-Long delay of cos is not a reason liao, its an excuse! (we r first timer, ID/contractor r "EXPERT" in reno, they should know what else we might need and advice in the first place, if not why should we look for them, u don go see doc and tell them u want what med right) Of cos all tis can be minimised or spotted by experienced contractors, but who can eliminate all these extra costs wif 1 look? I'll pay Experts for being my teacher... Which hse doing major renos doesn't have addition or deductions of items? No offence pls... 4) Get payment first and always requested you to pay first for that and this. Make sure, when go hardware/lightning shop, do not give them any money in advance. No Such thing to help you buy first. He mentioned abt other services provided by contractors for purchasing lightings/ hardwares etc ma, how can it derived to a sum of 5 digits leh? ( I thought the max only 1 or 2k nia...) If u're talking abt the progressive payments of contractual sum, then cash paments will not be advisable liao loh.. These 2 issues r abit diff... R u guys stating u paid 5 digits sum of Cash? U nid a small carrier for tad sum of notes man... (can feel floating while walking wif tad sum of notes man... kekekeke) Well, we can't blame laymans... Every1 also got its own point views too.. I apologise for making some harsh comments, but sometimes of gd will, contractors will offer extra services like assisting in purchasing of other building materials. If they misuse or cheat ur money, then they r worth tad sum only. Others no need talk liao... There r plenty of hungry scamming contractors out there, jus beware n take precautions wisely... Contractors ain't always right, so do the laymans... We r humans also ma, sure got make mistakes de... notin is perfect... (*&%^%$#$@#$&^ those lousy contractors! Spoilt market only!) Peace, No War!
