  2. Hi gimz, thanks. I think I get the picture now. As I do not have the cash in disposal now even though my resale gain can fully cover the next BTO after the sale. I have to apply HLE for the BTO to pull the transaction through.
  3. Thanks rat, so what you mean is that if I have not disposed my resale before BTO, I still need to apply HLE even though I have enough CPF+cash for the BTO after the sale thereafter. If I have sold off my resale and wait for the arrival of BTO, I no need to apply HLE.

  5. Hi all, need some answers for the above. I have a 3rm NG resale mid-flr, estimated selling price around my flat is $325k to $385k. (Based on the transacted price in HDB URL). If I were to be selected for a 4rm BTO (approx $280k), and I wish to pay in full for this BTO. How do I go about it? Do I still need a HLE before signing the BTO purchase option? Just to sidetrack abit, if the ceiling of the my bathroom found cracked and bulging, who can I approach? Thanks.
  6. Nayli07, I guess most of the methods as mentioned do you some relief, but can't eliminate all eggs if there is presence in your car. Firstly if you have successfully removed the food source, the roaches will likely find somewhere else to go.
  7. The damage has been done. Your parents got to sell off this unit and relocate, if they do not want to be harassed. Sooner or later all your neighbors will know someone from your unit owe loanshark $$$. Your bro can hide, but can't run away from them one. Unless he run to other countries and start his new life. If he happen to get caught by them here, good the luck. My frd owe ah long 3 yrs, and still running from them because he is on their alert list.
  8. In civil service, if he/she is charged in court and fine more the $2000, he/she is liable to be discharged from his/her service. My frd was discharged from civil service for possessions of explicit materials. He was fined $3000. As for civil servant owing debts (bank, personal etc), he/she has to make an annual declaration of indebtedness or non—indebtedness, furthermore he has to inform to his/her superior if he/she is financially embarrassed or served with bankruptcy proceedings. If he choose not to reveal his finance standing, nothing can be done.
  9. Nope, this is not acceptable to me. In the first two year of renting with the tenant, he often delay in paying the rent 1-2 days, 3 days the max delay. Or going back to his hometown before the rental date and return few days after the rental date. So I asked him when is his payday, which is fixed. So we drafted a new tenancy agreement on his payday, and also to pay me the rent before he leave overseas for work or others, and not after. This solve the problem.
  10. Just curious here. What if you have ascertained that the seller is an undischarged bankrupt? You won't be buying from him? Cancel the OTP? What I am trying to bring across is that a sale between an undischarged bankrupt seller and a buyer is just like any normal buy-sell transaction. He is entitled to sell unless he is a SPR who is required approval from IPTO. An undischarged bankrupt may have good records by paying monthly installments to IPTO, no owe loansharks $$$. Not all undischarged bankrupt are dishonest and "smelly" like what thread-starter Spaceboy has encountered, which is a sad case for any buyer. Any normal looking seller may conceal his status of owing to loansharks to hinder the selling process. I have a neighbour who has already attended the first appointment last month, and owe loanshark $$$. The runners splashed painted onto mine and another unit few doors away. I still thinking whether should I tell the prospective buying before the 2nd appointment abt this or not.
  11. No need to waste money on that, threadstarter just bring the relevant documents and proof down (police report) to IPTO and lodge a complaint to the undischarged seller, she's a dead meat. She will be charge by the OA in high court.

  14. $423K? Valuation goes up again? Just last year, one nearby my parents unit is selling @ $380k. Woah.... den my parents should have reconsidered to sell and buy one studio flat or stay with me. At least they keep this profits for their retirement. They bought @ 80k.
  15. No wonder my frd got problem in selling his 2 AMK 3rm resale HDB. Initially asking 30k COV, now reduce to 10k COV also no ppl come for viewing. Due to the recent new BTO launches and more to come, I guess more potential buyers all adopt a wait-and-see tactic. But this doesn't mean that the resale prices will drop drastically. Valuation will continue to go up, but COV to soften and drop abit. Buyers will have "more say" during the negotiation. Overall the sellers still can earn some profits, depending whether they satisfied with low/no COV or not.
  16. Agreed, chronograph. Will have to install additional power points/lighting points around the house. Built-in cabinets (kitchen) and wardrobe (master-bed room), extra windrow grills and painting will be my on to-do list.
  17. Thanks blue_skies for replying. In fact I have redrafted a new agreement after the expiry to "cover ourselves". I passed it to him to go thru' it and signed, before I signed, so that he can get it stamped at IRAS. But he has not returned it back to me since. Nothing serious happen, just that my wife is finding fault with his "cleanliness" problem, plus he has been delaying in payment 2-3 days after the due date, which we disliked.

  21. Hi bepgof, these recent new measures also got me confused. If let's say my BTO's Estimated Completion Date is 1Q 2014, Estimated Delivery Possession Date (EDPD) is 31 Mar 2015. So put it simply EDPD is the date of collection of keys? If I have an existing resale flat, by law when must I sell my resale flat? Thanks.
