  1. hi all, need your help on some recommendations on good contractors or id firms. i was recommended kok and perline before. did not use them as straight after meeting them started toying the idea of moving house. i find his prices quite compeitive but if i want nice designs but his designs are quite down to earth which i hope for some renovations. i moved into a interterrace 4yrs back and enagage a contractor and designed my own place. it was a failure, cost out run my budgets cause we add this minus that. when minus, the cost cheaper by a bit but add up quite a bit. worse part the contractor quarrel with his sub con and end product not very good. most importantly no one in my house is creative or have a taste for beauty. so the place kind of lack character and style. so commented my room looks like a whore house!!! however, my friends who have enagage ids for their place was a total disaster too. same thing and always take the contract out to show my friends. anything extra cost alot. basically we bought a small detach house, 3 storey with built up of 6000sf. no kitchen and wardrode as owner did not install them since he decided against staying in each after he started building. hee... after downpayment we are like super tight so our budget for furnishing and furnitures are to be kept to max 100k. furnitures around 50k. so my designs i hope to keep to 30k to 40k. 20k for contigency. what is needed, 1) lighting points designing, i intend to use led for the whole place and crystal chandeliers which i will get from china more for effects plus installations. 2) landscaping design. like plants along driveway and small grass patch about 150sf. 3) open kitchen design with island top and glass panels to seal it up if heavy cooking is needed 4) fill up area of about 300 sf of about 1m height 5) wardrodes for 5 rooms. 6) minor plunbimg works like installing taps / minor handy man works may sound alot but frankly, it think one the kitchen as the rest are quite minor stuffs 1) is there any interior designers whom are provided space planning, designs, landscaping advice while i engage kok to be my contractor? what is the cost of his design? 2) any good id firms whom are not very ex and are good with designs. not those whom always just take a standard design and give it to u. most importantly not calculative like small things also charge. fair pricing. the problem is we want a baroque style concept. as i think its great and the design will not go out of date, this house is meant to house us for the rest of our lives. but we are also a chinese family and an alter is deifnately a must in our house, it also have to need to look at the front door according to my father. any kind advice needed. btw, i know my budget a bit tight but i kind of over commit out of rash so really lan lan. current place still marketing so no proceeds to assist us.
  2. hi colins. you do advisory and installation? whats the cost? i am thinking of doing up my whole place led about 6000 sf and a long drive of 1300sf. but my budget very tied. as cheap as possible.

  4. sorry my comments may sound baseless and crude, but i forsee a new trend coming. condos that operates like a hotel with services such as laundry and catering services. so development may just simply build a hotel like condo, say 200sf each, fully furnished with hotel services, daily cleaning and catering. 3000psf, will only cost you 600k with monthly installment around 1.5k pm. still cheaper than hotel stay right? den the best part is, once mcst is formed, you will start to pay hugh sinking to maintain the services cause they wash hand liao.
  5. if the government dont sell state land for so much, all these would not have happened. public housing being the basic needs is already so ex. how can we blame the soaring price of private. generally foriegn buyers/ investors dont like shoebox units as they are psf sensitive. the buyers are mainly singaporeans first timers. as the quantum is affortable despite high psf. ppl who complained are actually the buyers and the drivers. my god!!! anyway all these reports are useless, they are never correct. its always the opposite but their pay is the highest. in fact i felt that sg property should be allowed to grow at its own pace. when hk property drop, within months they bounce up agian as 70 t 80% of them dont own private property and they are dying to go in when the prices drop abit. which exceptions during sars hdb owners shouldnot aim at making a profit from the sale of their properties. this cov thing is pushing the prices up. government should not aim to make a good profit in their land tender as well. as this will push up the prices btos are selling. if you want to make a profit, you should not expect private housing to be cheap for you to grab. if rectification is needed, rectify it from the roots and not from the top, gov is just wasting time and money. so my point of view is, if the government dont give cheap housing, they cant control the pricing despite all the society harming polices they come out with. in fact we need foreign talent, foreign money and everything foreign. if you lose your job to foreign talent, den too bad, you need to value add and not complain. if one day, the foreigners leaves us, we are all dead meat. we are a small country, we are like an agent to the bigger countries and we need to maintain/improve our population density to sustian. so in short, i think private still can buy but with caution, these shoebox units are still within reach and will continue to thrive. 2013 will be the yr of 300 sf units. bear in mind a standard hotel room is about 250sf. so there is still room for studios to go smaller. but of course if can afford, buy land. be it 99 or freehold. one thing i dont understand. ppl 99yrs hdb and condo aka 99yr air space can buy, 99yrs land that you cannnot.
  6. if you need a construction loan, i strongly recommend that you use a proper architec or contructors. try not to go for those turn keys id/design firms. as during disbursement, we need architects certification for each type of disbursement. if you use a id firm, they are not willing to provide as that will reveal their mark up differences. this will jam up the whole process and become a nightmare for you. no offence to id firms but this is what i wish to share. btw, always bargin hard with the contractor. cuase i know of cases when mark up differences are paid to the referrer which at times may be the architec. can be 20 to 30% of total cost. didnot mean to break ppl rice bowl but to be share of what i know.

  11. hi all, i been thinking of getting some furnitures from foshan. anyone have bad experience there? any lobang with freight? cause the old thread seems to have died down. i was thinking of getting french/baroque style furniture. since i was planning to design my new place totally baroque style so i need quite a lot of furnitures. sg very little options and dont really look grand. i ssurf alibaba and tabao. seemly the price is acceptable but not cheap either. eg 100 usd for a candelier instead of 500 which i paid in sg for my current place. dont mind filling up the place with crystal lights and freanch furnitures.

  13. the roof can install a kitchen due to gfa issues. even if possible, to pull the pipes and wiring, it will cost a bomb. what project is this? the rooms looks small. i would hack the mbr wall and open up the area.
