  1. 2.6% is charged toward "outstanding loan principal". Wise to use OA to reduce this "outstanding loan principal" as less as possible.
  2. Bro, nice to see u here agin. Haven't sold your & I haven't redeemed my loan, same same. Just called up PKWA this morning to make full redemption, wow, legal fee $600. Europe, US, middle East... big issue will just happen anytime. The west now comes to east. Personally feel, not worth to buy resale pte now. Unless those ulu ulu areas with FH. But new pte's psf price also high leh.

High inflation rate with low interest, "property" become a target for money. Big shots like Soros already started "dumping" Gold. SGD getting stronger vs Euro USD. RMB sets to be 3rd global currenency, etc etc. Must always pull the "antenna" long long, eye big big, brain think fast fast, hands & legs act quick quick, very tired indeed.

  9. If the loan is with HDB, the change of ownership would be much easier. Of course, HDB will charge the co-owner some fee. Go to my HDB page by singpass login and ask HDB directly abt the procedures & the est cost. "Buying" always involve stamp fee and legal fee. Will PM you the lawyer firm and contact details.

Price of "public" residential property is quite a complex issue, not as easy as Abc or 123 as it looks superficially. 1. Demand/supply issue already make the gov blur blur. 1.1 One department open gate big big let "external" thirsty ppls in. Another deparment asks "internal" ppls who feel thirsty to register in the list first, then tendering out for contractors to "dig wells" - wells digging take 3-4 years, digging half way all die of thirst liao. Actually not all die: 1.1.1 Those "tabolah tahan" for the thirst look for existing wells. Those "external" ppls also look for existing wells, so.....Only those waiting for the "new wells" - cry father & cry mother. Everybody needs "water" to survive, those at upper hand make MONEY, those at lower hand make NOISE. Who caused such?, you know I know. 2. Global economic 2.1 Actually only asia econ is booming. QE1, QE2 effects, low interest rates......everybody "chiong" for property to keep the "money" worth its value. Keep $$$ in banks for 0.5% pa interest? To put in plain, everybody(esp those at upper hand) see property(public + pte) is the best "investment lobang" under such situations. 3. Function of "Visible hand" 3.1 The "visible hand" has "stirred" the "free market" 4 times or 5 times?, intended to keep the temperature down by changing the "rules of the game". 3.2 Same time, "visible hand" starts working hard "digging different kind of wells" and roll out many fresh leased lands. I expect in late 2012 to early 2013, the resident population will see the "water" start flooding, hopefully by then the interest remains low, otherwise, some will get "drown". Can't find the clear definition of "1st timer" from HDB web(may be I not hard working enough), according to my understanding, the "1st timers" are those who receive "grants" from hdb, in the resale mkt purchases , and, who received the "subsidised" flats - 1st hand flat from hdb directly. If you & your spouse have no "eligibility" issue, then the answers to: 1. Yes, once apply, hdb will know if you are "1st timer". 2. To my understanding, yes.Unless have some hidden agenda. 3.   12. Bro, These have been well defined by HDB: rooms sublet, whole flat sublet. Just key in the questions: http://askhdb.hdb.gov.sg/ifaq.asp Only TA signed & stamped (letting IRAS know), landlord needs paying tax. Locked one room, landlord stays somewhere sure TA signed but not stamped, not to mention paying tax! Rules of subletting in pty property are more "loosed", esp those "unsold" units but tenanted out by developers. Can check with URA, BCA, SLA. They like to play pinball game.
  13. Why? 1. Most Singaporeans are cpf rich and cash poor. Should ask WHAT caused the young ones to "compete" in resale market? Everybody knows "to spend with one's means", except those of unsound mind.. The Cash-Over-Valuation system has directly driven up the selling price. Know what Mah Bow Tan "thought" about COV system: "Buyers should not be held hostage by sellers who wanted a high COV and to "shop around and get the best deal". Solid right? Wish all happy shopping!. Remark: Basically all PRs are "talented" and cash rich, otherwise foreigne affairs would not have granted them the status.
  14. Valuation report serves only as a "yardstick" to the "worth" of the property, and technically speaking, this report is to facilitate the arrangement/application of mortgage loan. No more and no less. For private resale, valuation report is mostly done by BUYERS after the SELLING price has been negotiated and agreed upon between seller & buyer. Only the buyer concerned know the "COV" he has paid for after he receives the report. To my understanding till this point of time, the valuers assigned by banks, very "funny", always put the valuation price very close to the agreed selling price. Not too sure if those valuers assigned by HDB, while doing valuation, refer to the past "valuation price" or "selling price" of the nearby properties. Look to me more like based on "selling price". Khaw Boon Wan may, at any time, instruct to: 1. Current valuation based on "past valuations", not past "selling price".??? 2. HDB to follow pte's current practise = buyer, seller negotiate price, sign black & white, then do valuation. Possible? Good?

Expect someones to continue on this but none after 16 days, so I continue, enjoy reading: Earth self rotate ccw(look from top of north pt)and at same time advances along the fixed orbit in pane with the sun. Therefore, prefer to build houses with main doors facing South, windows at east/west/south/north, while "back door" facing north. As well as "protection" aginst harmful beings attack from back. -Front door for normal in/out and visitors receiving. Therefore, the "front yard" prefer to be looked big and "grand". -When sun rise/set, heat & light ray effect only at sides of house. No front or back. - From Oct to Feb, most of the time wind blow in N or NE directions, and the air is "cold" in nature. With "backdoor" closed and E windows closed, no N or NE blowing winds would enter the house. When there is a pressure difference, there will be a wind flow. The flow will always find its "shortest path" to complete the "neutralisation". This is the same as the electrons flow. Having written so much, are these too much( I already "summarised" in shortest & most simple to understand language)? In main door vs windows situation, once main door is open, if there is any pressure difference, wind will flow between door & windows. So, come ppls prefer to build petitions here & there to form a zig zap "path". If the "path" is short and direct, the wind come & go, without "chance" to blow to other parts of the house, that's all. Privacy & protestion are another issue, should not discuss here, got it?

  17. This is an issue of ownership transfer(with HDB)with existing bank loan(yr name only). Assume now spouse's eligibility cleared. If I were you, I would write a letter or email to the bank with following main pts: - Existing loan reference no. - Intention to include spouse as "co-owner" in "joint Tenancy" ownership scheme, mention eligibility cleared. - Intention to do re-finance with same bank after lock in, new loan to include spouse's name. - Ask for bank's "letter of option" with a validity period, to facilitate ownership transfer at HDB. - After transfer done, sign a new loan(re-finance)..... Look simple, but quite complicated in procedures. After change, HDB will inform SLA, SLA will inform IRAS, IRAS will send letter to you abt the change & property tax issue. These involve lawyer's "brain juice" & U would need to pay $.... Or look for the lawyer firm who handled your bank loan initially.   18. Do not get mixed up with 1+1 = 2. If loan % go up as high as 5.1%, I'm sure MBT would have been remained as the minister for MND. Next, I supposed you are young, either don't feel the cpf issues at doorstep or completely not aware of cpf's various rules - Valuation Limit - Minimum sum scheme - Retirement account "created automatically" when one reaches 55. - Age 55 - Age 65 etc, etc I feel these issues already right in front of my "doorstep" thought I'm only 47 this year. Assuming you have outstanding loan of 200K(say loan tenture 10yr @ 2.6%)and yr OA has 200K & you also have 200K on hand. What will you do? All are welcome to take part.
  19. I think the pt 3 in yr 1st post makes some sense. Image the situation whereby the present loan mortgage is serviced by "sole owner"=you only and HDB makes amendment to accept yr spouse as "co-owner", ie "joint tenancy"(50%-50%), and due to some unforseen circumstance you cannot service the loan, what action the bank would take against you & what happen to the flat & your spouse? Apply court order to declare you as bankruptcy and repossess the flat?, but now spouse got 50% share! Be reminded that, all "co-owners" are responsible for the loan mortgage whether in joint tenancy or tenancy in common. This is a ownership change vs mortgage loan, quite complicated. This will bring about property tax and personal income tax issues as well. Hope u let us know the outcome/steps.
  20. Logical steps will be: 1. Ascertain spouse's eligibility "co-owner". Read HDB's web. 2. Go to HDB branch to to fill up form to include her as "co-owner" under "joint tenancy" ownership scheme. "Tenancy in common" is more complicated need to declare % of share to be held......need legal advise. 3. Remain present bankloan first, till "co-owner" added. And lock-in expires. 4. Do refinance and add both's names in the loan as u deem fit. To include another "mortgatee" into an existing loan mortgage package is not as simple as what layman sees. Besides many terms & conditions would be affected, the earning power of the "new mortgagee" and its proof of such (IR8A, pay slip....)are of major issue. To change "term and conditions" of loan package, need to pay legal fee. So, with all these taking into consideration, best to include spouse's name in next "new loan mortgage package". HDB is the "landlord", "owners of flat" are leasees, irregardless mortgage loan whether from banks or HDB. The "ownership change" has to be done at the HDB and it does have some bearings on existing bank loan, depending on the terms & conditions in the package. Use singpass, log on to HDB, ask for clarifications (get black & white) Once "co-owner" is sucessfully included under "Joint Tenancy ownership. Her share of the property would be immediately the same as your, thought she did not pay a cent. The change is called "without monetary consideration" or her share is "as a gift" from you.

  22. Yishun & woodland have many "Jumble" flats, why? Because, once upon a time, there were too many 3rm flats built but no body wanted, so HDB came with a formular: 3+3 = 1. Bedok has some too, with 2 main doors but 1 unit #..... can goes as "big" as 172sqm. In term of location/convenience, I believed all these "Jumbo" flats are "out".
  23. I've been to many town councils to book out the "padlock key" to rooftop access. You know what, sometime: - gave me wrong key, "spring" me to make one round again. - correct key buy lock spoilt. Called & wait....one day gone. - lock so rusty, have to take own pocket $ to buy WD40 and spray.... - a few "same" key, when climb up the cat-ladder, the "lock" missing...someone is WIP on rooftop. Lucky, police so far did not call me. HDB's rooftop watertanks, surrounded by cemented structure, all quite tall, need cat-ladder to "hook" on the edge to climb to the top. The way the reporter wrote as if she/he was on the spot witnessed the crime taking place.
