What clever boy said is absolutely "correct"-better buy 100%. I took some $460k bankloan & bought HPS from CPF, few months later, paid bank a "huge sum", outstanding loan now abt $81k but still within lockin. CPFB refunded us some $ . She was grumbling abt the cpf accts printout with all the figures being so "messy". She must keep things nice nice, see bank accts got in no out type le...I only try to agar agar the "consolidated" figures, not that interested to see the long printout. -

Don't feel offended, i'm half joked. Picking a date to start certain event, in fact, 讲破不值钱, WHAT really important is to apply the principles of 天时,地利 and 人和, relating to that event. Nothing more and nothing less. Let me give some examples: Wedding date - The "2 become 1" event is really a bless one? No objection from either party? Solve that first before preparing "2 become 1".Timing & people. - Maximum # of invited can turn out to give blessing? Convienent for them?Timing, place & ppl. - Dinner/lunch place, indoor/outdoor, weather........ - Choose a wedding style/dinner place etc, suit yr budget...no quarrel after that. - Sat or Sun can "settle" convieniency issue. Early bird eat worms. A good planning is half the success...... so & so.... Look like you next half is wiser than you on this issue. Simply he has confidence, need no "external advisers who does not know the arrangement details" which may ruin the plan. Moving date: -A lot or little to move? You want a fsm to tell you can start only after 12pm whereby you have a lot to move? - Lot of pre-arrangement to be made actually, before actual moving date, pre-arrangement dates must be picked by fsm??Siao liao! - Good to start early (unlike Malay prefer night)morning, logic-early start early finish. - Standby plan for raining day. - Standy by some muscular guys around is better.. Sound simple hor?Planning is the key to get a good "date". -

If yr is hdb loan, go direct to hdb branch. May need lawyer for yr hb to declare transfer his existing share as "love gift". Bankloan more complex, basically the same principle, very likely need to pay some "token fee" to lawyer for processing. -

Don't quite understand yr query, though I can read and understand each characters. Refer to Valuation Limit & Withdrawal Limit? Withdraw Limit = total cpf amount which member can use to pay towards house. 1st pty: WL=120% of VL 2nd pty: WL = 100% of VL If you are holding NOW only one property and has not reached 55, need not to so worry about the minimum sum issue. If you reach 55 and still paying loan and having (OA+SA+CPFIS<prevailing MS amount), may need to So worry abt, you can add the pledge amount as part of the MS amount. CPFB will "pledge" for memebers who reaches 55. If this pledge amount= (used cpf + accrued int), + existing amount in (OA+SA+CPFIS) < prevailing MS amount, then you have to pay loan by CASH, no more cpf. MS sceheme encourages cpf members to buy HOUSES while young, sort of penalise older members with little cpf amount.

Thanks to all i/ps. Spent 3hrs last night surfed cpf/hdb webs. Now understand MMS. Summarry as follow: 1. MMS applies to cpf member with 2 or more properties. 1-property-only holder needs no worry. 2. At age 55, rule requires members(who reach 55, yet still serving loan and has insufficient prevailing MS amount in OA+OS+CPFIS),are to pledge MMS against either 1st or 2nd pty , or pledging will be done automatically to the one cpf has been used on more. Purpose? is to "lock the prevailing ms" (prevailing mkt mean value) to return to member's OA in case member sells this pty upon 55 or above. 3. Topup can be done from member to member, but to receipent's SA acct only, to help "love ones" reach prevailing MS amount

Bro, I hereby confirmed with you that BUYER pays no comm to any agent, whether walk in himself or by his agent, for pte resale property deal. This is the present norm, down the road till Oct 2010, should be remained the same. After that time, I think, MBT already got the answer, we're still in the dark.

Many thanks to all, still catch no ball. Few days ago, log on cpf, confused about the "pledgd" stuff. Can choose to pledge against either 1st or 2nd property. I have so far did not pledge any. My real concern is: 1. After pledging(against 1st property)(have more than 61.5k used in 1st property), does it mean I can use ALL existing balance in OA to pay for 2nd property? 2. If I pledge next yr after 1/7/2011, meaning more than 61.5k, loogi right? 3. When can start pledging? Pledging is better than no pledging and pledge as early as possible to "lock" the MS seem better 4. If don't pledge, meaning that must set aside 61.5k (OA+SA+CPFIS)(actually SA already more than61.5k)the remaining balance in OA can then be use for 2nd property? Like that also loogi, wife has not as "solid" as me, so pledge now better right? The 2 pledging tables in the web quite confusing. Look like need to send cpf an enquiry.

I prefer deal with "rude" ppl and more wary against "courteous" ppl le. MMS quite chiem, I catch only half the ball, hope forumers can pass me another half of the ball: at same time hope u catch the whole ball as well: 1. 1st property, OA(wife) used 150k., OA(me) used 255k. Outstanding load = 81K Present OA(wife = 70k, me = 90k) Q: If I "pledge" 50% (61.5k) which I used up in 1st proty, and wife pledge also 50%(61.5k). Does it mean we can use whatever balance in OA for the purchase of 2nd property? Or still need to set aside 20K in each of our OA for "retirement", or how does this 20K rule apply? Q: If not "pledged" against 1st property, how does this mms effect to the 2nd property? Xia Xia.

I like to "hint" instead of "pok" directly, to queries, seem no link, but go and think ,of the whole process you have gone through. Done it, regretted, thought it could have been done more towards your interest by RIGHTS, but worry this & that, and wanted to prepare a "shield" by LEGAL RECOURSE for just in case, so asked for opinions, inputs in, seem you "reiterate" "negative inputs by putting up a shield. Black horse=nobody bids, cos cannot win Red horse = everybody bids, "sure" win Lately, have a few "sizable" condo built there- surprisingly super high demand. Likely GL will be develped into a 24hr spot, some more quite near to town area. Bankers now "wake up" already, more willing to lent money to buyers there, we shall see. -

Indeed, quite small, imagine 850sqf to have 2+1S!. Showroom there quite misleading - study rm/kitchen supposed to have slding door. Concrete wall at study rm, not glass panel, kitchen with 3-1 induction cooker, no more gas-stove....Bed big or not not important to me, I can sleep anywhere. If I want to get one with TOP soon, I'll have got a resale & rent it out already, to start $ rolling. Last yr just bought the resale hdb5rm,31yr old, 90k reno, end dec this yr then 1 yr. Few reasons to strike now at later TOP: 1. My hands itchy, cannot keep cash, always go stk mkt in/out, wife worries I one day ran into one big tiger on top of mountain and cannot come home , wants to "tie" cash down to "somewhere" to grow "fast" yet safer. She has been loving to have "F/H" experience, let her lor. Few yr back, already let her tasted L99. And she missed hdb5rm, now wants F/H. I very chiam. 2. Study TK and nearby months ago liao. Personally, I prefer home without "blockage" at L,R,F,B, especially D15, can't build tall building, max 4~6 storey, difficult to find le. TG's land is at main rd corner, got "space to breadth", no cramp feeling. Koon Seng rd is busy cos of girls' school and conjected, especially "out" to still rd. The front is west facing, got evening sun + traffic noise + facing malacca hotel, a no no to me. Serennia ?? Cannot lah, T junction, the road "Lor Nangka" head-on into the condo, ppl inside there sure "die" sooner or later, no surprise the price there "can bargain somemore" -ppl don't want to "die" mah. 3. Now, low interest, effects of 2IRS and the population on the rise, can't wait further already lah, chiong yah! Anyway, The crab home now moved to where? -
