He can buy over facebook with cash over the table! IBM is another cash rich. Ascendas REIT just announced acq 4 science park properties from Ascendas Land, for S$183mil. Yet to decide to raise fund through debt by borrowing or via equity through share issue. But for sure, its share price will drop after this announcement. WHAT to buy for investment is an investment ddecision. Where to get the fund to buy for such is the financing decision. To issue divident or not for the stakholders is the dividend decision. Corporate Finance Chief everyday are bothered by these 3 decisions. I have asked myself to put how much in stock mkt to "lend" to these corporations-financing decision. I also faced WHAT stocks to buy for best return- investment decision. Where and how I spend the "profit" from these investments is the dividend decision. So I can be a Corporate Finance Chief liao, correct?

I would rather suggest u to stay a night there with just cardboard, perhaps with a thermoflash of black coffee, to mark the event of owning a house of your own as such become life memorable, esp after some years when you look back. Allow the feeling plants deep in yr heart. I have done that thrice, fourth will be sometime in mid 2014. Throwing fruit/rice/coins/notes-you have plenty of chances, not important nor urgent or hurry. -

Mortgage loan is a "term loan" as well as an "ordinary annuity" in term of finance. There are always more than meeting an eye for any mortgage loans and the ways the interests are pegged. If the mkt trend loan is heading "north east", 1-month will be more expensive the 3-month. If mkt loan trend heading "south east", then 1-month is obviously more advantangeous than the 3-month, so on and so forth. Bear in mind that if you are using cpf to pay either part or full of the monthly instalment, bank will send you practically EVRYMONTH (except HSBC's present "fix" 12 months for 1-mon sibor package)abt the int change and of course you need to inform cpf accordingly... Likewise for 3-month sibor, bank will send u every 3 months on int revision...... It is like restaurant & kitchen. Restaurants look very nice upfront, however, when you walk into the kitchen,..... So, remember to read the FINE PRINT (kitchen)! -

Cost of equity(Ke)=the cost of using own money to do certain investment. Cost of debt(Ki)= the cost of using "borrowed" money to do certain investment. When mkt is cash-rich, ie cost of interest is low, wiser to use "borrowed" money to do investment instead of using own $. Ki presently hovering around 4-5%, Ke ~ 8-12% in Asia mkt. This is although academic but also a practical "concept" or "picture" that FM for big corporation must have, and the projection is always in the range of 5-10yr, as well as to consider "own" working capital amount and the projection of net incoming and outgoing cash flow within the 5-10yrs. To a smaller scale to an individual(say an employee)who knows his existing "working capital" (saving), annual earning(pa inflow) and outflow (expenses,pa)for the 5-10yrs range, so enable him to consider certain investment. Without doubt, this involves certain amount of uncertainty(risks), but, this is the one & only "conservative" and "done the home work" "skill" to do an investment in the long run. That is the fundamental reason/cause that why youngsters fail their "business", without a proper "big" picture in mind with support of certain calculations (cash flow in & out, working capital....)Just my "certain years" of experience through handon, study and observation. Discussion welcome.

"Levy" is a form of "penalty" impose on someone for somethings which are deemed discouraged from doing. In this case, I believed, it is the sum that to be paid by the seller for "breaching" something, could be by delaying payment to upgrading fee, or by trying through a onw-way perception to pass the upgrading fee to the buyer.

Sow a thought, reap an action. Sow an action, reap a habit. Sow a habit, reap a destiny. Our daily behaviour(actions = results of decisions making, incl conciouse and subconscious)governed by thoughts(value system). Repeating the same actions(eg, hack care attitude toward things) become a habit. Once habit formed, one will land there and the destiny is there. Anything to do with "flat is not ideal for marriage"? Then what constitues to "an ideal flat for marriage"? -
Academically, gov bonds are "risk free". This claim is based on assumption that gov would "keep its word". But in actual fact?? Look at Greece and Italy (rose to 14%), why investors hesitant to buy?. Even Germany just "managed" to sold finished selling bonds. SG govt issue bonds to raise $, because she finds it is cheaper this way then to use her own $(Ki, Ke issue) When in FC, "own $" is the cheapest source of fund. This is the same for the Sing Power(cash cow) who issued bonds. In very actual fact, the true risk free rr is the $ in cpf's special account(4%).

I have been waiting for forumers to correct the "error" in my previous statement of "dragon stays for 384 days"...Seem no one interested?? or "don't know"?? Let me correct it : There is an conceptual error is my previous post that the dragon will stay for "384 days". Actually, each of the 12 animals have fair chance, each stays on this planet for 365.26 days ONLY( start of this lichun to the next start of lichun = 365.26 days), no more and no less. However, because of the "nian concept" - moon cycle is the "culprit", commoners used to think that animal "exchange duty" on cny, and if this the case, then the dragon will "stay" for 384 days liao. Got my point?

As long as the seller meet selling criteriors, transaction will be processed as per normal. Whether the court order to be given, before or in progress of the 2nd appt, transaction would still carry on as per normal. $ still goes into respective party's cpf account, if any. The cash portion(buyer issues money order to hdb, hdb issues check/money order?? to seller) The complicated part is one of the selling parties refuses to sign paper during 1st appt. Good luck. -
Water dragon so what, if you know more, share share le. I share what I know: Dragon is a creature created by chinese. 1/4 population in the world are chinese. Let the dragon roars and soars. Be proud, ride and dance with it man! This dragon will roars and soars for 384 days !(29.5 x 13 = 383.5 days)instead of typical 354 days (29.5 x 12). Chinese calender is wonderful, it tracks moon movement w.r.t earth(nian concept, full moon(初十五), new month(初一)), and earth movement w.r.t sun(solar or Jie qi concept). In chinese culture, Jie qi determines the "arrival" and "departure" of 12 animals, not the "nian". Believed many fs fans are not even aware of this fundamental fact! One moon cycle (moon rotate earth one round)= 29.5 days (so chinese lunar MONTH tries to follow as closest as possible to this), that is why got small and big month, which I have explained before. One earth cycle(earth rotate sun one round)= 365.26 days.= tropical year = one complete 24 jie qi. Since 12 months are about 11 days(365.26-354)shorter than the tropical year, a leap month (intercalary month) is inserted about every third year to keep the calendar in tune with the seasons. This makes the cny sometimes to appear before and after the lichun(立春)-The beginning of the Spring! Only at the Beginning of Spring, the animals "exchange duty". Hope no one commends that I "grumpy", or my statements are "one-sided".

" He who kneels before God can stand up before everyone" and so forth. These statements are one sided view, right?. What about this: "The sun will rise from the east tomorrow"?

One does not get the point does not mean the point itself did not address to a particular query or question. "Exposed" balconies subject to sunlight/rain/wind. Sunlight(UV light) and rain(acid) kill/fade all materials(esp those of natural types)in no time, 6 months~2 yrs. Once I stayed in Baywater, blk 810, 13th fl, balcony faced PIE, for 3yrs+. The exposed bal subjects to sun/rain/wind. The bal comes in semi-shape with planter and a guiding rail, total area "as big as" some 90sf-one of the reasons makeup my purchase. Tot, I installed NOTHING, not to block the panoramic view (that make ppls to have bal, I supposed). I planted all sorts of miniture fruit trees and flowering plants in the planters -they enjoyed the sunlight/rain/wind. I put only one wooden rocking chair there, we sat on the floor, beside enjoying the view but also the wind, esp at nights.

Don't expect everyone is a critical thinker, esp.those....xxxx. Presenting real-life happenings become "grumpy". The rich unnecessary speaks LOUDLY. On the contrary, it is the poor who go on demonstrations, industral strikes and so forth...which speak LOUDER. But, in term of effectiveness and efficiency, does "loud voice" help? In wet market, he who speaks louder get thing done first and fast, applies. But not in an office setting, remember hor.

Grille is allowed(Baywater). Within grille, you can install anything to your likes. Anyway, putting grille over balcony is like buying an expensive branded and sophisicated camera but using only the basic functions. That is, $ is paid to something which you do not "enjoy". Of course, this is a "life-style" choice decision making model, to each his own. In making asset purchasing decisions, I always use the principle of "swear" and "stretch" my $, esp residential property.

Saving = 0.8%, HSBC premier We are to calculate the future value(at end of 1 year) of the initial capital of 250,000 FD PV=250,000 FV=??? r=0.9%= 0.009 n=1 FV1=PV(1+r) to power of n =250,000(1.009) power of 1 =252,250 2,250 is the interest or opportunity cost, or sometime can also called as cost of capital. Saving (compounding monthly= (interest+principal)at end of each month PV=250,000 FV=??? r=0.8%/12 = 0.000667 n=12 FV1=250,000(1+0.000667)to power of 12 =252,008 2,008 is the interest.... Difference = 2250-2008 = $242 What happen if we put the respective amounts in respective act for another 1 yr, given interest rates remain unchange. FD FV=250,0000(1.009)to power of 2 (because of 2 years) = 254,520.3 Saving FV=250,00(1+0.000667) to power of 24 = 254,032.5 Difference = 4520.3-4032.5= 488 = 242 x 2 So, which acct yield better? By how much? Risk of respective accounts?....All these are "decision making" inputs. I raise the above real-life example because someone mentions it is "academic", true enough, as mkt is volatile. However, we need some basic "know how" in order to make sound decisions, not "anyhow hamtan". During GFC in 2008, banks "switched off the taps", ended costs of borrowing(Ki) being shotup, cost of equity(Ke) become cheaper source of fund. After QE1, QE2, paper $ flooded the mkt and the taps switched on again, Nominal Interest Rates goes down, cost of borrowing become cheaper in relative to "own money" or "equity". I will later touch on "annuities" which are "practical" in real life, like those home loan mortgages,.....
