  1. yah, that's what i am thinking also. add 2 more lights at the 2 shorted ends. my kitchen ceiling is also lower. hmm... maybe dun put hanging light, just add the other 2 downlights and then maybe buy a floor lamp to light up the area between the dining and kitchen entrance. thanks for the suggestion. but the ceiling at the front of the living room is quite low, we don't think we want to do false ceiling at the whole living room and make the whole ceiling too low. also already busted our budget, so try to find some solutions to our existing plan. actually thought of doing a false ceiling to half of the living room ceiling but don't know how it'll turn out.
  2. need some advise. this is roughly our lighting layout 1) the 4 down lights in my living room L-box, enough illumination? 2) I am planning to put a hanging light above my dinning table. But looking at my diagram, i don't know how to fit it in so that it doesn't look out of place. any advise? thanks.
  3. thanks for the pic. the basin very cute.
  4. normally queen size is enuff but if the 2 of them are of bigger build, then queen might be just nice only. also some pple prefer more space, next time can put baby in the centre. if i have the budget and space, i would have gone for a king size bed but don't have.
  5. will be using queen size bed with king size quilt.
  6. wha.. price like not bad. me almost bought the aussino bamboo quilt but no stock for king size. maybe go take a look.
  7. thank you. yah, maybe we will do that cos FSM says cannot have mirror in the kitchen and living room. So if i put the basin in the kitchen and no mirror abit weird. But move the basin into the common toilet also headache, the toilet so small!!!
  8. this is our confirmed layout. we did note down the beams. thanks for the advise. i've been following your blog and esp the other 3-roomers. thanks for the suggestion. will consider it with my gf again. headache, esp when the reno date is drawing near and so many things to decide.
  9. long time no updates. already collected my keys, met up with a lot more ID/contractors to try to find someone who can fit out budget. now in the process of finalizing the reno quote with a potential reno firm. reno to start 1st week of Dec. have a quick question for you guys. the existing kitchen wall tile is those half-height type. I will be either cement screed it or lay new tiles. Both of which I will hack the existing wall tiles. Would like to find out, can I don't hack the existing kitchen wall tiles that will be hidden behind the new kitchen cabinets? Only hack the existing wall tiles that will be exposed? Thinking of ways to cut some cost. Thanks.
  10. if you use multiple units at the same time and for many hours in a day, inverter is the way to go. of cos if budget permits, inverter is the way to go. i understand it's quieter also.
  11. was at the showroom last weekend. they are having a xmas sale now, 25% off their sofas. but still over my budget, 3 seater local fabric sofa slightly less than $2k after the discount. if you choose italian fabric, the price will be higher. but the designs are nice.
  12. if you want > 46", plasma is the way to go.
  13. hi, nice kitchen. would like to find out from you, what is the material that is used for the black backsplash for the wall above your kitchen cabinet?
  14. from what i understand, over lay of wall tiles, only afraid of popping. for the kitchen floor tiles, only afraid of the waterproofing. but i read quite a lot of pple who overlaid their tiles and no problem. guess depends on the original condition of the tiles.
  15. oh.. then i have no idea liao. try asking the owners? or try asking the hdb officer in charge of your resale case?
  16. maybe the screws for the casement windows need to be changed? better find out. did you engaged an agent? maybe you can ask him to check.
  17. yah, can use this as a reference http://els.nea.gov.sg/mels/aircon.asp
  18. yah.. agree. some pple major overhaul but use cheaper tiles, the price difference when compared to those who do a major overhaul with expensive tiles can be quite alot. so really depends on what you do and what materials u use.
  19. if me, i will choose something more subtle for MBR. but btw 1 and 2, i would go for 2.
  20. icic, thanks for the info. hope all goes well for the remaining part of your reno.
