Again, 小生怕怕... noobsea, from what i understand, if the previous owner has an altar that makes offering to god/deities, even if the hse owner don't do proper relocation ritual, the god/deity will leave the house "quietly" since the new owner doesnt make offering to it anymore. The one that house buyers need to look out for is, the house owners making offerings to ancestors at home. Most ethnic groups in the region keep ancestory tablets at home and make offerings. If the ancestors are not relocated, they take the new house owners as intruders, then there will be problems.

What I hated the most, were those so-called masters that did not know their stuff and yet try to take advantage of the situation to make a profit. Time will heal as we move on. Most important of all, chreish the bonding between your family members after going through thick and thin. Cleansing the house with salt and rice while the being is already inhabited, makes it not conducive for it to stay on. Hence, it may take it as an act of provocation and it may get vengeful. Alternatively, if u find it is very messy to sprinkle salt and rice mix, you can use water soaked with salt and rice, sprinkle it around the house, leave it for a while and mop it dry. Treat it like a regular housekeeping and it is a much smaller mess. Please note: If the house is clearly inhabited with those beings, you can't do this, you are declaring war.
