  1. i think this law have almost done the trick to mintain the HDBprice . people looking for quick profit always tot of the 2nd hdb loan coz no need cash downpayment. COV already so high sumore now the 50% or 25k rule. what is left ?? so it becomes like sell 4 waT? no make money leh. so leceh sumore..now almost all the lobang to make money thru HDB is sealed up. Not evryone makes 100k profit.
  2. I sold my house with a good profit . i was waiting for property to crash badly so i can buy EM at the same price of the 4 room i sold. Never did i expect 50% rule coz i was upgrading. I earn around 8k but i solely depend on the cash profit to pay for COV reno etc etc. pls buy my story
  3. Hi cap All u need to do is call classifieds and put the Ad. I did that way within days evrything done. coz it will reach all the agents website and even direct buyers. the best is to call friday for saturday ad. some buyers are auntie and old skool people who still go thru papers than technology. But b prepared to be swamped by calls..but definetly sucess rate is higher..good luck
  4. yes riczan As i said in yr thread i need school,amenties and walking distance to MRT eventhough i drive( future if no drive) hehe. The seller is worst of now coz he will be renting another apt till price drop on the advice of his kind agent.
  5. dun be surprisd if weeks later 20k still not sold The main mistake many buyers make is to make the kanchiong move as if that is the best house ever, this will initiate drama from the professionals. i told myslf many times not to do it but even the 3rd time i did make the mistake . end up i fall for the drama. agent said 30k close on the phone. he was a co broke agent, i saw the ad on internet and went there myself. upon reaching i saw a couple sittng ther already with 30k offer! i ask agent how, he said i need to up. later the so called couple went down and bring their parents and they looked clinching. this move caught me off guarded thinking wow i hv chalenger for the unit. agent said 35k can close for me as seller good frend to him. i said frim NO. later so call couple offered 40k!! so i said bye2 to agent and later called me again saying seller more keen to sell to me coz i am not doing contra. surprise changover. after much discssion closed at 33k. i did my home work so for me it was still justified. 1 mth later i went to HDB hub agents office and saw the same so called couple in XXX agent t SHIRT!!! FEEL LIKE XXXX but to think i already purchased so i left the matter rest as long i get the home i wanted.so is better to do yr own homework. atleast yr agent drive u here n there.some sweat 4 u la he shed:) mine i drive there and without any sweat 4.5k for the agent i met half and hr ago on the phone, easy money ya regards.

I guess prices really going crazy. but to purchase 3 roomer so old at 450k. better to be cautious. 450k can easily get decent 4 or 5 room clementi jurong east will be wiser choice. buying now 450 with reno to do. 3 yrs MOP breakeven point will be atleast 500plus!! 400k 4 room at henderson crsent, 4 room telok belangah rise, still within town reach.. if die2 want within town reach..safer bet....still up to individual if not selling and for good own stay till retiremnt..regards

Ya u r rgt . i bought it juz 1 yr ago. 1 yr later i sold. even when agents and buyers called me i told them abt the cmetry. out of 10, 9 still came. i sold at 29k thinking very good deal already. but later got calls offering up to 40k for a rundown cemetry facing unit. but i was not greedy as i already saved the agent comm.so old or new high or low floor. location sells. the rental there u can easily get condo in hillview area.from the time i sold till now price have shot up to another 30 to 50k.good location will sell by itself dun even need a agent.trust me.
  8. i guess when it comes to location. location outweighs everything. i sold my holland 3room original 70s renovation within 1 day after my own ad. It was directly facing cemetery. 88k for EA which is rare as govt not building such big flats anymore is reasonable.

  10. I guess we cant compare to 96 97 era. that period was the time where many hk people flocking to singapore and pushed up the market. That time HDB brand new still selling 5 room less tha 200k. Now direct unit from HDB 5 room is already selling more than 320 to 450k. resale prices are only slightly higher than direct purchases plus the ballotting and wait is rather good to grab a resale of our choice. Plus the housing grant and AHG i think resale is still a betterchoice for people in need of urgent housing.
  11. chase the agent. never give him chance. thats so ez for him to lose adv money compared to yr thousands. i reaaly duno why hdb taichi this type of cases to legal means. this is a loophole for conman sellers. so many cases and i really feel for the victims
  12. i guess end of the day we must let the expert to handle as they good in their own trade, when i 1st join RT was like juz to get ideas, later after reading entries after entries i become confused like what design what cost wher to buy cheap. It never ends so end up i got my contractor at an average price. Still thanks to RT coz i learnt alot:)
  13. no matter how street smart and how much we try to save remember in someways we sure lose out to contractors. is only matter of how deep yr neck kena cut. remember they have overheadcost to cover. i know one forummer who is so good and now become a reno counsultant, is only one of the sucess stories among many failures..cheers.
  14. price shot up to 8300 after i cancelled a few items..but still i think is good or maybe kena chop i dunno 1) all flooring/wall hack and supply tiles/lay @ 2.80 capped tiles[3) all installation in kitchen/bathroom (accesories.heaters,sink,cooker) 4)kitchen cabinets[NOT]included
  15. If u can see works are already ongoing for new jurong lake district (eg road widening, sale/tender of white land,jurong hospital,new shopping complex,mrt modifications. right now still cnt see major changes. but once closer to completion prices will double up jurong east.
  16. hi me too 5 room jurong east..b2xx collecting keys end july...most of u guess point block:) mine favourite but cnt afford. I noticed point block flats value is easily higher by 30k and more..i loved yr balcony especially those on 10x and 22x high floor ones..good view
  17. hi i just wanna update i get a quote of $7500 for the following 1)hack both toilets/kitchen wall and floor 2)supply tiles price up to $2.80 3)replace copper pipes 4) provide labour for fixing toilet/accesories for both toilet have yet to confirm . but so far the best.

  19. hi thanks for all the reply. grateful indeed. actualy dun even mind standard hdb style. its my bro 1st house. cov eaten all the cash. sorry jus asking 10k will include hacking kitchen floor/tiles redo cabinets/accesorries and wiring too? i dun mind slightly more than 10k. someone quoted me 12k for all overlaying plus changing of kitchen cabinets door only.accesories not included
  20. is never a good deal when seller and buyer the same agent. agent will sure take advantage. mostly will side sellers coz they wiil be selling and buying so 3% comm. buyer only 1%. My bro faced the same thing . Even during inspection agent was helping the seller to do house removal and tried to push old junkies to us. seller terminated the power supply even when i requested transfer. agent was speechless and obviousy siding the sellers when questioned abt the service. lft upgrading advertised as paid when not paid. during 1st appt officer said 2k! luckily i printed the agents ad saying fully paid, thus managed to get 1k post dated cheque 2nd appt from unwilling seller. really feel no good when i wrote a 1% cheque for poor service
  21. u need not pay agent if u never sign anything on agent comm. lift upgrading cost a bomb for gahmen and en bloc defntly not in near future. seriously i doubt u got a good agent. is he representing sellers too? or even good frend of sellers agent? interest of conflcits? as someone said i agree prices are at the ceiling now and i can see high COVs flats still hanging especially those not near mrts or good amenties.
