  1. Hi my bro bought a resale and is thinking of doing kitchen and 2 toilets. no budget for others as most cash gone to COV. How much is the roughlly the cost of hacking and redo toilet and kitchen including all accesories, the most basic..thanks a tonnes..

Dun be tricked by the agent. remember is you who is paying him. make full use of the 2 weeks and search for a better deal.u r paying more den 40k for the unit. even the owner change toilet bowl or pay upgrading, are u satisfied with other conditions of the house? all the things u request the owner at max will fall below 3 k.at 40k u r not even buying location for MRT is 1.1kM away..
  3. You still have time till option to exercise. Is 1k gone vs 39k savings whichever way u see it. I too lost 1k by being kan chiong. But in the end i made the right choice to forgo. expecting seller to pay upgrading and renovations u can simply kiss goodbye to that idea. take this time to search thoroughly another flat lower in price or atleast justifying the high COV u willing to pay..getting idea from here is juz a guideline for people before they put 1k but your case is already too late as the 1k in sellers pocket now..weigh options carefully ..cheers

  5. bro go for it. staying now at blk 3. my bro also bought at 54 4 room at 240k probably the cheapest also teban will be revamped but have to be patient. me shifting out to j east next mth. coz i realy need the skool for my kids. but most probably will be back to teban someday coz my dad flat most likely i will buy over..cheers
  6. all this bad ways only can end when an agent can only act for buyer or seller. dunno when this law will come to act. keep saying but no actions frm gahmen. many sellers also kena playout by agent who sell their house cheaply coz of getting extra from buyer, really not fair. i got a frend who paid an agent total of 5% comm both from selling and buying coz the agent told him that he got good deals for my frend wheras it was his duty in the 1st place!
  7. the workers wont loiter under the blocks as i mentioned cisco officers patrolling there at night. they normally hang ard teban place and the open field and mostly ard the reservor. this cant be avoid as domitory down the road. there is significant foreigners in teban due to close proximity to industrial area. the block which i currently staying is mostlyworkers renting. they dun give much a problem but sometimes i hate it when they jam the lifts with their bicycles
  8. my dad is getting a replacement unit in teban vista. although the current flat is better loacted near to main road. the new site is too deep inside and where all the workers gather at night. true teban place plaza is under utilized where most unit is still vacant . pandan is slightly more to people who like quietness. after 7pm hardly any shops there. teban and pandan both will be much sought once the jurong lake dstrict is up.

  10. i guess u need patience now. 50k for a unit in west is a very good offer. i really guess the agents is playing hard to get now. recently i saw ads cov seems to be in the lower range coz of recent measures of MOP and PR quota by HDB. I am sure there will be other units in the area opening up. is a matter of time. cheers
  11. pandan primary is defunct now. those blocks u mentioned are already announced for sers. These blocks have been clear cut for sers coz all the way left out of any upgradings, 50 and 51 juz got lift upgrarded , therefore very unlikely to get sers anytime now.. as for the foreign workers need not any worry coz i have seen cisco officer patrolling under the blocks now n then in T shirts. so no loitering under the blocks. but sat n sunday and night times is rather overcrowded coz of the domitory nearby.
  12. the reason i gave up coz me sole breadwinner. even i dumped all my cpf and profit from earlier house still need top up cash. mine val 430 plus 15k at that time. i was prepared for a go for it but my reno how? very original. so end up bought 5 room in jurong east for 411k inclusive cov move in condition. near mrt amenties and school for my 2kids..remember teban no scho0ls nearby. so end of the day see wats more impt 4 u. for me budget daily amenties and needs more impt. teban only have nice reservoir view and cheap..weigh your options carefully..lastly after i lose the 1 k..next day it was sold for 25k cash! again i said for 420plus 18k ..only teban gardens have this price EM. toh guan EM now going at 600k plus. value wise sure up ..convinence wise u decide. hope i have not confused u..juz stressing the plus and minus.cheers!
  13. hi i put option of 1k same at teban #12 facing reservor in jan 10. val 430 plus 15k..same situation need whole house reno. after 2 weeks i gave up coz several reasons. if u have budget 4 reno the price u paying is good buy for em. doing up EM is not cheap. on the other end for that price u probably wun get another EM anywhere in SG at this moment. IF u EM fan better grab but be pepared for the reno cost.
  14. you need help but the details u provide very little for anyone's guess. if u have included your parents name i dun think u eligible for new flat in the 1st place. if u intend to list them as occupiers ucannot utilise the cpf to offset either if i am not wrong
  15. why not try queens close or rumah tinggi? check it out. is in between queenstwon and redhill. flats quite young too. only thing abit quiet. but pricewise if u check resale or ads is much cheaper. and both are less than 1 km to mrt.
  16. is better to check coz our money concerned. my bro trusted the agent saying seller have paid upgrading fee of lift. 1st appt hdb said NOT paid. 2k . agent said seller overlooked. now still no clues who goin to bear the cost . on paper is buyer. still awaiting how the trusted agent goin to settle this. even is small money but we want the agent to work hard for the comm and realise his mistake for not checking and misleading
  17. faced tis b4.police report is only 4 record purposes. cancelling should be agreed by both parties..catch the agent. hope u keep the documents concerned.this is clear case of cheating.5k is not small money.hope justice served.

  21. never trust any agents no matter how good track record they have. coz their intention is always close deal and commsion forms, i too have bad experince. my bro bought a walk up 4th floor lift with upgrading done. agent advertised lift fully paid and PR very eligible. come to 1st appt HDb resale offier gve a shock saying NOT even billed yet. luckily being singaporean is only 2k. agent's reply was like only 2k mah can pay with cpf . even after misleading us have the cheek to say this. till now no reply from him or seller about this lapse. juz learnt that is our hard earn money and juz dun leave everything to agent.
  22. strongly agree after buying theres no turning back n comparing. but i am surprised when i see 50k n now 100k cov.wher this leading to..my 33k i paid looking low cov now. as for the policy me too was worried abt the cash profit potion. luckily i sign the papers b4 they announced the super helpful policy of 50%. if not i have to top up cash even after making abt 70k from selling. i juz wonder how fresh buyers can afford. but with announcement of that poilcy the last door of making money out of hdb flat is closed.
  23. i am not biased against new estates. if u read english i am talking about mature and good locations. LOCATION if u read english. i am just saying those holding on to prime and good locations to hold on coz they are rare nowadays. definetly will be premium and even if they pay a premium now is still very valuable whther is old or new. Hitech or low tech HDB is still HDB..time is money.rather pay and enjoy the amenties faster rather than T K K.40 years old 3 rooms in marine parade and holland can easily buy a 5 room in so called "new estates ". so valuers out there must be out of mind giving such a high valuation based on clothes and hanger theory
  24. err u mean new estates dun hang clothes ? if u see recents news in papers, only new estates have ampitheatre/multi story carpark/playground where people hang clothes which is worse i guess..i agree gahmen make sure ulu locations will one day turn to mature but how long? i rather have readymade amenties rather than wait long2 looking at grass and sand patches for sumthing to come up someday sumtime still is individual and in property location is no 1 factor ) further more plants cookings shoutings old or new estates also have to face it..good try though

I think paying high cov for matured estates and near good amenties such as mrt market schools is worth now.coz gahmen only building new flats in ulu places and even thers is empty good plot they are earmarked for dbss and ec and mostly private. i think people selling off good locations for short term profit and move to ulu locations will have to regret coz they know location defnetly matters later on .
