  4. Hi all, i plan to start renov works for my resale flat in september, i plan to use Darwin (bukit batok) anyone has recently completed works with them this year? how is the workmanship & service? need help & advise...their package appears quite comprehensive
  5. few yrs ago i got locked out of hse, called a lock smith,charge $70 jus to unlock the dr using some lubricant & "special" key! but tts mkt rate n it sure has gone up over the last few years

  8. oh dear, u certainly have a very big prob in addition to the hdb issue, you may want to consult a lawyer for help, but note tt legal fees can come to thousand of dollars, many cases in court, gota wait long time for final judgement & matters to settle,my friend took yrs to settle their D provided both parties r willing, unid to brace urself up for the prolonged stress... nothin else u can do but get help n support fr frens n family
  9. hv no children, means no "family nucleus", cannot buy over the flat,must sell off best CALL hdb and ask..someone will attend to ur queries, for sure

Hey pals, ......bank loan requires 5% cash deposit of valuation, + COV pd full cash, ya but banks now offer competitive rates so it could even be lower den HDB rates, provided int rates dun go too high,perhaps chuz a fixed rate package.... wow $40k COV is really high but a norm these days...better faster think of a way to raise this cash quick!

Hi again Bepgof, i'm taking bank loan so i wonder whats this 6wks thingy my agent is telling me abt tt 2nd apmt cannot complete < 6wks..i wrote to bank,dey say LO is valid til my 2nd apmt,so guess im covered there i no longer trust what my agent tells me,i hv to do my own checks again,even w the bank officer, cos i was intro to this bank for the LO, by right he should be handling all these for me! NOW he says aftr 1st apmt dun nid to go down lawyer offc to sign docs,but i call lawyer n dey say i must go down there! it jus gets worse
  13. the seller is supposed to remove EVERYTHING (except fixture i.e aircon etc) unless u request for him top leave some things behind for you. suggest u do wat jeda did, gd 2 hv it all in b/w :-)
  14. jn_teng, i think hdb gets hundreds of mails daily, may i suggest you call the hdb hotline & an officer wl b able to attend to you.... but i belif COV has to b pd by cash & not fr proceeds of ur flat sale..u may want to clarify w hdb on this, cos if its their policy,i dun think can b waived how much is the COV for ur new flat?
  15. Hi Bepgof, cpf board will take 3wks? as in deduct fr my cpf and pay hdb fr my cpf a/c fr 1st apmt date (in 3wks)? do u hv any idea about the bank loan? letter of offer (LO),,heard tt takes 6wks also? its my first time buying a flat, not so clear abt all these, can you advise?
  16. Bepgof, Mine states its 2% per mth! jus like credit card! yes i wl only pay on 2nd apmt.....after get key n all in order,cos i belif aftr dey get pd,dey wl "bo chap" liao!

Froggy, oh dear, yes u hv to mit agent again! ya that wl b last time :-( i agree u shld at least "try" to ask for lower fees or pay later with no interest charged, cos the invoice - im sure they can change the amt...even worst case scenario cannot,at least u tried...YOU shld gv her black face too, n tel her off 'cos she was not doing her job yet still charge u agent fees
  18. i'm sure "interest" can be waived & i will go to CASE if i hv to :-( hope fully not....its a well known agency but cannot say here, after all its the agent at fault
  19. Stawberry, its so unfair to you..ur agent sux n so does mine! my OTP signed 11feb n if my apmt in july, 2nd apmt sept? renov 1 mth... = total 8mths! hope u get ur keys soon n enjoy ur new home :-)

Hi Wolflet :-) omg! 3 parties? i really hope nothing goes wrong for me,i selected the flat in jan... if its extended,i wl hv been waiting almos a yr for it! you are so kind to them,i hv a fren who also allowed the seller to extend the stay, with no probs at all, how did they compensate you for the 6wks?
  22. thanks for all your inputs :-) yes i was aware of the "contra" case but i did not question the implications of it.... never noe its sooo complicated, i thought to give seller 90 days n prob will be solved i really don't want to pay the agent comm & he cant produce the document that i signed that i agree to pay their comm on 1st apmt 3 parties? i better pray hard all will go well AND yes i will take ALL your advise NOT to pay on first apmt (or even pay at all)..really apppreciate you advise
