  1. Singapore's property tax payment is a "pre-paid" system. That is to say, must pay for the whole full year by end of January of that year. However, if payment is by Giro, payer can enjoy up to 12 monthly interest free instalment, deduct on 5th of each month. So you want to pay one lump sum at one-go (pre-paid) or monthly without interest (Giro)?

Under National Registration Act, one is required to update his address change in IC within 28 days, failing to do so is an offence.(fine only) The law has been too linear with little enforcement ended up with situation as mention. Once HDB/SLA/URA receive info on property title transfer, they should immediately inform/work with ICA. A new address of the seller should be provided and sent to ICA for reference. Upon completion of transfer of property title, ICA should send letter to seller to acknowlege the new address, failing to receive return letter within stipulated timeframe, ICA should action and all costs involved to be bear by seller!
  6. Catch no ball of what you said. You said you SIGNED the OTP and yet the seller did not submit OTP until 30 days later, and repeatedly delayed delivery date.?? Seller supposingly, at first, give you an OTP doc with his/her signatory & date inked. You give him/her $1K. Within 14 days, you ink your signatory & date and a witness's signatory & date. Then submit the OTP doc to hdb for resale application. Look out for clause 11 in OTP. Seller reserves the right not to submit resale application any date earlier than the state date (clause 11). So, as buyer, be smart,to put the number of day as short as possible. Maximum is 90 days.(3 months!) Are u referring to this?

  8. Sensitive issue which relates to religion, personal view expressed here only. "Tong Ling" refers to human being who possesses ability to communicate with spiritual beings.   9. I'd just like to ask a few questions regarding this: 1. Who is responsible for this water pipe leakage? Is it me, the condo management, or is it my neighbour upstairs? 2. If my neighbour is responsible, what is the procedure to go about resolving this? eg. i. Do I have to inform a URA inspector to come and verify that the leak is in fact caused by my neighbour? ii. Do I have to engage a lawyer to assist me? 3. Whether I have to fix it myself or not, may I ask if anyone has any recommendations for good trustworthy contractors/plumbers to fix the leakage and my ceiling? MC will be responsible for "common property" only. If the leaked pipe, hide on top of false ceiling is your, obviously you would have to foot the bill, not only cost of repair/replace pipe, but also replace false ceiling.

  12. In 1st place, the so-called "agreement" gets no recognition in eye of singapore law = you 100% sure loss. No point pursuit further, let go and plan for accomendation after 2nd appointment. 2nd, you are not responsible to pay half of buyer's comm to his agent. Buyer utter nonsense, tell him straight, this is singapore, not china! 3rd, comm agreement signed meaning must pay, when? Full on 2nd appointment date, no more no less.

  16. Interested to know where/how did you get the data abt super rich not the ones inflating the mkt. They do invest, for short or long term. They are opportunists too! With excess cash, they are at upper hand to "in & out" anytime as long as make profit, contributing effects of price inflation. To them, these rules are "chicken feet".

  22. Best to hack for tiolet. For kitchen, not sure if the weight for the additional layer will be allowed. My balcony was made flush with hall's floor, contractor put solid "foam" in between, claiming full solid cement would be too heavy.
