Sorry I don't understand how u can make bedroom 2 as master bedroom?? Bedroom 2 is next to study. Too far away from toilet leh. Since you are renting out, no need to make walls cos after u come back, most probably you will redo reno after renting out to ppl for many years.

i also tried to paint a 3 room flat once at this place i rented. the landlord not willing to do it so i asked a few friends and we try to do it together. took us the whole day...... and we didn't paint base.... we just immediately paint over it. already so so tired..... and can see the "ugliness" you mentioned. so i guess plastering is something cannot save on.

yes, that is like almost every stage in the reno you are having issues. but that is normal isn't it? the thing is whether its big issue or small issue.
