  2. I think not fair to get HDB to pay for your works right? Of course if you are happy with the current toiletbowl, HDB won't change it lor. But to reserve for future...hmmz, you have to discuss with the officer then. Maybe by then he quit or transferred already then how? Also the whole toiletbowl will be changed, so there won't be any 'stain' rite? Or are you saying the backflow actually stained the outside base of your toiletbowl?? That's like putting up a poster to say, "free petrol for all whose cars are high in fuel consumption". Knowing Singaporeans, who doesn't want a free and new toiletbowl even though the current one is working well? Hope you would understand I am not aiming to gun down HDB for this, but to sincerely propose to them on those who have real problems.
  3. At this point there is no need to 'prove' anything; just want a significant headcount of unhappy owners to counter their usual reply of "isolated case". From there hopefully we can push for HDB to be more proactive and offer to change for all. Its an uphill task, I admit, but if we never try, we will never get it mah.

I think vineyard above had clarified that they won't need to change the tiles at all, just replace the toiletbowl and silicon the sides accordingly, right? I also had seen a few toilet bowls being changed at other places before, does not affect the tiles at all... And sorry dun understand what you mean by staining...?

  6. With my wife's 80+ pairs of shoes (and still counting!!), not to have a shoe cabinet in my flat is unthinkable...haha!
  7. Ok, about this toiletbowl issue, if I can get some cooperation here to gather a reasonable headcount of those who are having issues with it, I can bring it up to HDB via our the RC. This means you all got to go ask your neighbours and give me the respective unit numbers. If I can get like maybe 50 units with problems, then I think we have a substantial case to bring up. Just to note, the RC and MP Baey Yam Keng are both well-aware of the roof garden being vandalised and the cleanliness issue of the three new blocks, which they believe is taking far too long to rectify. The HDB, town council and the police are asking for more time as currently renovation is going on, but rest assured that they are monitoring this very closely.

Just got a quote from Hong Liang for 32" Sharp Aquos (not sure what model) at $799nett, no other freebies. As for the toiletbowl, maybe you all can try what I do: Because I always need hot water for bath and my gas heater is slow, I will always save up a pail of water before I start bathing. That pail would then be used for washing my feet and flush the toilet. The force from the pail is quite powderfool, so usually big/small business all gone in one go. But got to practise ah; first few times trying to flush the toiletbowl this way got my whole toilet wet!! And although never happened to me before, do try not to pour the water out too quickly, in case ahem...! Dun need to elaborate rite...

  16. The compressor's casing is built for outdoor used and there is no problems for it to be located in the open. Moreover, it is supposed to be ventilated (hence also why its out in the open) to circulate hot/cold air; by covering it with a non-permeable object will obstruct the airflow.
  17. Wine are best stored in a dry, dark and cool place. I used to put them under my bed! If your bottle is corked, then you should store them lying down to keep the cork moist. If the cork becomes dry, it will allow air to go into the bottle and spoil the wine. But if your bottle has a plastic cork or screwcap, then dun need lah. Can store it any way that is convenient for you...
  18. Filtering or screening buyers/agents is an acquired skill; you really got to use your intuition. But certain tell-tale signs are like: 1. Do not know what type of flats they want. Eg 3-rm, 4-rm, 5-rm all also can! Usually buyers who are ready to buy will know what they want, ie strictly 5-rm only, 2. No budget. Just asking them," Huh, no budget?? $1 mil can?" All sincere buyers will have a budget in mind. 3. Did not ask much questions, just want to come and view. These people are usually just window-shopping and look-see only. Another thing I want to share is the sincerity of those calls that come in as result of your classified advertisement: Let's say you will be advertising everyday in the classified until you sell your flat. My advice is only those who call within the first two weeks after your first advertisement are good buyers who are ready to buy. Why do I say that? Just put yourself in the buyers' shoes; if you are looking for a flat and poring over the classified for a few days/weeks already, you will soon recognise some flats that you had either seen or crossed out; you won't call them again, of course. And after a few weeks, you would have seen what you want to see and be ready to commit. Everytime a new flat is put on sale, you will definitely noticed it and call up the seller/agent straight away. Hence, such buyers are those who will be your first few callers, and who are tired from weeks of searching but still cannot find the right flat. So they are the most ready to buy if your flat is right for them. Then what about those who call you after you had already advertised everyday for two weeks? These people are the NEW buyers, who had just decided to buy like one day ago. They had just flipped open the fresh classified, calling up every ad, not knowing which ad is old and which ad is new. So put yourself in the shoes of the buyers again, if yesterday you had just decided to find a home, would you commit to the first few flats you view, even if you liked them? Definitely not, you will want to see more first, right? In brief, once you start to put classified ads, be especially alert to those first few callers because usually one of them will be your buyer in the end.

Dealers earn a commission on the volume of sales instead of marking up their cost price to be selling price. $10 cheaper possible for those who are trying to clock the volume, but if the price is alot of cheaper then got to be really careful, check if authentic or not.
  20. With agents, you either: 1. Put your flat on what they call "open listing" and let all agents with buyers to come and view. This is akin to self-selling already, will elaborate more later. 2. Engage one exclusive agent, but like you found out, this is not really recommended unless you can be very sure that this agent is good and honest. This is because once you signed an exclusive agreement with the agent, even if you found a buyer on your own, you still have to pay him/her comm. There are alot of black sheeps out there who just go around signing exclusive with sellers and leave them alone, waiting for money to drop from the sky. For self-selling, a good start is to read the HDB website! There are alot of information and you can get most of it on the website. Then go sign up for the resale seminar and learn more about the paperwork. After that, just call up the Classifieds, put an ad and you are on your way! But when you are self-selling, there are more to it than just paperwork. You must really do alot of homework on the pricing, past transacted prices and check on the buyers/agents carefully. Also beware of agents using your flat as "showflat" to let their buyers view because the actual flat they want to push for is not available for viewing. Do not price your flat so high that is totally off market price, because you will end up as the "neighbourhood hero", ie helping your neighbours sell their flats instead of your own.

By using the given tracks and holders to attach on your cabinet doors, the result is really seamless. The cabinet open as if it was the fridge's door itself. You can see the Liebherr people really put alot of thought into this. But be forewarned, check it out at Kitchen Culture if your pocket is deep enough; otherwise you will be kicking yourself in sleep...!

  23. I agree - its better to let them do the delivery because if anything happens during that time, they will be responsible. Suay suay you hand carry yourself and drop it or something, they will only be too happy that they have one less warranty to honour.

However I think there's a difference between 5-rm and 4-rm...
