  1. Yeah I must admit that the 3rd method is something not easy for every woman to do, especially when you are already so frightened. Plus it should not be used for EVERY suspicious character; you got to judge if the joker is really getting the jittery or seasoned robber waiting for the right moment. In this case concerned, the joker had all the ingredients in place for him to act, but he did not, thus goes to show that he is either having the 'to-do-or-not-to-do' thoughts, or he is really not a criminal at all. Nevertheless, this method had been proven by several criminal psychologists worldwide to be very efficient in causing confusion, ie doing something that they would not expect you to do. The robber would expects you to be frightened, try to escape, etc but when you suddenly ask a silly question this way, they would be thrown off-tangent and think that their plan had foiled. As for the CCTV to be linked to the NPP, well, what can I say; our police today seemed to be very enthusiastic in 'delegating' their duties to commercial outfits (summons), grassroots (community work), private litigation (assaults), insurance companies (minor road accidents), etc. Do you think they would pleased to carry the burden of watching your neighbourhood for you? This CCTV initiative would probably be arrowed to the RC instead, and they will have a hard time trying to get funds from the respective sources if there are no crime registered (yet) at our estate.
  2. From what I learnt previously, there's alot of ways to prevent/avoid a hostile situation with suspicious people: 1. If its too late to get out of the lift, quickly press the next level to get out. 2. If the guy is going to the same level as you, then press a different LOWER level and get out. 3. For those suspicious people who do not make any moves, he is probably scared. To prevent them from gathering up their courage, turn around and face them directly, look at them in the eyes and firmly ask for something inconspicious, eg ask for the time, which floor, etc. This will confuse and make them incoherent.
  3. Even if you put wallpaper on ceiling will also cost you at least one thousand over, depends on what design. And yeah agreed with above, wallpaper does not reduce the noise at all. Think you are better off to endure for now, save up abit and put up soundproof later when got enough budget. Dun waste the money on wallpaper for this...

  5. Its called 'ghost chairs'. The original version is available at 'one of the shops' in great world city, not cheap though, think few hundred dollars each leh. One of our members, sakae_sushi has them for dining too...

  7. For me I would live and let live. Your neighbour obviously knows that you had not moved in yet mah, so they make use of your gate lor. I supposed you had not told them yet? Maybe just politely tell them to remember to remove the trash after the party.

  10. You have to gauge yourself. But just to share how I would gauge the pricing: Valuation reflects to the surveyor's value of the flat, inclusive of reno, location, comparative analysis of surrounding estate transacted prices, etc. COV reflects market supply and demand, this means how much people are willing to pay ABOVE the actual value of the flat, which also refers to the intangible values such as fengshui, neighbours, "feel" of the flat, etc.
  11. You speak as though the MBA is the ONLY thing standing in your way to get that dream job. I beg to differ. Why? Just ask yourself this question: Are you the BEST manager that any employer can take in? If not, what happens if, for example, someone of your same calibre is in the same interview selection, but he holds a more 'prestigious' MBA? You lose out, isn't it? Aren't you still taking a chance? Since you are confident of impressing the interviewer, isn't it better if you go in with a good MBA? I am concerned that you will be greatly disappointed if you still cannot get your dream job after getting a MBA. But anyway, I cannot emphasise more that studying should NEVER be taken as the direct path to a better job/future. It must be taken with the mindset to enhance oneself, and then INDIRECTLY improve the chances of getting a better job/future.
  12. HDB flat will never be standing for the full 99 years lah. The price of the flat is determined by many factors and the remaining lease is only one of them. A key factor to determine the valuation price is the comparison of the surrounding flats' transacted prices + currently-selling prices. Yes, the replacement flat will have another 99 years. HDB will acquire your flat under SERS (enbloc) and compensate you accordingly, then you will go choose a new flat; its considered two separate transactions, although some regulations like number of HDB loans, income cap, pricing, etc will be tweaked to assist the owners of SERS flats. --- Although most people who own SERS flats do not lose out after the annoucement, there are cases where some become worse off. And you are toeing the line here because usually people who suffered after their flats are announced for SERS are those who bought very near to the annoucement date at high prices, then spend a bomb to renovate it. Speaking of reno, say for two similiar units, one with nice reno and one original condition, the SERS valuation does not varies alot, at most a few thousand dollars. So my personal opinion is this: If you really suspect the flats are going to be announced for SERS, but still asking for high prices, better stay away.
  13. Why would you want to put a deposit with an ID and hope to have option for refund later?? If you like the company, sign up. If not, walk away. No such thing as deposit for 3D drawings; its a gimmick to keep you from running away. Every company is the same; its all about the contact person, how responsible s/he is and how comfortable you are with him/her. Material, drawings, designs, all come from the same places. This is a small island...dun be conned by any ID that they are different.

  15. Would like to put forth this analogy that I learnt recently: To be a successful person is like build a good house. You see, you need a host of stuff to build an excellent place of abode; skilled workers, architectural designers, equipment, brand name/reputation, past experience, etc. Now, if you want to buy a house, would you look for a developer that owns the most expensive excavator? Or one that has state-of-the-art piler? Of course the level of technology that the developer has is important, but its only ONE of the criteria you would consider. What is the point of having excellent equipment when the developer do not have the skills, experience and know-how to put it to good use? And on the other hand, if a developer is 30 years into the business, with a battalion of craftmen, world-famous architects and a reputation of building world-class projects, would you really mind that they are using old and backdated equipment?? Education is equivalent to the equipment that the developer owns. Having studied for some 18 years in total, I am of opinion that anyone can be highly educated as long as you are have normal intelligence, money and time. Education, just like a piece of equipment, is only good for those who know how to put it to good use. Its quite the same for employers: You might raise some eyebrows with that stack of A3-sized thick papers with curvy fonts, but it only work for that first three mins. Once you open your mouth, the focus will be on YOU as a person, as a potential contributor to the business/organization; that stack of papers? It will be pushed aside. So while its true that having a degree might open some doors, but so what?? Having an open door in front does not get you the job; you got to convince that interviewer behind the door to let you thru! Morale of the story: Study if you think you would benefit from the education, ie it will enhance your ability and make you capable enough to handle that dream job, NOT just to get the job. At the end of the day, education is all about upgrade YOURSELF, not to show people that you have papers. Like equipment owns by a developer, nobody really gives a d*mn.

  17. Very true. Check up the meaning of an "agent" - they are merely a facilitator of your property transactions. While they may act in your interest because you employ their services (and because you might refer business to them later), however the foremost objective is the commission. Anything that undermines that objective will be of secondary interest to them. Always remember that.
  18. Wahh finally!! Tomorrow maybe about 3pm? We usually walk across the open carpark (opp our flats) and to a coffeeshop at left side of the carpark, towards the rubbish dump side.   20. Ya the BSC won't know because its between you and the contractors mah. Who to pay, then depends on your arrangement. Some people pay direct to the main con, while some people pay to their own reno guy (who will pay the main con in turn), while also got some own reno guy include this haulage charges in the ID package. For me I pay my ID and he pays the main con, then he got a receipt from the main con to show me that he paid.
