  1. Electronics prices always go down, not up. Certainly they can store for you and deliver a few months later; they are more than happy because they can take the new stocks at lower price and sell you at the higher price that you had committed. So if you do not intend the have the appliances like within the next one month's time, don't order first. One month's time is very long, the prices sure go down one...

  4. Yup, that was what I am told also; there are two haulage charges to be paid. I also wanted to arrange for other con to supply my sand, but what happens if the appointed con becomes unhappy and play punk with me in his general works? Yes I can complain to town council, HDB all that, but like finding alot of trouble lor...haiz... Anyone has experience buying sand from own con instead of the appointed con? For new flat...
  5. Think you better check with your ID to make sure lor. If your ID is paying on your behalf, well, he obviously can't be paying the difference between the official amount and $750, right? *wink* Then again, sometimes when the cost is spread out on the quotation its easier to accept lor, unlike my case where I have to pay the haulage of $1200 lump sum out of my pocket directly. Hehe, typical Singaporean mindset lah, I know... ;P
  6. Ok, sought advice from my ID and he did made some sense. The contractor is the sole party for both general works and supply of sand. If we only pay the Govt Haulage Fee but take our sand from someone else, do you think he will do his general works properly? Maybe for other people he clear debris every 2 to 3 days, but my flat sekali kana marked and only clear once a week! Sighz, so bo pianz lor, kana cornered, LL still have to buy from this %$%@%&* contractor, even though the price is so high.

  8. Thanks for your info - as mentioned by sakae-sushi in another thread, who is also living at my blk, he has to pay for PE endorsement fees, which is about $400+. Anyway, I went on a merry-go-round with the govt departments this whole morning and finally got some answers, although not very pleasing. For the records, there IS a difference between new flats and old flats. Indeed, HDB do not charge for renovation permits, however for new flats, they do collect haulage fee on behalf of Town Council. Then I called Town Council, they claimed that they collect this amount for clearing of debris, putting the skid at the void decks to collect debris, etc. Let's call this the "Govt Haulage Fee". However, as told by my ID, I have to pay the appointed contractor for haulage services; like cookie said above, some town council forces us to take from the designated contractor/supplier only. So I called up the so-called contractor, with the number written on the wood board inside the lift, and he said we need to pay him haulage fee because he will be doing general work like clearing of debris, and also supply of sand. I said "For general work, town council is collecting from me and they said their contractor will do it." And this guy said, "That contractor is me lor!" I remarked, "So why do I need to pay you again when I already paid town council?" "No, no, different one, you pay govt is govt one, you pay me is my one". Erm...hmm, ok...so let's call this the "Contractor Haulage Fee". And here's the beef: For my new estate I am being forced to buy sand from this appointed contractor, and the question is: Why?? I mean I understand I can't do my own clearing of debris and put a skid at the void deck, because if everyone do that then the whole void deck will be full of skids. I would agree that there should only be one appointed contractor to do this and we pay the town council direct. But why must I also be forced to buy sand from the appointed contractor? When I buy furniture, tiles and other materials, they also deliver by lorries and such. So I buy sand by myself, what's the harm? I also did a check with another contractor for haulage services using my parent's old flat address, a 4-rm flat. The fees is a mere $500, which include both general work and sand. Mine? A whopping $1200 for the Contractor Haulage Fee only, and I still have to pay $283.50 for the Govt Haulage Fee! Is this some kind of undertable going on - secret tie-up between town council and the contractor? So the contractor strike toto liao lor, can 'bao' for the whole estate, at such highly marked-up prices somemore... Ok I maybe wrong, so anyone who is wiser kindly advise me pls...
  9. The agent will tell you, if you are given the opportunity to get more money, will you say no? Esp when your income is based solely on such commission and there is practically very little (or even no) benefit for you to be 'ethical' and 'responsible'? This is Singapore lor; what to do? But in order to tackle all these jokers, my advice is to gather information by yourself. Never rely on anyone for information. If you are ill-informed, that even a bangala worker also can smoke you, then good luck to you and your pocket lor...
  10. To lovenest: This is very impt. If you do not intend to pay the agent, make sure you don't sign anything. I have friends who lead the agent into thinking that they will pay the 1% comm, and the agent very 'goot-luk' and do everything for them. Until the 2nd appt they said they did not sign anything so don't pay. Well I am not encouraging you to do it lah, its up to you. But then again, the agent is not supposed to ask for 1% comm also, so some of my friends reasoned that this is nothing wrong. So if you are very 'ethical' and want to be on the safe side you better fill in the buyer's part in the application form yourself, unless the agent explicitly said he will do it for free.
  11. In total you mean you paid $2k to hack all the walls ($1600 + $400)? Haulage cannot add together because that includes the sand for the flooring also...

  13. Wow, 1000m? That will be those chimmey type right? Slim type won't have such power...but I wonder, chimmey without an extractor (to direct the fumes out of the house), will it be really useful? And yes, tempered glass is good if you want the place to look bigger, somemore brighten up the kitchen also!
  14. Yes, going by the book its 14 days. However, sometimes the seller want to stay in the flat longer mah, so he might request that you submit later. So you all will adjust the dates accordingly, eg you signed on 1st May'07 officially, however you guys want to submit the application by end of the month, so you will change the dates to 16th May or something lor. This is common practice although not encouaged... Usually the application is submitted by the seller. Does your seller have an agent? If not then he will have to do it himself.
  15. Why not put a glass panel at the open space? Or you can build a bar counter and have the glass panel on top? This way you won't need to tile up and its still open concept, without the cooking smells floating around your house. Except you will look like having a breadtalk kitchen lor - but that's stylish also mah...keke...

From my past experience, the resale application is submitted to HDB after the 14 days cooling off period, or whichever time that you and the other party had agreed. Thereafter, there will be a date for 1st appt and I hope you know what to prepare for 1st appt? Then during the 1st appt, all will fix a date for 2nd appt. Then tada, u r done. That's in general lah...
  17. That's no good, this means that the ID can mark up without us noticing. Unless the ID is willing to show us the original receipt from the PE...then again, even if he shows us the actual amount, he can still get comm from the PE...
  18. Try http://www.diyhdb.com/ This people are great in coming with the idea of helping you do the paperwork for a fraction of what you will pay to the agents. I would strongly encourage you to spend this few hundred dollars to ensure that you are properly covered in terms of liability and risks lor. Alternatively, if you really want to DIY without paying anyone for it, its not impossible. Check out HDB website, where I believe they have those one-day or half-day seminars to educate new flat buyers/sellers about the paperwork and processes.
  19. Then we are back to the same argument again; should young people be encouraged to get married in order to benefit financially? Like you mentioned about the trend of people getting married older, say at ages of 30-something, at the same time its very likely that a good number of these couples who 'finally' got together will be earning just over-$8k/mth and not eligible for HDB loans. But frankly, with our escalating daily expenses, do you really think a couple can be comfortable paying bank's high interests with a combined income of just over-$8k/mth? Next implication: Do you think they will want to have a child?? Very true, but at least they must 'try' to make most people happy, right? I mean, if they come up with a policy and only like 10% are adversely affected, then maybe its good. But if like more than half of the population are adversely affected by the new policy and all scrambling to see the MP for help, then something must be wrong!

Physical solution is to hang up roller blinds - this will still allow some wind to come in but block his view. But I would suggest nip the problem at its bud - confront it. I not sure if the man is an aggressor, but do you think he is willing to talk? If so get your husband to speak to him and let him know that you all feel uncomfortable. Maybe he really have no ulterior motive lor. But in the likely event that he will probably scream his head off at your husband that he did not do anything wrong, then you have to do the unavoidable. Video his actions and gather enough evidence, then seek assistance from the police, CMC and ultimately your MP.

This is confusing - would my ID really be so blatant to charge me, somemore can ask me to check with branch office for the fees, if there is really no fees for permit? I will check it out and let you guys know... Yeah, I am quite confused with this also. Suddenly I just remembered; the ID did not inform me of any fees for PE - I will be hacking some walls in the kitchen and MBR. Aiyo, headache...
  23. Of course you have to step out of the house lah! According to the guy, its best to leave it enclosed for as long as possible, so after the process, I brought my family to JB for shopping and dinner, one whole day then come back...
