  1. Hi, I just sold my 4room in mid July at Rivervale Crescent with a COV of 48k. I think you should set a target to release your unit once it hits. Mine valuation was $405k and I targeted to let go once hits $450k. Sold my house on the first day of open house within 3 hours. If you hang on and wait for higher COVs...chances are that the pool of people looking around that area will get smaller. Just my 2 cents advise.
  2. $110k COV? The seller must wait long long. Actually..all these COVs are being pushed up by this people. I bought my resale EA recently at a COV of $58k but there is minimum reno needed. I do not want to pay COV $60k and still need to hack the whole place. Anyway, it's up to you also...with deep pockets and if unit is really good...I think you will also think twice before buying. Just my 2 cents of advise.
  3. The flat is 11 years old. This is the 2nd owner and they renovated the house 5 years ago. I am figuring out where can I put my dining table.
  4. Ya...the condition of the house is good..just need to touch up a bit. Wouldn't want to spend too much on Reno since I had paid quite a bit of COV.
  5. Hi there, Finally edging closer to my completion day and collection of keys to my resale flat. The layout of it is a bit odd but what attracted me was the ventilation of this unit...quite airy and not too stuffy although it is a low floor unit. Below is the floorplan and currently planning where to place all things. One thing for sure is that I must install SCV points in all rooms as the only point now is in the livng room. No openNet also and thus...my major costs in my reno will be electrical I guess. Do not want to do too much as I had paid a ressonable COV and unit is still in good conditions. All rooms are with built in wardrobes. Rooms are installed with a Toshiba System 4 inverter and still in good condition. Kitchen cabinets are also good..hob and hood...Ariston oven...Joven central heater. I have decided to paint the house myself....leaving the ceiling untouch. Anyone here having the similar layout and would appreciate some comments.... Floor Plan Original Living room
  6. Hey bro, I am planning to get this model too. Considering 55" model...have check out a few shops and have a rough idea price. Initially was thinking of getting 46" but as you know...once you are used to it...no one will complain that it is too big. My viewing distance is about 2.5m. When will you be getting it?   7. Thank you for your valuable advise. How do you go around looping the SCV points? I heard that it is best to get the SCV guys down to do it. I am using MIO from Singtel and would be putting my router in the living room where the TV is. I also have a MIO TV...currently I am using Comtrend plugs to connect up the MIO which I think it is not that stable. That is why I am intending to put my router in the living room now.

  9. Hi there, I will be getting my keys to my resale flat next month and need some minor electrical jobs done. Had a check on the existing power points and it was not sufficient. There are no SCV and telephone points in all the rooms. Drafted a list of what i am gonna do. 1) 3 SCV points 2) 4 telephone points 3) Changing of existing power sockets (from 2 to 4 output) Need to change total of 4 4) Changing of light switches 5) additional 2 points of power sockets Can I engage one electrician to do all these? Should I paint before this or after? Any estimated costs for this? Any comments and advise will be greatly appreciated. Thank you very much.
  10. Hi, I came across one picture that some forumer posted on this...it is actually a fixture that mounted on wall and you can just clip your brooms and dust pans. Anyone knows where can i buy that? Thanks in advance.

  13. Hi, My double door sliding wardrobe ran into trouble lately. The rollers attached on the doors were faulty and thus I have difficulty in open the doors. Anyone has contact whom can repair this?
