  1. wow! lol.. We will begin looking around for 3room/4rooms in Marine Parade.. More or less settled, I guess the idea of bring the dog for walks around the area and east coast + the proximity to shopping and food is a big draw for us. Just hope buy already don't kenna SERS.
  2. we're inclined towards MP after a discussion just now. Personally I like the area. Time to look at ads and get some viewings.. might be looking at a 3room valued at 385k one floor below the top.. if the 4rooms are priced around the 30k to 50k difference.. i guess it makes more sense to buy the 4rooms..

Mulling about where to buy next 1) Marine Drive Near Shopping Near Food Near East Coast Park Good Rental Yield 3RM 1976 (34 years old) 65sqm-76sqm 2) Jalan Bukit Ho Swee / Jalan Kukoh Near MRT Near Shopping Near Food Good Rental Yield 3RM Bukit Ho Swee : 1970/1971 56sqm - 62sqm 3RM Jalan Kukoh : 1971/1982 76sqm Dropped out Cantonment Plaza because decided that the area has no place to walk the dog. Bukit Ho Swee and Jln Kukoh not many sellers.. Family of 4. Parents x 2, Husband and Wife. No kids, Nothing planned up yet.. thinking of saving money and hence it makes more sense to buy Jalan Bukit Ho Swee/Jalan Kukoh which is on the average cheaper than marine parade. given the prices in marine drive 3room.. am inclined to get a 4room as the difference is about 40k to 50k difference.. Of course the issue of kids is always a question mark.. aren't sure when we wanna have kids.. on size.. a 4room would be ideal.. find the five rooms too big.. and hassle to clean..

  5. 1) Property prices over the last 2 years have generallly increased in price. Not JUST 3 rm flats. 2) You cannot take into context the location being equal. Locality is one of the reasons why a 4room flat in Cantonment close is transacting in excess of 500k. Locality might not be an issue to you but it might be an issue to many people. I don't see any rationale in buying an EA in Pasir Ris and taking the MRT to work in town when I might be able to save off some money and buy a 3room closer to town. Plus, with a smaller property and smaller loan and shorter loan tenure, you effectively pay lessor to interest.

  9. it was very good considering the median price in the area.. but having taken consideration my costs for reno.. i think i had a good deal overall... Now my turn to piss about high COV.
  10. well.. erm.. if seller willing to sell without COV and got loanshark issue, i might still buy. depending on the location. if district 02/03/15 i will wack him below valuation first because no one will buy. LOL.
  11. Fair enough. Every homeowner wants the best value for their flat, I think my buyer would have paid a little more if i pushed for it but i thought i had a reasonable price so i decided to sell. Everyone happy. I don't mind paying abit of cov if the place doesn't need any or much reno but anything in excess of 20k imho for original condition is too much. my wife would gladly pay 0 or 5k lol.. but we are stingy people, we know it's tough to earn money so we also wanna be careful, if we can't find a decent enough place for our cov target, can always move to pasir ris, plenty of reasonably priced hdbs there.
  12. It's always a case of willing buyer and willing seller, negotiate to a price you are willing to pay, if the seller doesn't want to negotiate and you aren't willing to pay, walk away and find another place.
  13. Yeah i'm looking around to get a feel for my next place. was told by an agent marketing a 30++ to 40+ years old 2room flat asking 30k at least for original condition 1970s.. lol... i got lotsa calls today also.. just keep telling them sold sold sold...

COV to me in a property transaction is: 1) Based on Market Sentiment: If the market is bullish then property owners might demand some form of premium on their current property. 2) Location : e.g. woodlands, pasir ris, marine parade, etc 3) Level: low level or high level 4) Amenities: Schools, food, MRT etc.. 5) Windy/Facing of property 6) Condition of property 7) Lease remaining on property There should be a consideration of what determines the premium and is it worth paying that premium.
  15. Shoe-box technically means small. It's normal. there's plenty of valuation around 300k for 3 room flats and slap a 10k to 30k premium. I don't agree with asoon88.. everything is always about demand and supply. there's demand for hdb flats due to singaporeans/prs and people downgrading.
  16. Yeah I had alot of people coming over my place as well. Alot of PRs called but India and Other Races cannot sell.. I co-broke with agents and i always find buyers with agents better because they want to close the deal. Direct buyers always seem abit wishy washy and don't want to commit. At least for my case, the offers I got were all from buyers with agents. Quite a bit of Private Owners downgrade for my place..

I am not really sure. decor is basically a personal taste imo.. plus.. cement screeding is really dependent on personal tastes.. we wanted to do that too.. but then we opt for cement screed look-alike tiles instead.. at least now when we are selling i think buyers got one less thing to complain about no tiles.. lol.. anyway, i'm just asking out of curiousity too.
  20. Does the lack of tiles pose a negative impact on the valuation of the property? I'm inclined to think so because the valuer who assessed our place asked about the tiles we used for the home.
  21. Hey bro! Valuer can and left.. kenna a **** "professional" valuer.. didn't care for much talk.. lol... ask some questions.. and went around his inspection. Dunno if overall positive anot.. LOL...
  22. Log in to HDB website, see who's your officer in charge, call your officer in charge directly.
