Your 15k also very cheap, before that I almost seal the deal with another unit opposite Admiralty, the COV asking is at 30k, but then later on didn't proceed further because I think that the agent is not helpful enough to negotiate the price. In fact I suspect he acted for both parties but he denied, annyway we didn't saw the seller or the seller's agent. Very suspicious. Anyway congrat too that you got your own house!! May it be a lovely one...

Yesterday go to see this ah pek, Ah Heng from Randy Construction. So we told him what we want and asked him for a brief quote. He said 13k all in for 2 toilet and kitchen; 1.5k to erect study room plus door. Await the final quotation. Between, he told me not to hack toilet because of the waterproofing stuff very headache, but he advised me to hack the kitchen flooring, was quoted $260 for hacking of kitchen floor, personally think it is cheap.

Ya I know it is indeed very hard to make it by 20k, that's why need a lot of DIY. Maybe have to lower down the requirements and slowly slowly build up the house.

Actually I have only came across epoxy paint from forum, have not really ask contractor's advice. What I know is that they have matt finish paint, is the best alternative to do re-tiling. Anyone has experience mind to share?

I am now thinking to hack only the MBR toilet wall. As for the floor, I will choose pebble overlaying for both toilet, I think in this case I don't really have to worry about the tiles poping right? Please correct me if I am wrong. May be for time being just 1 shower screen for MBR toilet. New W/C, basin and accessories for both toilet. For the kitchen, hack the old cabinets and replaced with new set at 12-14ft in total, considering epoxy paint for floor. Done for kitchen. For living, dining and bedrooms; not going for big make-over, just want to use laminate flooring. Evorich quoted me at $3.50 / sqft plus installation. The hacking of skirting and to altar door height doesn't cost much. Study room, got quote of less than 2k to cover the wall plus new set of solid wooden door. Painting and wallpaper, DIY. Frankly speaking, I can't believe that these will turn out to be above 20k.

I will try to maintain all the lighting points, but maybe to change the switches etc. As to the paint, I need to paint only the ceiling, doors, 4 bedrooms' three wall (p/s, another wall will use wallpaper). Donno if enough. For wallpaper, I think I can get it at S$10 per roll (5.3sqm/roll)

I happened to pass by this contractor at Yishun central: Tay Heng Long Renovation Construction I saw from their brochure that the reno package for 2 toilets is S$5,580 including hacking and waterproofing, but no shower screen. Their package for kitchen is also S$5,000 plus including hacking, waterproofing and 10ft of solid wood kitchen cabinet. Not sure if there are any hidden costs. Maybe you can try first and let me know?

So let me list down like this: Complete redo of MBR: S$4,000 Overlay pebble flooring at common bathroom + accessories + door: S$1,500 Overlay tiles at kitchen: S$1,000 Hack kitchen cabinet and redo new set, est. 12ft total: S$3,000 Eract new wall for study plus door: S$1,500 laminate flooring for living, dining and bedrooms: S$4,000 Electrical: S$1,000 (father of friend, she said can be cheaper) Painting, wallpaper, bar counter, top hung cabinet above TV console lighting: S$1,000 Total S$17,000 nia ma! But is my budget enough? Fridge, TV, cabinet, washing machine, wardrobe, bed, sofa : try to get with installment plan, so not that siong lo!

Thanks, I am like you, no money still want to do reno. With the tiny amount in CPF and no subsidy, we estimate to fork out atleast 100k for this one. so the budget for reno, haha 20k inclusive of accessories and furnitures. Everything will be on installment plan where possible..

So this is the floor plan. Well we love the squarish layout, easy to decorate. We intend to cover the study area and to make it a room, now I can use it for my partime works, and can turn it to be another bedroom when necessary. And I wanted to add that another plus point is about the kitchen, it is small and just nice! For me, I don't really like a big kitchen because I seldom spend my time there, moreover bigger kitchen means more built-in stuff means more damages to pocket Hmm... one thing lack about this unit is that it doesn't have a balcony.

I started this with my personal feeling: it is really really tough to find a permanent home especially with a very tight pocket, and I thank God for His blessing to get us a home with no cov at current situation . So I came out with this thread to document down every single effort and journey in building this new home. When I said permanent home, it refers to a shelter to built a family, to grow children and probably to stay during our retire ages. With this in mind, we knew that we should buy a spacious one, not too old and not too far from MRT. After browsing more than 10 units at the North, we finally got one at Sembawang, is a 5i located about 500m away from the MRT. It's about 5 minutes walk for me .... We viewed the 13years old flat the night before we went on our honeymoon trip (so coincidence ), and the house is really poor maintained but we are attracted to the price, which the agent said can try without cov. After we left the unit and an hour of consideration, we called the agent and told him that we wanted to try at cost. The agent did not get back right away because he had problem to contact the seller. Not to waste time, we went home and wait for the good news. Then, the agent got back with the confirmation and he drove to our rented house at Yishun just to pick up the 1k OTP fee. That was about 12pm that night, and I almost couldn't sleep that night after the deal.

Me too at Expo last Saturday. Was told by the Evorich guy that Tarkett and Parador are the first and second in terms of waterproofing, so coincidence that they sell only these two brands. Anyway, I intend to use Quickstep and I wrote in to quickstep Singapore for quotation but they ask me to contact their contrator, reason being they focus mainly on commercial customers. So the contrator contacted me and from his email address, I noticed the contractor is Y & C Resources which was formed in late 2011 according to bizfile information. Anyone here knows about this contrator before? Or can anyone recommend me to another contrator that sell Quickstep laminates? -

I am getting my house key in April probably, is a 5i in Sembawang, now searching for a realiable and good contractor. Workmanship the first concern, price the second. The area of renovation will be as follows: - hack down existing altar cabinet, make good or wall and floor - extend 2-3ft wall at study room and instal door frame and solid wooden door at study room - install built-in 4 feet bar table (with storage cabinet underneath) in high gloss white laminate - install built-in 4 feet top cabinet on top of bar table in high gloss white laminate - install 4-5ft low TV console. - simple cornices at 4 bedrooms. - replace normal grade toilet bowl and basin for both toilets - replace normal grade floor tiles at common toilet - replace normal grade floor tiles and wall tiles at master toilet - replace aluminium foldable door for both toilet - hack down existing kitchen cabinets - install 12ft L shape kitchen low cabinet in high gloss white laminate - install 10ft kitchen top cabinet in high gloss white laminate - install water proof laminate floor ****/dining room and 4 bedrooms, estimate to be about 1000sqft - painting of whole house, 123sqm I have not received tge floor plan, so please PM your estimate quotation based on above, thank you.
