frankly, quite unlikely it's the electrician's fault - cos his job is to bring power to track lights. once at the track light, it's transformer that converts the 230v electricity into 12v to power the halogens. and since you are using osram, the more i think it's the transformers. oh no, I miss out your dimmers. if your halogen bulbs are 12V, a special dimmer is required! cant just use ordinary dimmers. lots of home improvement websites even recommend to have the dimmer turn to full brightness for 1 min for every 1 hour of half dim.

hmm, go hang a 6 rods wind chimes instead of 4. if you felt your place is too quiet, I lend you my chinese gong, go whack 6 times at all rooms all four corners. simi gui also all run away.

got. just buy any normal cabinet and then go sungei road have the mirrors cut to size. use superglue.
-
if i can remember - excluding hacking/haulage around $3k for just the kitchen floor+wall tiles. mine is cheaper cos less area ( wash area HACKED away). We did just a lower stretch of cabinet - $1k

since the culprit is not the halogen lamp(OSRAM) - then I suggest you take out the transformer and bring it to electrical shops - change a new one. go sungei road/jalan berseh.

ya! use gas to boil water lah - it's really a lot cheaper. electric kettle, vacuum cleaner, microwave oven, aircon, hairdryer, ironing - they drink electricity like fish. my house- electric kettle(didnt buy) = use gas to boil water vacuum cleaner = use feather duster to sweep first, then for those fine dust, use vacuumcleaner to suck them up. microwave oven = try to use gas/hot water to warm up stuffs instead. aircon = try to use the fan hardryer = didnt buy ironing = use steam ironing - novita

should be the other way round - prevention is better than cure. buy a lousy fengshui house and then find the best FSM out there to cure it? some houses especially those facing the sunset, there is no cure. consult a FSM first, ask him what kind of house suits you. what are the things to look out for. then go for your house hunting.

this is a copycat tech of the yamaha HTS. no chance to audit but dont it will any difference at all with the yamaha. your left and right wall must be equvilent - if one side is glass windows and the other side is cabinets then it wont sound good.

no lah, it's the phobia - scare scare lah. me very energy saving one - 1) never use a electric kettle = number 1 culprit 2) use lots of energy saving bulbs , those 5watts type 3) use fan instead of aircon - unless really too hot. better think of those comments first - they claim if I mop the floor, when the mop KENA the walls - will have lots of dirty water marks. As all my walls are painted with nippon EASYWASH - i did see anything for the last 2 mths. If you are using other types of paint - i dunno hor. no lah, dont say like dat - most of us just gong gong follows what the contractor says lor. me also first time own a house, it's just that I am beri rebellious - always ask WHY must do this WHY must do that. hmm..no need to thank lah - cos some pple actually dont agree on this - quite subjective. to me, not ONLY lizards and spiders made the GAP their home also the dust - you can see but you cannot reach and once our furniture are placed who will go and remove them just to clean the dust behind?

talking about those big fridge.....when i saw the GREEN STICKERs all stating over 1000kw - I run for my life. I still got this phobia after my old lousy LG fridge suck me $40+ (electricity ONLY excluding all other charges) every mth. Got to know it when I retired it - PUB bill immediately went down by $40+

one thing good about patrick is that when you let him know you are a MONEY-saving person - he 's gonna give you lots of money saving advices. When i told i wanna buy a new toilet bowl - he also tell me NO NEED, can do this can do that for free - some pple who saw my skirting-LESS walls said hor - when you mop hor, your wet mop hits the walls then your walls will be dirty with nippon easy wash - i dont see how it can get dirty close to 2 mths in this house liao so far WHERE GOT DIRTY?

aiya, just be yourself. and not be somebody else. achieve what you can achieve and aviod setting a goal too impossible to reach. There is always a mountain higher than the other - there is no best of worst or worst of best. talking about "blue collar" pple, my time, we all used to LOOK DOWN on pple who go to VI( ITE - It's the End). 20 yrs down the road - many of them are driving oversized cars, became their own boss, live in semi d - while many of us (smart ones?) are still just 9-5 White collar worker collecting a fixed paycheck and live in pigeon hole HDB. 人比人 气死人

wah - then can do lots of DIYing! shiok man! electronic ballast saves your PUB bill also - by providing a constant electricity flow. Plus 90%+ of the electricity is used to power the light as opposed to magnetic ballast - 70% only, 30% to produce HEAT. use either osram dulux or philip super80 lamps. dont use megaman - very dim
