Water Heaters - Gas, Instant, Storage Tank ?
dragonnite replied to dragonnite's topic in Electronics & Electricals
Actually, it depends on ur preference and usage since there are only 2 of u. Pick storage heater : - If u like really hot water to shower - If you want hot water to also be supplied to other areas, e.g. bathroom washbasin, kitchen etc Pick instant : - If you're ok with not-so-hot water for showering - Only require it for showering and nothing else Frankly, both the voltage in terms of watts is about the same (around 33watts, if i dun remember wrongly). However, storage heater need some time to heat up the water which the instant one doesn't. You can argue til the cows come home about the electricity consumption - I dunno enough to compare. Bear in mind if you go with storage, you will need to buy mixer taps for whichever areas you want the hot water to flow to. Otherwise, you can just opt for a basic tap so from a cost perspective, there is a certain difference there too. -
Ehh ? My friend was telling me cannot buy any tap cos there's an optimal distance from the tap head to your sink, typically the middle ? I also don't remember distinctly but she told me to measure it cos if the distance is too near to the edge of your sink, you probably won't be able to wash your stuff properly or be constrained by that. Btw, anyone has pictures of the mounted 23" round sink to share ? I'm curious to compare how it looks compared to the square one. Thx !

I think you need to be more constructive than that. Logically, why should I believe you over gkbt ? Ultimately, everyone makes an informed choice. I can't speak for anyone else, but honestly, your posting doesn't give me a good impression of your company either.

How Do You Decide Your Cov Price...
dragonnite replied to crystalhuang's topic in Rent/Sell Properties
Be careful, some of these seller's agents just anyhow quote a COV number to inflate the price. Just trying their luck to see if they can sell it higher. I've encountered this before - I simply tell that agent "Ok, no need to see liow." and prepare to leave, see if they back down. If they waffle and then say, "Oh, just go and see lah, never mind one ...", then you know it's a bluff. One of my previous agents told me before - as a buyer, I can get away with that but they (as a fellow agent), cannot. -
How Do You Decide Your Cov Price...
dragonnite replied to crystalhuang's topic in Rent/Sell Properties
I saw many units in AMK these past few months, prices should be close to those at YCK. 1. blk 432/433, 3rd floor, original condition - asking for ard $30k 2. blk 324/322/343 (opp. amk hub), ard 10/11 floor, original condition - ~$35k and upwards 3. blk 506/507, ard 10/11 floor, original condition - $~20k (cos is a divorse case, want 2 sell fast), but shld b ard $30-35k normally All units are within 1 bus stop range (5-7 min walk) to AMK train station. No units were available in the YCK area at the point when I was looking so too bad. If you asked me, if you are going to pay comparable COV, I would rather pick AMK instead of YCK. More units are available in AMK compared to YCK, especially since there are very few Chinese who are selling in YCK. My agent told me the quota for Chinese already filled in YCK so if you're Chinese like me, this is a major consideration. If you want to get a more accurate gauge, just use the ST classifieds in Saturday's papers, call them up one by one and check the COV. That's what I did. Legwork is required ! -
Hi, Can I check if you bought the basket strainer and strainer set or just the basket strainer ? Errr...is the former necessary at all ? Thx !

How Do You Decide Your Cov Price...
dragonnite replied to crystalhuang's topic in Rent/Sell Properties
Ummm, you may want to check on why the owner is selling or how fast they need the money from this sale. Basically, find out if there are any reasons that u can use to lower the COV. In my case, they wanted to stay on in the house for a couple more months so I let them stay on rent-free in exchange for a decrease, and also pointed out the fact that I start servicing my loan even before I take possession. Got about $20+k decrease in COV. So see if you can find reasons like this lor. If not, then I would say budget is more important - look around some more. I looked at over 10 units before I found mine. Good luck ! -
My 2 cents worth, since I'm also looking to renovate my house - I kinda think of it like a decision tree. - Solid surface vs quartz/granite ---> If low usage, i.e. dun do heavy duty cooking (chinese stir-fry, deep fry etc) = solid surface else look at next point - Quartz vs granite ----> IMHO, not much difference if your granite top was done properly. My mum's black galaxy granite top has been in operation for the past 7 years - every day heavy use, "tok" etc - never needed waterproofing etc. Looks a little dull, but that's ok. a. Looks : quartz has a lot more colours than granite, and it just looks smoother to me. Personally, in this department, I would go for quartz. b. Budget : iQuartz is not much different compared to granite, but you gotta consider the whole cabinet construction, i.e. is the same waterproofing and sealing required for granite the same as that for quartz ? Of course, this is coming from a practicality perspective. If you are any of the below, forget about solid surface: - Careless : solid surface must take care, hot pots etc cannot juz put on surface, not as scratch resistant as quartz/granite - Need to "tok" chicken, pork etc on a regular basis (like my mum) - Personal preference : biggest factor For me, I've used both solid surface and granite before and I will be using solid surface in my new place cos I'm not big into cooking and I don't need a heavy duty countertop like granite/quartz.

Rough Idea Of Prices For Kitchen Countertops ?
dragonnite replied to dragonnite's topic in RENOVATION WORKS
Umm, here's a good point to note aggregated from the people who have PM-ed me so far: Make sure that whatever price you get, they should include profiling, measurement, installation, back splash (typically 60mm ?), opening of top mount holes (sink, taps, water filter etc). Thanks to all who have PM-ed me so far ! Not sure why people so shy to post here ... -
I'm evaluating a few IDs quotations and want to get a rough feel of the prices of the various countertops. Would be great if anyone can post of the current prices, either from a recent quotation or your own experience. Corian - $120 Hanex - $100-150 iQuartz - ~$100 Caesarstone - $190 and upwards China quartz (snow white) - $110 Granite - $80-120 (price varies by country of origin and colour) All prices pfr. P.S. I also commented to the guy that I'm surprised granite is so cheap nowadays, he said not much demand. Edited to include prices given to me by others via pm so I've removed the names of places I got some of the quotes from as there are too many to write.

Water Heaters - Gas, Instant, Storage Tank ?
dragonnite replied to dragonnite's topic in Electronics & Electricals
heh...i'm one of those who like lukewarm, and sometimes use cold water so it's ok for me i think for people who need hot water also to be used in the kitchen, the storage tank option is the best. -
I was doing research into which I should opt for and I see that many people in the forum also have the same questions as I do. I thought the following articles were pretty useful and hopefully, they're useful to you too. Some of them are very US centric but the principles are the same. Note that all the tankless units they're referring to are large units meant to supply hot water to the entire house, compared to the small shower units we see here. http://michaelbluejay.com/electricity/waterheaters.html http://www.consumerenergycenter.org/home/appliances/waterheaters.html PDF from energystar.gov Doing a search on SP Services website returns this : Q: Which type of water heater is more energy efficient? Instantaneous water heater is more energy efficient as water is only heated when needed. Storage water heater uses more energy as it needs to heat the large volume of water stored in the tank regularly so as to keep the temperature at a desired level. My final conclusion is that since I only need hot water for showering and there aren't that many people in the house, I will be going for an instant water heater.

I'm actually considering getting a water ioniser for my new place. Since I'm a noob in this, was hoping if you guys can help me with the questions i have here. I'm planning to go down to Kemp this weekend to take a look. 1. Can anyone share pictures of how a countertop unit would look like on the kitchen countertop ? 2. For a countertop unit, where does the acidic water discharge go to ? Do I have to specially create a "hole" somewhere on my countertop for that ? 3. I'm assuming countertop vs undersink - functionally similar, just from a looks perspective ? 4. Apologies if this has been asked before but what is the difference between Mavello and Jupiter ? Only the technologies in use ? Cos the Jupiter Venus and Mavello models are very similar in price. I'm guessing the filter replacement cost is the same ? Actually, the Jupiter units are more swee but the Mavello units are more affordable... Thx !

Hmmm, not really frankly. At least, I've never noticed a significant increase...

Not sure why your current one consumes so much power - it could be that typically, these small ones do not have a seal around the door hence heat escapes. To maintain the 200+ deg C could take more energy... The larger ones, if you look closely, have closer fitting doors or sometimes, a seal. Never compared the power consumption of the 2 cos I never use the small one to bake cookies and cakes, only to bake fish or warm up stuff (max 15min). When you select your oven, take a look inside, keep in mind the following: 1. Oven is able to heat top and bottom, preferably with a switch to allow you to switch between top, bottom and both 2. Heating element position - that's the rod you will see at the top and sometimes, bottom of the oven. If it doesn't cover the whole length of the oven, u will get cold spots in the oven, so ur cookies placed at that position won't bake at the same rate as the rest. That's the problem I have with my current Tefal oven. 3. Preferably with a turbo fan capability as well - this will circulate the hot air around the entire oven, contributing to more even temperatures. The more features, the more you gotta pay. Depends on your budget and utilisation. Fyi, this is the oven I plan to buy, you should be able to get these kind of stuff cheaper at those neighbourhood stores like at alexandra village etc. rowenta oven A small tip, regardless of the oven you buy, get a good oven thermometer (buy at phoon huat, sin lip kee etc) - that's the only truly reliable way to make sure you are baking at the temperature the recipe demands. Maybe $20+ ? Happy baking !

I give up on glass bathroom sink cos my fren asked me if I will put makeup in the bathroom and my answer is yes. She said her fren who also does that dropped her foundation bottle into her glass sink and kenna chipped - cos of the angle and velocity etc. Needless to say, gotta replace the whole sink... Of course, can argue about quality and thickness of glass etc but I rather not take the risk...very sim tiah... So give up on glass sinks in general liow

I checked on Amazon, the price is USD170 vs USD330 respectively, discount percentage is the same at 57%. Incidentally, anyone bought their bathroom sinks ? Very swee leh ... Out of curiosity, how do you maintain the brick wall, i.e. keep it clean ? Vacuum ? Wipe down with water ?

How To Select A Toilet Bowl ?

wow, thanks a lot, jason ! looking forward to see your pix... -
Err, is it true that there can only be 1 unit of this (instant water heater) per HDB unit ?

Looking for a reasonably priced solid wood queen bedframe, simple not too high headboard and enough clearance underneath to vacuum/mop. I don't like storage beds and platforms. I saw a few at the Furniture Mall before they moved and they were going for $800-900 range, not sure if that's a reasonable price. Friends told me I should get my carpenter to custom-make too but not sure if that would end up more expensive ? Anyone has any shop/brand/general recommendations ? Thx !

lol...kinda...usually i come up with the ideas, my dad figures out how to get it done... btw, i have no idea how he managed to get that extra power point attached to the cabinet - that one was done by him too. the original power point is very much further down and he said it would have made it troublesome to switch on the stuff above.

hi kim76, here you go Left side (not in picture) is the front door, right side are the shoe cabinets. They drilled a hole in from outside, then patched it up when they were done with either plaster or something. Hate that light blue cover they use, heng didn't let them draw it all the way to the tv. The coiled orange cable is the fibre optic cable - for goodness sake leave them coiled. My neighbour tried to coil it the same way we would other cables (figure 8) - she ended up breaking them and having to replace them. Expensive... p.s. the board that everything is mounted on was my dad's DIY, ditto for the wooden box containing the router cos we couldn't find anything that fit our router. wooden box used 2 wooden pieces from daiso, and 1 box of screws from daiso, and a few of our own nails.
