  9. yah, esp HDB is launching so many new units nowadays. I belive going forward, HDB prices will be quite stagnant. Rental is also not so viable too.
  10. eh, my breakdown is not a contractor pricing. I am basing on the rough $ tat a typical reno will cost after reviewing the quotation of forumers.
  11. hey, tis is very true. a couple of months ago when I decided not to go thr agent, it is so hard to get viewings cos they claimed to be serving the buyers (they hesitated a while b4 answering me) Nowadays most calls I made r seller's agents.
  12. Tats oso the reason why I dun wish to go through agent to buy. I deal directly with the seller's agent, lesser cov manipulation.

  14. Usually when must the seller move out? b4 the 1st appointment? I read somewhere saying something like seller will let the buyer inspect the place on the 1st appointment?

  16. This cov thingy has become a default additionals to every flat liao even for those super original, bad location n low flat unit, they olso expect some cov, eg $15k. but the issue is, what are we paying the $15k for? Haiz ....

  18. I suppose that depends on what u do? in generally, I tink a basic $30k reno will cost something like this: tiling the floors & hacking - $8k kitchen cabinet - $4k each toilet - 3k x 2 aircon - $4k wiring - $4k window/gates grills - $3k bedroom & toilets door - $1k What do u think?
  19. cos demand is very much more than supply, even if HDB keep increasing their valuation, COV will still remain high
  20. HDB said that the latest average COV is around $25k, but I dun see such listing be it 3/4/5 rooms flat. I wonder how realistic is this figure.
  21. I dun understand why yr friend nid to pay them 2-3k to ask them to move out. Your friend is alrdy the official owner, he can chase them out legally. if say suay suay the same thing happen, the owner commit suicide but is after 1st appointment only, so the buyer do not need to fullfill the sale? But we hv alrdy confirm the bank loan, can we still back out at this stage?
  22. Nobody told me, I was wondering if that is the case cos someone said the seller need to extend as they need the $ to come in to pay for reno.

  25. OK, so I shd only apply for my PUB after they move out so that they will pay their own pub bills. Is there any other charges that I shd be aware of? I understand ppty tax will be counted as mine after the 1st appointment? Do we apply for PUB before or after our own reno?
