Hello there, congrats on your flat and have a wonderful reno journey! Been reading your posts and looking at your inspirations, it's actually possible to get what you want but you really have to go ask around and look for more IDs, and of course to use real wood as part of your renovation will definitely incur quite a fair bit of costs! Possibly not to get package deals it you really want to customise your place so that it does not look run of the mill.

hmm don't be afraid to use grey or cement walls/floors, it may seem cold, but there are warmer shades of grey and i think cement walls can be very cosy too!
-
Must be that one...I was seriously thinking of getting that...Heng my bedroom WAY too small...lol
-
i got a spare NUD pendant light, was thinking of using that. but might get a table light instead.

I am having bare cement walls in the whole kitchen since I have having a kitchen island (except for where the fridge and oven are), i hacked a wall to make a larger living room, so 1/2 the living room will be screened (the outer half). Inner half will have a craftstone wall and probably grey walls...lol As for lights, am planning downlights only near the door, and in the kitchen. In the outer living room, will have cove lights and the inner living room and bedrooms with track lights. Spoke to architect friend, he advised to do just basic lighting and then focus on task oriented lighting, so over dining room got 3 pendant lights, over sink and over kitchen prep area got 1 pendant light each. Near piano 1 standing light, reading area in living room another 2 lights. Bedside, 2 more reading lights.

ALL their beds are out of budget..lol...is it the one with the storage in the front?

Grafunkt/Air Division/Room of Woods all having discount now....should be a good time to go take a look. SPACE also..but I don't dare to walk in..haha

Can't wait to go over tomorrow to see how my living room looks like when it's dried! Am going for very basic lighting as my ceiling fan got into the way of planned lighting. so just track lights and pendant lights galore!

More Cement Screed pictures! Love how the wall looks after it has dried! the little pop of yellow looks quite nice against the cement..but am changing the bin. screeding 1/2 the living room too!

@epiphone : Yep, those in solid black lines cannot be hacked. Unfortunately, there are generic floor plans (should be able to google them) but they are non-standard. a 3i flat in different blocks/ parts of a block can have different walls that are hackable. you can ask owners of the house you are looking at if they have floorplans for their flats. otherwise, when viewing the flats, u can usually see if walls can be hacked by seeing the ceiling beams. (not the best way) P/s: as stated in my early post, floor plans might not really be accurate. but are generally correct.

very lovely and simple design...am glad i stumbled upon your blog, we have the same time of pendant lighting and I finally get to see it it action! Do you have any pictures of the 2 pendant lights in the bedroom?
-
I quite like the raw look of the hacked floor.
-
And the Hacking BEGINS! Am so glad that renovation has finally started! Can't wait to see the final product! Kitchen Floor gone! View from Kitchen into living room Hacking a wall to make my living room bigger!
-
Only the flooring is in a rather decent condition. Otherwise, faucets in kitchen and toilets are rusty/with algae. Cracks on walls and very rusty window grille locks. And i have a warped front door too!
-
Hmmm best to plan for contingency... I followed my the floor plan bought from HDB and to my horror some of the measurements are wrong! By some stroke of luck I decided to purchase a smaller sofa and space planning not much of a headache. Btw, invest in a good sofa, whether or not you are getting from ikea

Hi, you can try Star Furniture/Living just beside Pasir Panjang...go straight to the Jotter section, they have 3 nice sofas. Nearby at century warehouse (Pasir Panjang 100e) where Lorgan;s is located, on the 8th or 7th floor, there is a shop that sells danish designed sofas..REALLY beautiful but really expensive. Was tempted to get from them, but decided to get from Air Division instead. -
hmm...can't get the larger picture...sofa that I bought and bed <

Tan Boon Liat building is indeed a godsend for people who love wood/clean-cut furniture! splurged on a queen size bed with storage at Mountain Teak intending to get some decorative stuff from Pomelo Really love their sofas and shelves..unfortunately very out of budget. For people with LARGE floor space, journey east has really large pieces of furniture...unfortunately nothing fits in my small flat. Lots of antique shops too for those into very vintage stuff. Am glad to have settled on a sofa from Air.....went ahead and chose Mandarin Orange as the colour of the sofa fabric...hope it's not going to be overly bright! Kickstarter is pretty amazing to find stuff for house, already backed Clip Trees... Am so excited...getting keys in less than 2 weeks and can start renovation IMMEDIATELY!
