Damages to the wallet... Purchased this 42' TV before CNY, even before I got my keys to the unit because the sales guy at Courts said there is a free gift during the period. Had to go all the way to Ubi to get the free gift though. For the time being, it's sitting in my bedroom here at parent's house. The free gift in question : Android box...no idea how to use yet, was told can plug this to the TV and use this to download games and videos.

Mum is familiar with this team of guys. Her kitchen was recently renovated by same contractor with the same team of guys. Haha....that's why the tiling team doing cement screeding was so casual with mom and dare to joke with her.

I think contractor / ID will be able to advise if you are 'color blind' like my mum. Haha...she just renovated the kitchen only using same contractor as me and she picked a tile for the sink / stove support finish in color totally off from the existing kitchen flooring. The contractor kept trying to tell her another tile was more suitable but mom cannot 'see' the color difference until the sample tile was laid beside the existing flooring. Think contractor knows mom has no sense of color from the tile selection, so when time came to pick kitchen cabinets laminate, he circle 3 on the catalog and ask mom to pick one, ignore the others. Even just brown there is ash brown/chocolate brown/rosy brown/red brown.....

Ya, bo bian arh...not going to get loan to do reno...don't feel it's worth it coz it's "depreciating" item...so can only do what I can with the limited budget. Already considered heng liao, COV not too scary and flooring for most of the area can be saved. water proofing - got arh...the actual full quote is 2 pages long, i just typed out the main items. haha... Full waterproofing included for all those wet areas - kitchen, service balcony, both bathrooms. I think they have to cement the wall and floor nicely first before they can lay the tiles too. these 2 days nothing to show coz they cementing smooth those areas hacked. Mom went by Monday to see and there were 2 guys cement screeding the hacked area. They told mom "nothing to see yet, all cement!" Ya...think if you have $X, should work with $X-$Y budget. Something you didn't notice might pop up like mine....windows to replace, fake ceiling end halfway around the room...I dunno what else will crop up. wahahah...dun compare lah.....different places, different pple, different usage. Everyone has different needs / taste. Small budget is still possible to reno de.

Haha....actually I wouldn't mind if someone has 'good' advise. It's just that some folks only know vague FS stuff....then give strange advise.... One friend said cannot have open concept kitchen....something about stove = female, so should be hidden away from view, cannot let it be seen... Sounds really strange to me.....I didn't know appliances got differentiate between male and female....

Yah. I did see on your t-blog you 'crow-barred' the fake wall down....haha....I wish there was an easy way out for the fake ceiling...LOL. haven't discussed prices, but lets see what I get charged before I start to bargain. I actually have 2 'fake' walls too. One in the living room, one in the bedroom. The problem for mine is that I'm keeping the flooring, the skirting will be damaged if I dismantle the fake walls. So I ended up keeping both of them. For the bedroom, additional consideration -> based on the floor plan, there is a protruding pillar behind the fake wall. Although I'm not really believing in fengshui, the contractor said since 'everyone' says should not place bed with sharp corners/beam 'cutting' across the bed, so should just follow. Kept the wall so that the beam is hidden and flush with the fake wall.

Add ons! More money flying ~ sad... Just got call from contractor. Will go unit to verify later. I didn't check the service balcony / bedroom/bathrom windows at all during my visits to the unit before. Not that I can do much about it...maybe depress the COV more? 1. Windows in service balcony are rusty, one of the sliding tracks is faulty....better change since I'm already doing reno 2. Windows in MBR - again rusty. 3. Windows in both bathrooms - there are wired glass panels and the wires inside the glass are rusted. So I will see new wall tiles, rusty windows in both bathrooms if I don't change them. 4. The false ceiling in the bedrooms - need to saw off the protruding bit and extend or something. I don't quite understand it, tearing it down apparently takes more effort than sawing it off and extending....maybe because of the area covered. the entire ceiling except for the areas previously occupied by the cabinets is with false ceiling.

Not much diff. I got quoted $2950 for Mit by some other aircon installers besides Gain City. And there is no $200 voucher.

The contractor I've engaged isn't any of the popular ones being discussed in Renotalk. He renovated auntie's friend's place (ok...far enough association yet?). Mom wanted to renovate her 20 year old kitchen and hence went asking around...haha....Mom's kitchen is done already, while mine just started... Stuff I am doing, quoted $30K for these : Final Bill : $32,050 1. Kitchen : a. Hack existing floor and wall tiles b. Dismantle existing kitchen cabinet. c. Supply and lay full height wall tiles d. er...for my place, I was told that to hack the upper part of the service balcony needs PE certification and costs a few hundred dollars, plus long approval time. Is that true or can I just hack? I dropped my idea of hacking into the service yard due to what I was told.....

Probably designed for my mom's generation - they cook every single day.... My present parent's place doesn't have service balcony....so on rainy days, be prepared for fishy or stir-fry of the day smell on clothes coz they are drying close to the cooking fumes. We have had to move the clothing to the living room instead to avoid the fumes during rainy seasons.

I specifically told the owner's agent to get sellers to move out anything that can be carried out of there. maybe coz I'm cannot imagine me being able to shift anything on my own.

wahahah....no need to run away lah....your house leh.... Though I admit, I was all alone when I went to my unit last Friday evening - first day of reno work. Saw some indian workers pushing wheelbarrows of debris downstairs and I tot of turning back already.... But then, I already made my way there, so I thought just go upstairs to take a peek. I just went in for about 2 minutes (think less than that). The supervisor (I think) noticed and went 'you owner arh?' After I confirmed yes, he went back to ordering the men about. I felt i was in the way as they were pushing wheelbarrows after wheelbarrows of debris out, so I left within 5 minutes....also there was just A LOT of dust flying about....

Ya. ask the owner to stop their supply then you take over...my mom's first words were 'aiyah! why didn't you ask owner to pay to stop supply.' Haha...I never even thought to ask whether they were using lpg or piped gas. I didn't get a buyer agent so it was just clueless me. LOL. didn't know what I should pay attention to.

Just the hacking - about $2.5K for hacking all the floor and wall tiles in kitchen, service balcony, the 2 bathrooms. Plus 2 new entrances (one for Bedroom 2, one for the common bathroom) The killer is actually all those cabinetry. Dismantling those built in cabinetry in all the rooms, bedroom frame, kitchen cabinets....cost me around $1.8K. I think probably give and take ~there isn't a separate charge for hacking the concrete stove support in the service balcony and the concrete sink support in the kitchen....

I don't think I am spending a lot either...it helped though that the COV i paid for this unit was pretty low....so the cash not used in the COV is now going to my renovation. As the contractor said 大有大做,小有小做。 [ie. any renovation welcome! haha] I was worried about my budget being too small too - I went "I don't want TV feature wall, don't want custom cabinet, don't want this, don't want that"....I thought the ID/contractors will start rolling their eyes and go 'don't renovate'....

Probably not. I actually called the contractor first after I found there is citygas supply....he said to call citygas to stop supply... I asked the Citygas customer service lady over the phone again to confirm if it is really needed. Was trying to save the $60 - ngiao me. She checked with some person (put me on hold a while) and asked if I am hacking kitchen wall tiles and I said yes, hacking the whole kitchen....so she advised to stop supply for 'safety reasons'.

Forgot to mention. If there is already citygas piping in your unit, you need to call Citygas to temporarily stop the gas supply while you are renovating....$60 charges...will be reflected in bill. So if you don't already have piped gas, might be better to ask your ID/contractor on the timing to call Citygas for installation....rather than get it installed now then needing to pay for the temp stop. The citygas Customer Service told me vaguely should be after wall tiles/wet works, before cabinets are done. [i asked when I should call them back to install my piping since they took it off temporarily]

Are you going to HDB to complete the resale transaction? If yes, the SP services is just on the extreme left hand corner of the resale waiting area. HDB gives you a letter to proof that you are now the new owner of the flat, you can just use the letter to go the SP services counter ask to apply for an account. I did it on the same day around 5 pm. The lady at the counter just gave me a form to fill up. They can check on the computer, so I was informed that the previous owner had water, electricity and gas account in the unit, all meters were outside the unit....so basically that meant I could 'take over' the accounts at the unit..... The lady also informed me that their technician (or whatever that designation was) will go down to my unit the next day to take readings and cut over. So whatever used before that date was the prior owners, after that was mine. The meters were all outside my unit, so I didn't have to be present when they took the readings.

All the tiles & cement ~ All hacked~ The doorway for bedroom 2. the other door will be for the storeroom entrance: master bathroom. Didn't pay attention to the ceiling previously.......but the previous owner was really fond of cornices. It's really obvious now that all the built in cabinets have been taken down.

Not much to update for the past few days - was waiting for HDB to approve the renovation permit. Most of the permit got approved yesterday. [the one to shift the common bathroom entrance is still pending] Contractor says will start work today....I'm working so haven't gone to check it up. Will probably go over to peek later tonite. edit : the permit for the entrance was approved 21 Feb. Seems like the contractor gets updates faster than I do online. It only reflected as approved on myhdb page on 21 Feb late evening.

totally fooled me. I tot it was wood.... we lived with it ....coz every year dad brings out the paint to 'touch up' for new year...and the cycle repeats....not bothered to scrape liao.
