SINGAPORE: The government said Monday that it will increase the holding period for imposition of Seller's Stamp Duty (SSD). The SSD will be raised from the current one year to three years. Another measure will impact those who have more than one outstanding housing loan. Property buyers who already have one or more outstanding housing loans at the time of the new housing purchase will have to pay more money upfront. The government will increase the minimum cash payment from five per cent to 10 per cent of the valuation limit. Those with more than one outstanding housing loan will also see a decrease in the Loan-to-Value (LTV) limit for housing loans granted by financial institutions regulated by MAS. The LTV will be lowered from the current 80 per cent to 70 per cent. The measures will take immediate effect on August 30. The government said the objective of the measures is "to ensure a stable and sustainable property market where prices move in line with economic fundamentals". It noted that the property market is currently very buoyant, with prices increasing by 11 per cent in the first half of this year. It added that while Singapore has enjoyed strong economic growth in the first half, growth is expected to moderate in the second half of the year. Should economic growth falter and the market correct, the government said property buyers could face capital losses. It has thus decided to introduce additional measures now to temper sentiments and encourage greater financial prudence among property purchasers. -CNA/wk

Posted : 27 August 2010 1914 hrs Maybank Singapore offers new packages for home loans market By Ephraim Seow Maybank branch in Kuala Lumpur SINGAPORE : Maybank Singapore has raised the bar in the home loans market with its slew of latest offerings that include mortgage rates lower than one per cent in the first year. For instance, its fixed rate packages with either a three or five-year term offers the lowest rate in town at 0.88 per cent a year in the first year. As for its home loans that are pegged to interbank lending rates, Maybank is offering interest rate of 0.5 percentage points above the three-month Singapore Interbank Offer Rate or SIBOR for the first year. SIBOR is the rate at which Singapore banks lend to each other and is about 0.55 per cent today. Meanwhile, for its variable rate package, Maybank is offering interest rates that will start at 0.80 per cent a year. This is 2.95 percentage points lower than the Singapore Residential Financing Rate (SRFR) for the first year. SRFR is Maybank's board rate and it has been at 3.75 per cent since 2007. In another variable rate package, the bank is offering a S$5000 cashback with an interest rate of 1.3 per cent a year for the first year. Head of Consumer Banking, Maybank Singapore, Ms Helen Neo, says the fixed rate packages are very popular with customers as it gives certainty in financing their mortgage. Maybank adds that the new packages are in celebration of the Bank's 50th anniversary. As part of the ongoing celebration, it has launched a Privilege Plus Savings Account, a savings product for those aged 50 years and above. Valuation report is for how much you can withdraw from your CPF savings; how much housing loan can be granted to you; and the minimum cash payment you will be required to make I don't care abt your fancy reno or what facing. Whether square or triangle, 1 ft is 1 ft. You want buy my flat, use cpf, we dictate what you can do. Lastly, private got valuation report meh .... You need to get a valuation report from an HDB-assigned private valuer if you are: getting a housing loan from HDB; getting a bank loan and using your CPF savings to service the loan; using your CPF savings to pay for the purchase of the flat; or applying for the CPF Housing Grant Scheme But, actually before sign OTP, it will be good to see the ORIGINAL floor plan, to see if any alteration had been done.

Might wanna use wireless remote light fixture. I never use use before Wireless remote light switch are the most comforting to help turn lights on and off on their own. Instead of having multiple wires that make the installation look untidy, you can install a wireless remote light switch to turn off the lights. The wireless remote light switch communicates between the fixture and switch using radio transmission or using existing power lines. Dun ask me how much or where to buy. Only find them in the internet.

Think there should be Maintenance Fees guidelines set up by HDB to follow. Some town actually are in deficits even without the lehman brothers. Guidelines are in place when there are no competition. Many buyers still buy L99 that are more than 20yrs. Dunno whats the strategy, unless they see Enbloc potential. By the way, there are still FH that are pretty cheap in the market like $650/sq ft. as compare to $750 for a New EC with restrictions.
