  1. This checklist very pro HDB one, got 24,000 dual ownership (balck sheep), they also hope you dun know just sell. After all you got another home mah, so selfish right. Only think of themself Buyer 70% loan, not possible to happen, if sell and can buy means only got 1 house only. Therefore no outstanding loan, so sure under 80%. Cannot have another HDB/PTE right, otherwise cannot buy. HDB is very restricted, even this checklist create for awareness also quite restricted(Hiden rule)

  3. All the relief valve are connected on the Cold water side. Ariston(red tape) go through the floor, but there is a 90 degree PVC elbow bend that direct the excess water to the drain pipe. Both Joven, also got relief valve, right pipe, cold water side, T joint. Red ring is the hot water side. But installer dun join discharge pipe, cos Joven has triple safety system. Excess water is dripping type (drawn by gravity) Once drip time to change valve liao.

  8. No.... this declaration is only meant solely for the seller. SELLER CHECKLIST. Nothing to do with buyer. Checklist include the financial calculation of his next home. ( If any ) If just sell, then no calculations. Just submit the checklist... just tick only. But if intend to buy after selling, must submit this financial calcluations.   9. Bro, this is for seller declarations. Last time, seller get valuation report, arrange viewing, can let buyer sign OTP. Now seller must submit Resale Checklist and the Financial Calculations (if any) to the HDB repository online, 7 days later then can let buyer sign OTP. This checklist valid for 6 months. Basically seller 1 more step before offer OTP to buyer, Financial Calculations, how HDB review this calculation, I don't know. So those who using HDB loan, and wanna park OA, not sure must park first before this calculation.
  10. "This is a statuary declaration" Sellers can only grant the Option to Purchase to the buyers only after 7 days from the date the Resale Checklist is completed and submit to Repository. The original copy of the Resale Checklist and the Financial Calculations (if any) which had been deposited in the Repository must be submitted to HDB at the First Resale Appointment for verification. If the date on the original copy differs from the scanned copy or if the OTP is dated within 7 days from the Checklist, the resale application will be rejected. The Resale Checklist will be kept in the Repository for 6 months from the date the sellers go through the Checklist. If the sellers are unable to find a buyer and submit his resale application within the 6 month period, the sellers will have to go through the Checklist again and deposit the new copy in the Repository.
  11. Dun understand how it works. Cool for 7 days means confirm liao ? But got seller still walk out before 2nd appointment and there is nothing HDB or lawyer can do. Even though we keep saying can sue seller. Anyone really sue and court cases before ? This 7 days only drag the whole transaction application. Thus, slowing down transaction voume. What is some announcement again during the 7 days. so many rules change this year.
  12. Bro, resale application need both party to be around, kinda hard to process if overseas, unless you use POA. You jump very far from the fence, straight to EM. I totally agree with you that housing is a good debt. If you could finance you mortgage with CPF not cash, it would be better. Reserve your cash for other bad debts, like vacation, renovation, credit cards, car etc. All my mortgage are from CPF except COV and agent fees. Maybe I am wrong, but generation now very optimistic and jump high and far. Perhaps that was how the ancient empire was build in such a short time

  18. IMO, if you are unable to fork out the 15%. Think you debt ratio is on the high side. Especially, HDB resale is at its peak now.
