Welcome to EM! Take your time and try to maintaince a good relationship with the seller to maintaince your house. Do negotiate with the seller when can you have the key takeover privately, make it black and white if possible else ( Some seller can promise you to move out at this date then next day called say cannot make it!). Make sure you are comfortable in the takeover of house processes from the seller. Not too rush if you are a second time buyer. 1st appt very fast for me as I am getting HDB loan, only 1 hours plus queing up but yours may be longer. Officialy in HDB hub, no keys handing. CPF no money liao after it. Renovation wait till you go after the 1st appt. no rush no rush Cheers to your new home

My experiences with my EM is before the execution ot OTP, the house is in good shape ( Actually didn't have a through check) The previous indian owner may had the idea of once execise it is considered as sold and not maintaining your house. Thus from the day one of OTP exercised, they have not been cleaning the house. So dirty and wonderhow they manage to leave with it. Only When I take over the house key then I discovered a lot of problem like water leaking, Electrical shock circuit, sliding doors not sliding. Normaly people will do taht only when key take over but I would suggest you had a check list on the day you execise the OTP. Just my experiences, for your consideration

Does that makes senses to the average price as dictated in HDB site?
