maybe can use mine as a benchmark..4-rm resale at tampines 1) completely overhaul the kitchen..homo tiles for walls and flooring, new cabinets, new solid sink and stove support 2) re-do both bathrooms with homo. tiles 3) laminate flooring for living and dining area 4) painting 5) L-box and false ceiling 6) 'extra' like changing the lock on our wrought iron gate, dustbin cover costed me 23.5K with ID. rewiring + installing lights was additional 2.3K

i didn't get to do my final inspection because our seller was **** dodgy and she rented the flat out to ppl who refused to leave because they did not get their rent money back etc etc etc. it's a long, convoluted story. anyways. when we finally got the keys, went to the flat and found a major leak in the MBR ceiling. there were stalactites growing from the pipes for goodness' sake. the seller just said that 'it was already there when she moved in'. how can you tolerate crap dripping from your ceiling for years?? grossified. anyways. rightfully the seller should hv rectified the leak...but now the problem pass to me. i'm the one who has to bear the cost of the repair when i havent even moved in yet. hv to go meet MP next week to ask for the HDB subsidy. apparently the sale of the flat can only take max. period of 6 weeks. if within 6 wks not completed, you have to start over. that was the impression i got from my HDB officer at our 2nd appt, when we told her we wr unable to inspect the flat due to 'unforseen circumstances'.

hihi Unimax is also doing my 4 room resale at tampines too. so far, so good lah. been a bit slow, only one guy to do the tiling of my kitchen and two toilets, but his workmanship is good. we started out wanting to do the kitchen and two toilets, then only the two toilets and laminated flooring and painting, then suddenly become kitchen, two toilets, laminated living rm floor and painting. we had a small problem when the tiler laid my kitchen floor tiles wrongly...insisted on hacking but my ID refused, saying it's too expensive (he has to bear the costs), take too long etc and said he will overlay. I was quite upset also lah, i felt it was a bit unreasonable for him to give such reasons for not wanting to hack..it's not my fault what. and overlaying is considered a more inferior option than hacking. everyone around me said to just leave it as it is but i die-die wanted my kitchen floor. so no choice..hv to just opt for overlay and hope nothing goes wrong. coincidentally the HDB TO was checking on my flat because of a leaking MBR toilet ceiling, and i asked her opinion. she told me overlay is ok if the first layer is still sound, but because my first layer was still so fresh (1 day old), she had to check with her engineers if it was ok. that was problem #1...problem #2 was with the electrician..my ID's guy quoted 1.9K to do wiring, and my dad felt it was too expensive, so he went out and looked for his own guy. he found one to do re-wiring for 2.3K, so we went with him. but my ID really not happy. tried to find fault with our electrician..saying how they will delay the work (they finished the rewiring in 1 day) and something about illegal concealed wiring (no, it wasn't concealed). during the re-wiring process the electrician made some holes in the existing cornices and my ID flat out refused to help to patch up the holes. almost argued with my dad about this. before the tiling and electrician fracas, my ID very good..always check up every other day, then will call to update me on the progress every day. but after the incidents..then like very 'cold'. now slowly-slowly warming up again. also my ID took us to his 'lobang' at balestier to buy lights. spent close to 1.2K on lights for my flat, excl. downlights which i got from my auntie. the lights don't include installation, so the electrician charged me for it. Unimax's look is very urban, which actually was not the look i was going for but i was too pregnant to go find another coy. lol. but i think they have been good so far. my total bill is 23.5K for the renovations alone. got a lot of extra here and there.. -

you know the kind? very old type..must pull to close...possible to get for HDB house? i think they're cute anyways, what's the deal with gates? spoil my plans for my bright red door...

yes, well, that makes sense right? painters also the ID's one leh...dont think they will be so good to help also. is white cornice plaster something i can buy myself?

during your reno. works, do you install the lights before or after painting? common sense tells me after, so that the lights wont get in the way/dirty but my id insists on installing the lights first before painting. because we're not using his electrician, i think he's still a little sore abt that, so i don't know if he's just trying to make things difficult to drive home the point. :S

gosh i'm feeling quite ripped off.. spent close to 1.5k on lights for my 4 bedrm flat 20 square downlights 1 x ceiling fan light 4 x rectangle 'lightbox' light with wood/glass/string trim 1 x hanging globe 2 x bathroom before this, i didn't know lights can cost so much.

my ID's electrician quoted 1.9K to do wiring (not even rewiring) and installation of some power points and install downlights + lighting in my 4 rm flat. my dad said to re-consider (at this point, ID's face black-black), and he found another guy to do exactly the same but with rewiring for 2.3K. it's a big price difference, how can not do? my ID did moan a little, about how our electrician of choice will not finish the work on time and how he will not be responsible for any problems with the wiring etc but so far so good. lights will be installed on thursday, we'll see how then. as the consumer we also have to look after our own interests, if the main con is upset just because you are getting your own guy, and makes life difficult for you, then that's highly unprofessional of them. if they WANT you to use their electrician, then it should have been stated in the contract earlier. otherwise, it's an open market.

hihi newbie alert! bought a 4-rm resale at tampines (because of baby lah), still undergoing renovations, looks like going to be homeless this Hari Raya. in the meantime, living out of a suitcase at my parent's house. so poor thing hor? lol anyways, we engaged an electrician to rewire the whole house, but they had to go through the old cornice in the bedrooms, leaving some gaping holes here and there. my ID is still a bit sore that i didn't use his overpriced electrician, and insists that i fix the holes in the cornice myself. i suppose the electrician should have done it, but he also go and taiji to my ID. anybody has any idea if this is something i can do myself, or if they know anybody who can do it cheap?
