  1. Well.. if the three distinct areas is important to you, then the configuration will work. I don't see how swiving the TV left and right will spoil the cable though. Certainly a replaceable item, and should not be a factor when considering more permenant thing like the layout. One thing I have just noticed... your WIW has created an articfical walkway in your master bedroom into the bed area. Kinda waste of space, no? People who enter can also immediately see the side of your room TV... which may include ugly wires. Have you consider instead of an L-shaped WIW.... have it in two parrallel wardrobes. Meaning, when you enter the masterbed room... you straight away enter the WIW..with one wardrobe facing the door. The WIW will lead you to both the bathroom and the bed at the other end near "D". That should give you more space in your bed area, no? Just toying with different ideas.... please don't take it negatively.
  2. Hope everything turns out fine. Nothing comes easy in life.... hang in there ya.
  3. Wow... book a sofa that far down the road? You must really like the sofa! Never heard of the concept - book further, price cheaper. Seems strange as they have to take more price and supply risks down the road. At this kind of economic environment, who can really tell what will happen next month, much less in Sept. Lets hope they can deliver their promise. Keep us posted!
  4. Hmmm..... on first look, your floorplan will still mean you will probably have less than 10ft of actual distance from your sofa to your 40" TV. May not be that comfortable watching TV and also makes that area cramp, not consistent with your entire house which is a big show of space! Have you considered switching places of your TV and your display cabinets? Then allow the TV to swing left and right so that both your living room and tea area can watch TV if necessary? You should then change your L-shaped sofa to have the "L" part on the right side instead. Idea? Good idea to eliminate the bedroom walkway... I never liked walkways cause I think it is a waste of space. Looks like this big place of yours is currently only designed for two.... envious man. Wow... double sink kitchen... very luxurious indeed!
  5. Sigh... cannot listen to all the views lah... thats why u have headache. If its ur bro's room for example.... should let him have his say....not your mum... cause he is going to live in that room... not her. I am not saying to disregard what ur mum thinks.... but your bro's view should take priority. Those who use the room should have final say. Else... ur problem will never end.
  6. Explain to your husband... dryer will make your clothes less crumpled, hence less effort to iron. This alone is worth the investment.... not to mention the time and effort you save on hanging your clothes and waiting for them to dry. Maybe because I have always keep shorter length fur for my gal...no more than two inches... she doesn't shed as much.... very manageable. Only matting issues.... which I admit... I very lazy.... when I find a matt... I just cut it away. But honestly, she has so much fur... no one can tell the difference.
  7. After I have seen the hacking work... then I understand why all of them would say that. When they hack... they instruct the foreign workers to hack everything... it is not as if they will pay them more to hack the room tiles.... it is all in a day's work. In fact, it is more troublesome for them to tell workers to hack everything EXCEPT the room tiles. So whatever extra they charge you for hacking the room tiles is PURE PROFIT! If room tiles survive the hacking process... then why does anyone need to do cement screed? It is already level! I honestly believe it is just their way to make more money from you. You only need to do cement screed if you hack.... but most of the time.... they phrase it the other way around....."you need to hack to do cement screed". Ask them the rationale of doing so..... if the possibly of "pop up" tiles is the reason.... then just insist that you do not want to hack. After the debate of hacking or not hacking is over, contractor no longer has any gains to insist.... then you'll find that everything that was cannot, suddenly can. Suddenly, no need cement screed also can lay parquet leow. Amazing industry!!
  8. Actually... if on a budget... it will test your creativity even more! Spending money to get good stuff is no big deal... spending less money to get equally good stuff.... now that's an accomplishment!! Hehe Hmm... do I detect another MJ fan? Very tai tai indeed. Haha... hope you are feeling better today, Ranval. Btw Monkey... if you are installing a rainshower above a bathtub... just make sure you get a long enough extension pipe because bath mixers are fixed at a lower position compared to shower mixers. Take proper measurements and ask shop guy before you buy.
  9. If bathroom is new... just simple mopping will do. If old and have dirt and grime... then scrub. Many kinds of cleaner... actually normal soap or even dish washer will do. But if you require something stronger and all in one... go for the advertisement... Mr Muscle lor.
  10. Wah... lucky u.... free new tiles! Do you get to choose the tiles? Btw... do consider installing a rainshower as well.... u won't regret it... be pampered by rain droplets!!
  11. Eat back??? Gosh!! I think because mine is a gal... she is more aware of stains from her "business"... so she will avoid stepping on them after. I lay a double layer plastic floor matt in the toilet so when she pees... it flows through and doesn't stain her fur. These days, after a few hours at home, or just before we sleep... we bring her to the toilet, point to the matt and ask her to pee..... this she understands. Well... sometimes, Chrissy surprises us by initiating her "business" on the right place.... in which we reward her with treats and praises. But I guess she can't remember where to go at times.... so when she forgets, she is forced to do it where she feels will get her in the least trouble... the kitchen for example. She doesn't pee in our room or on the carpet, anymore. Thank goodness!
  12. Not only that.... both your bathrooms are big enough to fit a bath tub....envy envy. Sorry babytan... I got there first.... You'll have to settle for the third spot! Hehe.... !!
  13. Wei... hard work leh.... must wake up early on Monday.... go to Citygas to queue without knowledge if I will be successful.... only 5 sets a week. First try fail.... shop open 8.30am... was there at 8.20am... all 5 taken leow. Second try.... reached there at 8.00am.... was the fifth person!! Heng ah!! So whatever the savings I got... I kinda of feel like it was hard earned! Btw.... just checked Citygas website.... now the same gas dryer going for $630 with $50 dining voucher. Tried those dog parks and stuff for a few times 2 years back.... every time she meets a dog.... ANY dog, even ones half her size.... she tugs her tail and run away or run to me. Dogs who were initially curious about her eventually got bored and give up, and play with other dogs. Sigh. After a few tries, we sort of decided not to force her if she doesn't want. She just enjoys the company of humans.... and I mean ANY humans. Meet strangers also act like long lost friends. !! Cannot have my guard down... really scared others will steal her away if they have the chance.... and I know she won't know to resist!! !!
  14. Yup... very unique layout indeed. The living room is very long and seems very narrow... must plan your furniture and TV area carefully....else, cannot put big big TV!! Hehe... Btw... it is advisable to at least have a 10-12 feet distance for 42" TV, for comfortable watching....FYI. Wow.... if you knock down your bedroom 3.... then your living room will be huge!!! Hmm... if the place is vacant and you bought from HDB... I am sure HDB will fix your defects, no? Just realised you can't knock down bedroom 3 because of the permanent wall.... !! Very challenging indeed... will be very interested to learn about your final layout when reno is completed! Keep us posted!! Good luck!
  15. I did all that... sigh... din work leh. For Chrissy.... if you lock her in an area where there is just her food and sleeping area and the toilet, she will use the toilet. But when you leave her alone in the whole house, she will at times (50-50) forget where to go do her business. She knows she did something wrong, but dono exactly how to do it right. I tried just about everything. I don want to confine her to a limited space when we are not around.... but we don have much of a choice lor.
  16. Your dogs are so cute! They look great together as well. Too bad my girl does not like any other dogs. Btw... how did you toilet train your Shih Tzu? It's been almost 4 years and I still can't trust my dog when I leave her alone in the house...sigh.
  17. This is my floor plan... including amateur sketches from yours truly.
  18. Who say need to hack? Contractor? Bluff u one lah. I did not hack and also no need cement screed. At first contractor told me not possible... I told him some say can... and also ask him specifically why not? Then later, he told me can provided it is not their responsibility if old tiles underneath pop up and damage the parquet. Err.... I will take that risk! Has anyone seen tiles pop up? To me... most of the time, it is just an excuse contractors give to charge you more. Don't get sucked into it. Tell ur contractor... no...INSIST that someone else, ie. me, has overlayed parquet before.. so it CAN be done!
  19. Price includes lock set, dismantle of old doors and installation....basically, all in except for door frame. Their website: http://www.yontat.com.sg/door_Artistic.htm
  20. Very nice!! Esp your common bathroom tiles.... very hip!!
  21. There's a picture of my rain shower system on my t-blog.....FYI.
  22. Err... not much experience in buying dryers.... the last one I bought was 4 years back and is an Australian brand. Some dryers, esp European brands can cost $1,000 or more! Maybe you should post a new tread requesting for the latest feedback on dryers. All depends on your budget, I guess. I saw recent adverts of washer and dryer package at less than $800. Don't buy machines that are washer and dryer combined (ie. one machine that cost over $1,000).... they are expensive and typically only have half the washing capacity for the dryer function.... meaning e.g. washer 6kg, dryer 3kg. It does save you space but if you can find the space... it is always better to use two machines.... cheaper too! Elba and EF brands looks pretty value for money to me though.... under $400 for 6kg model. If I did not buy the gas dryer from Citygas, I would probably give these brands a try.
  23. Dono about sungei kadut ... but remember... there are MANY types of veneer doors. Cheap ones with inferior outer layer can be cheap but you won't like the designs. Have your ID showed you the available designs and do you like them? Don't just go with the price... if so, later if your ID show you very limited range to choose from, then you have to live with your selected choices. My advise... whether you like the designs provided by your ID or not.... go visit some door manufacturers like Yontat.... ask them questions about the materials and different types of doors.... whether using hollow doors or solid.... what kind of lock set they provide (I added $10 for a better lock set than the standard round ones). I have went all the way to woodlands factories to hunt for doors.... and I find Yontat pretty competitive in pricing with decent range of designs. Surprisingly, the sales person at Yontat does not seem to bother whether we buy from them or not. They just present the range and prices, and answer whatever questions you have. They don't entertain bargaining cause they quote contractors the same price. They will explain to you why some doors are cheaper than others. They also have nyatoh doors and classic doors. Doors form a big area within your flat... like a painting.... don't settle for designs that you don't like. It is worth putting in more effort to look at what is available out there.
  24. Aiyo... no need these polite words lah... this is a forum to share experiences mah... I also learn a lot during my reno so now I am giving back lor. Yes.... must have main gas supply from govt.... and also pay them extra $80 to connect into your flat. Yours is three-room flat from an older block right? I assume don't have govt gas supply?? Electric dryer is far more common anyways... cheaper too if you are not too brand conscious. ELBA for example is made in China... but what brand isn't these days? I think... find the area suitable for wall mount and do your measurements first... then go to places like Mustafa or Audio House to select the model you want... then start calling neighbourhood stores like Hong Liang, CEC, Goh Ah Bee to request for their best quote on the model. Can't go wrong with this methodolgy....which applies to every electric appliances that you buy! Happy hunting!!
