The Fact - Meets up to understand your needs/wants, requirements, budget at their showroom/office - Proposal with a general direction, floor plan in drawing and of course the ballpark figure. Foresees all possible hiccups, minimizes 'hidden costs' so of course the final figure looks bigger - Charges a professional fee of $1k up. - 10-20% deposit payment upon confirmation (Anything more is fishy!!) - Proceeds with detailed drawings, selection of materials (should be mostly if not all done by the designer themselves), then subsequently 3D upon confirmation. You can get a hard copy for safekeeping too btw. - 3D perspective should reflect the final works done - Shopping for lightings, sanitaries, curtains etc. Advice and recommendations on furniture and fittings is a plus point - Schedule preparation, then application of all necessary paperworks and documentations - Execution of works with accordance and reference to the detailed drawings with weekly reports - Rectifications and touch-ups at arranged time/date to home owner's convenience The Fiction: - Meets up to understand your needs/wants, requirements, budget set aside at your convenience (your home, shopping malls, cafes, restaurants) - Proposal with a quotation, generally a price 'too good to be true'. - Design fees absorbed/ FOC design fees. (No professionals become professionals for free). Sometimes even with 3D at the proposal! (a standard template) - Absurdly low fees to 'secure-the-offer-today' of $500-$2000 with no reference to the project amount. Might be even before proposal. (too much is fishy, too low also fishy, so just stick to 10-20%) - Proceeds with drawings after you selected all your materials.   3. there are basically 2 types of holes imo. one for wall mount, one for joining the carcasses of the cabinets. Nope highly unlikely it's recycled/reused planks, but rather maybe drill wrong hole hahaha thats why there are two holes next to each other.

  6. Agree with this statement. I think the minimum is a 2mm or something similar. Yeah. SBH got very lousy return policies. In fact, Hafary and LSH are much more systematic. I heard from my ID that he had to bring the tiles back to SBH showroom himself and made to open up the boxes of tiles and bring out piece by piece to let them inspect. Sounds dumb isn't it?
  7. Not easy. Resale can negotiate with the help of permit submission but BTO definitely nono due to the warranty even if you volunteer to void the waterproofing. They have a specification of 200mm from the floor level to be kept untouched. Even if they let you hack a particular wall, you are to adhere to keeping 200mm of the hacked wall intact (so it's kind of pointless) . Even if they approve the extension for resale HDBs, the extended area can only be used for 'dry activities', like vanity or walkway rather than for the shower itself.

  9. I would probably customize some storage settee with cushioned top. Then put the dining table vertically, so the settee can act as a dining chair for extra pax during parties too!
  10. Hi Guys, When choosing your ID/Contractor, would you go for one with the GST or one without? Remembering that the sum is no small amount, GST can be a significant amount?
