U mean after you tried to assess her current LL, they increase the rental price? Want to rent, must sure you are comfortable especially the tenant is staying with u.

(a) hacking floor and wall tiles, --> didn't do (b) re-tiling, © false ceiling for living room / dining room, --> didn't do (d) re-wiring whole unit, --> didn't do (e) air-con 4-way, --> sys 3 air con (f) install kitchen top and storage cabinet, --> hack old kitchen cabinet and do a new one with solid top and glass backing (g) custom wardrobe and study table, and --> do 2 wardrobe ,1 bookshelf (h) painting whole unit. --> di change 2 toilet bowl to sitting , toilet sink, tap, shift or add less than 10 power point, change one water heater. All these already cost me est $25k

Unauthorised subletting of flat includes instances where owners sublet one or more bedrooms while they do not live in the flat during the period of subletting. If the infringement of unauthorised subletting is established, action will be taken against the flat owners concerned. In 2012, HDB took action against 33 flat owners who committed the infringement.   7. base on my understanding, exclusive is 3 mth. May be 1-2 wk before 3 mth end, you can decide whether you want to continue give exclusive to the same agent or change agent, If you want to continue the same agent, u need to sign another exclusive . However, IF eg a buyer was bring in during the 1st exclusive agent time and only make decision to buy during the 2nd exclusive agent. U need to paid the 1st exclusive agent commission. I don't know whether you still need to pay the 2nd exclusive agent. This area, I don't know.
  8. correct. If you refer to benauhc post mention I believe his purchase was done before the new rule kick in. It happen to me when I hunt for a resale flat. The seller agent even told us that he block all buyer who has agent represent. He prefer us b'coz we are walk in customer. And he also told us, there are 2 walk in customer.. - us and another family but he don't like the other family b'coz the husband very proud. Give statement like, money is not an issue. I had money. The seller agent don't like his tone and feel like he will be a difficult customer. However the main reason he prefer us is.. We has a place to stay and we don't urgent to move in. His seller is doing contrac - sell first then look for a house. This will result more time is needed b'coz they still need to reno their new house. The other family - sold their private house and need a place to stay ASAP. Imagine.. I exercise my OTP on Sept, give seller 30 days to submit for 1st appoint. 1st appoint at Jan 2nd appoint at end Feb Their intital request for extend from 1mth to 3 mth May then I can start reno my house. Then my reno contractor take his own sweet time to do. By end July, 1 week before hungry ghost , then I can move in. From Sept to next July - nearly 10 mths. We has the time for the seller.
  9. can you share with us, which department store, which outlet sale person is doing this. I bought all my electrical appliances - 2 TVs, washing machine, fridge, hob and hood from neighbor store. The price is reasonable and the deliverable time is flex. However, I think some shops they group together to get a group purchase from the appliances company. That's why they can give some discount. Why I get this impression. B'coz when I tried to do online registration for my warranty, it shown the shop name is another shop name. (And I know this shop - one of the popular shop @ Hougang). But don't worry this does not affected your appliances warranty.
  10. Not pass the valuation cost to the buyer. Seller need the valuation report to get an idea how much the flat worth. So that seller know how much COE to ask. Buyer need the valuation report to apply their loan. Buyer paid the report b'coz they need the report to apply their loan. Unless the buyer paid in CASH. Didn't use CPF, didn't take loan. Then buyer no need to buy/paid that valuation report. B'coz it is useless to them. OR The buyer want to do another new valuation report, hope the 2nd valuation report price will be higher so that they had get more loan, less COE. When it happen, buyer only paid 1 valuation report price. NOT 2.
  11. norm is engage seller agent apply valuation report to be done. get appointment for the visit. seller agent do marketing arrange for viewing. buyer offer seller like the price, take it. Don't like the price, reject it. Ask buyer to up their offer to match your wish price when both price meet. buyer give $5k (max) for OTP. Seller has 7 days cooling period. After 7 days cooling period, seller decide to take up the offer. Take the CHQ, sign OTP, pass to buyer Buyer got 2 weeks to exercise the OTP. Once OTP exercise Agent submit for first appointment. I think there is a checklist for buyer and seller before seller issue OTP to buyer... I think sth like this.. base on my memory
  12. First, Valuation report is PAID by buyer not Agent. If agent want to paid.. that is his service. There are no rule or requirement say.. agent MUST paid valuation report. However In HDB rule, it stated Buyer has to pay the valuation report As for the clearing part, that is up to the agent. If the agent want to provide a 8 star hotel service. That is his service. DON'T expect all agent MUST or DIE DIE or HAVE to provide such service. No. You are the owner, If you feel the price is not right. U had the right not to take up the offer. But note, valuation report only last 3 mth, when 3 mth up, you need to do the valuation report again if you want to sell.
  13. Kitchen ceiling has a crack, when the HDB officer come down for inspection. Did he raise it as an issue?<br><br>If no.. then not seller issue<br><br>Resale HDB is buy as PER is it.<br><br>You don't expect a move in condition or mint condition.<br>OR error free condition.<br>
  14. I don't know about others but i really never replace this before. The last time, i remember .. HDB replace it for the whole block. That was many many many years back like 80s.. I really can't remember much.. too young to understand.. lol As the pole holder is outside our unit. Not sure it is under our responsible or HDB one. WHy don't you drop HDB an email about this or ask your contractor.

What we did is.. tea ceremony,, a small sum with good number.. like 18 / 28 wedding banquet .. then the big sum also had.. then u give a big one. depend on the family some family practice.. elder ang bao, young cannot take.. since you got lim tea, mean you are belong to the elder generation. some family practice.. your ang bao will be belong to the parent.. depend you are related to men side or female side. Ur family got practise that or not?

Currently, this option is only open to first-timer married couples with a child no older than 16. The expansion of the scheme is was announced by National Development Minister Khaw Boon Wan on Friday during the Parliament. He said the scheme can be extended to married couples without children as there were still some vacancies. Some 1,150 flats were made available for rent last month. Mr Khaw said that about 200 applications have been received. These units were located in Ang Mo Kio, Bedok South, Boon Lay and Dover Road. Rentals ranged from $900 for a three-roomer to $1,900 for a five-room unit. More details would be made known by the HDB at its next BTO launch in April.
  20. From July, singles earning $5,000 or less will be allowed to buy new two-room flats directly from the Housing Board. These flats will only be in non-mature estates, and buyers must be at least 35-years- old. National Development Minister Khaw Boon Wan announced these details in Parliament today during the debate over the budget of the Ministry of National Development. This change in policy was first promised by Prime Minister Lee Hsien Loong in last year’s National Day Rally. He acknowledged that singles face limited housing options due to rising resale flat prices. Currently, singles aged 35 years old and above can buy only resale flats. They get a cash grant of $15,000 from HDB if they earn $5,000 or less. Mr Khaw said that the reason for the $5,000 income ceiling in the new singles policy is because this is the group facing the most financial difficulty in procuring housing. He said that other details are still being finalised, such as how much subsidy will be given in the discounting of flat prices, and what relative priority to apply to married couples who are also balloting for similar flats. But these details will be settled “as quickly as we can” in time for July’s BTO launch, he said. Mr Khaw also responded to MPs’ calls for help for divorcees who are debarred from buying new flats for a period of five years after their divorce. He said that this will be shortened to three years “to help them move on with their lives, especially those with children.”

This includes those here on work passes as well as permanent residents, but excludes Malaysians as they face less integration issues, said National Development Minister Khaw Boon Wan in Parliament today during the debate for his ministry’s budget. Responding to a call from West Coast GRC MP Foo Mee Har for a quota of 10 per cent to address her worry that foreign enclaves are sprouting, Mr Khaw said the ministry must do the analysis to see if 10 per cent is the appropriate quota, but that he agrees in principle on the need to impose one. While the details of the new quota are being sorted out, HDB will halve the period of approval for new sub-letting arrangements to foreigners from three years to 18 months. It will do the same for renewals of existing sub-letting arrangements to foreigners. The new cap takes effect immediately, while the details of the quota will be announced when ready, he said.
