At else you had a B&W. Are u walk in buyer? The seller agent seldom don't collect commission from walk in buyer.
  3. imagine I'm the buyer. happily sell my present home and bought a flat. Now waiting for 1st appointment as a buyer. Then 1 day, seller call say he want to extend 1st appointment. WOW. I am going sleepless to think my entire family is going to be homeless, especially before chinese new year.
  4. Generally buyer of private property don't pay agent fee don't bother abt the agent fee. simi co-brokes la, simi simi.. not your concern. Pay 1. lawyer fee 2. Stamp fee 3. mortgage fee what is registration?

Seller has the right and freedom to mark the price they want. Buyer has the right and freedom to bite the price tag. It is abt seller and buyer. What to do with HDB?

She need OA clearance 1st before she can sign any DOC. other than ah long, dishonest seller is another nightmare. keep us update. want to see what punishment on this kind of seller

Such properties include trust property, HDB flats, CPF contributions, necessary household furniture, personal effects, limited tools of trade, life insurance policies which are expressed to be for the benefit of your spouse or children and compensation awarded for personal injuries or wrongful acts against you. It is the Official Assignee's policy not to allow an insolvent person to purchase an executive flat or a maisonette unless there is a real need for a large flat and he can afford to finance the purchase and maintenance of the flat through his CPF savings. This is because insolvent persons should not be seen to be living ostentatiously whilst their debts remain unpaid.
  15. no fix rule. depend on you. Some prefer to use their own lawyer even if their lawyer is not under the bank panel lawyer some want to use the bank panel lawyer in order to entitle for the legal subsidy. So.. totally depend on yourself.
  16. if the private property owner went bankrupt. I believe he need OA (hope I get the name correct) approval before can purchase a HDB even after 30 mths.
  17. private property owner only can buy resale flat, only can take bank loan. No Grant If want new HDB or resale with grant or take HDB loan (if total salary <8k per mth), need to sell after the private property and wait for 30mth.
  18. valuation only consider age of the unit, location, floor, etc Reno is not 1 of the requirement
