  1. Hi all, Need some advices. My HDB loan with A bank lock in period is due this August. At the moment I'm paying fixed rate at 3.07%. By Aug i will have outstanding loan of about 120k plus and the interest will be adjust to 3.75% A bank offers(loan >= 80k): 1st year 1.70 % fixed 2nd year 1.78 % (HDBMR -2.72%) 3rd year 2.88% (HDBMR -1.62%) 4th to last 3.75% (HDBMR -0.75%) Who define HDBMR? (HDB Mortgage rate) There is a conversion fee of $800. Is this norm? Possible to waive off? B bank offers(loan >= 100k): 1st year 1.95% (fixed) 2nd to last 1.85% (SIBOR + 1.25%) What's the cost of refinance? 3rd option: Go back to HDB loan at 2.6%? I will be making 20k to 30k partial repayment depending on which plan give the best saving. Anyone can advice? Thanks.
  2. As buyer, I'm just as urgent to move in after 2nd appointment, so if seller cannot move out. Buyer will have to find temporary place to rent. The question is seller willing to compensate the rent, house moving cost other cost etc?
  3. Did u keep the SMS? Go make a police report with the SMS. Just let her know u have file a report on her and should anything happened to u or family (touch wood) is the the prime suspect. See if she wet her pants.

  6. I'm confused, not doing contra then why the wait for 2nd then can complete 1st .... don;t understand. Anyway this is minor, as long as you completed 2nd appointment, u r the owner of the house. Get your agent to inform the family they need to vacant the unit. Any issue check with their tenant. If they refused, call police,,, make u tax worth the $$.
  7. That means they are doing contra. Got to talk terms, rent them market rate if u r not in the hurry of moving in otherwise made known to them to move after 2nd appointment.

  9. After 2nd appointment, u r rightfully the new owner. Without your approval, they cannot stay, u can get the police to help you. As therat mentioned, any agreement on extented stay? R u charging them rental?
  10. She is making TS pay for her mistake. Carpentry can be put up can also be taken down, maybe damaged surface need minor touch up. As long as the frame/structure is not broke it can be salvaged. The thing is she has to pay the rectifying cost which eats into her coms, that;s why the sweet talk. Easy to put up skirting, u try and u will know it is not that easy.
  11. Haa haa.... sorry can;t help it. Really sales talk. BTW, walls are not 90 degree... some slanted. If u r confident that u can put up skirting on yourself and agreed to whatever she said, then i see no point starting this thread. If it is me, no payment until it is fix. Or remove all other skirting so it will be same throughout.
  12. U already know the answer. The usual practice is to put up skirting first then carpentry. How much have u pay her? If not alot, ask her to rectify or u won;t pay.
  13. TS, Seems like seller only signed OTP, didn't complete 1st and 2nd appointment. There isn't much you can do about it except to look else where and file claim on them for the differences should u buy more expensive. Seriously, 2 years is not short, i doubt that the seller is sincere in wanting to sell you their house. I suggest your start looking else where.
  14. It should have been how far from MRT station. It can be near to MRT track, as long as the distance from the unit to MRT station is within 800m or comfort walking distance.
  15. From the map, my house to mrt is about 470m. However if i will to walk to mrt it is about 690m cos got to go round a school. I think 400m to 800 m is consider near, about 5 to 10 mins walk. To me, the most important thing is noise, blocks very near to MRT can be very noisy unless u can on aircon 24x7 to shut out the track noise. Imagine MRT operates everyday at 5:30/45am to 12:00am, how to sleep?
  16. Foreign workers are here to stay for good, every where can be hostels, mini ones for example My block has a few units sublet to FW, get to see them every day

  19. If that's the market COV around that area then there is nothing much can be done but to give in on the asking COV if the place is right. I remembered i walked away from a few units EM in BB/BG as the asking COV was 60k up. I tried 45k, the market COV at that time but couldn;t deal. Might be a blessing in disguised as not long i found my current place within comfort COV. Searching for houses can be very painful. I neighbour just sold his for 500k plus.
  20. IMO, if it is in the original state then i will try to nego down the COV. If u r to overhaul whole EM, u r looking at >50k.
  21. "You see u buy hdb flat at $x and now sell $y, you made $z, u want to see your property appreciated over the years." I read the above sometime back .... hdb prices will go up and up. So stress living in sillypore.
