That means she has provided some form of service to you. Then u should pay her commission but of course negotiable. The answer is YES, she can sue u if u don;t pay and provided she can provide evidence the services she has rendered. Usually, it is the company she represented that will issue you invoice and if not pay up, u will be taken to court. -

Where got saving? EM toilets are all on 2nd level, leaking means water leaked to level 1. Not only u need to overhaul bathrooms flooring but also to make good the affected level 1 ceiling. Should not be too difficult, only cost more. -

What's the current COV around BB? It is a low floor unit, i'm surprise asking COV is 30k. What about those mid/high floor EM in BB now? It just me, i will not take it as it is way too low floor. I paid 40k COV for my 14th floor EM (highest) and also 38k reno, almost a complete overhaul plus another 10k fitting/furnishing. No regret cos i love the place. If u like the place and have the budget go for it. -
I have similar experience too, usually scratches on marble can only be removed by polishing(3 layer process). Don;t understand why you ID only do buffing. My contractor sent his polish guy down 3 times, cos his workers not careful enough, keep making the same mistake. Have you paid up fully? If not, don't pay them. See will your ID chase after u?

My case is different from yours cos i'm totally satisfied with my agent service, why? My agent explain in detail what is expected of buying and selling, affordability, done all the paper work, ferry house viewing, provide advice of my interests, everything that u can think of. What i have done is signed the OTP, signed the check list form, that's all. So in the end, after closing everything, i asked to nego his coms as i have given exclusive rights to him and also being a satisfied customer i didn;t ask for a huge discount. I got about 1.2k off the final bill. -

I think your agent did a good job in finding your dream home. The bargaining part is really tricky, it is a game of who break first. In your case, your gave in to the increase in price. Probably because the seller knew you love the house very much. I had similar experience, my family went to view a unit thrice and that signal to the seller we were very keen in buying. I offered, 3 times each time they(seller agent, didn't talk to the owner) up price so in the end I walked. Since u are giving exclusive buy and sell to the agent, it is ok to discuss for discount. I did that as well cos my agent buy and sell for me. That was before removing the fixed rates rule kicks in. Besides, i also did not sign anything with my agent, all based on trust. Oh .... i do the bargaining only after selling and buying my house. -

Have u decided to just lay lamination? If so, there r 2 ways: 1) like u said, overlay, save hacking $ and leveling $ 2) hack and level then overlay. Otherwise, laying of new tiles allow u to chose what u want, what u like but of course come with a cost. -

Congrats on EM purchase. Frankly, on renovation it depends on the condition of the unit and what you intend to do? Will you be overhauling the whole unit. It can easily cost you 50k to 70k and even more. Since you have budget constraint, your only option is to go straight to contractor. That will save u 15% - 30% at least. 1) Get a list of what u want to do, your design, your concept, your theme 2) Short list contractors, check their profile, send them your request for quotation. 3) Compare and short list contractors that have reasonable pricing and can meet your dateline. 4) Invite them for site measurement and revised quote. 5) Check out their workmanship, project site etc. 6) Check for GST? HDB license? RADAC? 7) Payment structure 8) Their after sales service, rectification work etc. You must be comfortable dealing with the contractor and contractor can meet your deadline. Most important, pay according to work progress. My rule, "no work done no payment" you need to protect yourself as a consumer. -

Bro jaskel, u r running the show after taking over what AS left behind. In my opinion, u don;t have to return the $$ back to AS. What did AS do? Nothing but trouble for the home owners. U have put good use to the $$ helping one owner(from redhill), that little $$ cannot help everyone, if u r going to give it to those affect owner, how much can one get? However, putting it together can at least help one owner. As to who to help have been stated and agreed, nothing to disputed about, u cannot satisfied all victims of AS. Besides, there is no free lunch, it is perfectly ok for u to make a profit. Maybe renoAid can provide free. -

Luckily there are 2 pairs interested to make my roof their home so there are frequent fighting than building nest. Very disturbing but no choice too busy to visit bird shop for the trap. If i catch them i will release them but not before i trim their feather short as they will definitely come back. -

Your plastering work, ceiling work, door work and carpentry are reasonable. The rest is way to expensive, especially the masonry/wet work. Can u get your contractor provide you pricing in unit, $ per square feet for your masonry work, casement window etc?

Anyone has bird trap? West area the best, can loan? Found bird **** in my living hall, very bold, flew over muffin and shop in my living hall. And the party is getting bigger, there are 2 pairs building nest at my roof, imagined the noise they created when they fight. That's, i'm going to cook them if i can catch them. -

During my reno 15 months back, i have a quote on installing WC in level 1 wash room but changed my mind. My quote include overhaul of wash room with WC install. Just WC install will be something like 800 to 1k. -

From my understanding lift upgrading no need to pay. The funds should come from town council. FYI, my block is under going lift upgrading.
