  1. ya lor....we can never able to predict the future. but lookng at the current market, i think we are still quite safe. wah seh......your neighbour EM so low valued ah???? i think 450k for EM is still very reasonable and affordable lor. who knows, maybe after i sell my EM,....then i move to another EM in HG also,.....possible leh. hahahaha :D

  3. hi hi fortune great!!!! i am also having this idea of doing my EM in modern oriental style. my hb bog a budha face painting from Bali,..and it only cost him say $15 nia. my cousin-in-law specialises in antique stuffs......and we are waiting for him to bring us shop shop.....
  4. ya, i plan to sell and downgrade to 5rm in abt 4yrs time... will not be taking any loan at all lor.....it will be fully paid mah....so, i'm not so worried abt the bank loan stuffs. as for the 5% by cash.....let's say, 5rm resale is at ard 350k...thus the 5% is 17.5k (this is ok lah). we just hope to be able to maximise our chance of getting profits lor. i sold my 5rm for 400k and bog this EM at 355k,.....and i actually target to sell at ard 450k....then downgrade back to 5rm.......and will probably stay put at the next hse for at least next 5yrs lah. now my EM monthly loan payment is infact lower then my 5rm. i used to pay $1150 for my 5rm (20yrs). now i pay $1070 for my EM (15yrs). must plan ahead mah.

  6. ya lor......the prawns and fishes,....stink if left in the bins in kitchen after *settled* them! bingo! open car park is much cheaper then multi-storey......*save $ in a way also* and the best part is,....we can see the car from our unit.......simple. no need to always hv to ask my hb which level he parked,....then go and find the car......for this open car park, i can see where is the car just 1 glance lor.
  7. hi MaCe... ya, i agree that your area is more of the quiet surrounding..... maybe i am used to stay near mrt, markets, etc etc...thus i am used to the buzzling and noise... hi hello88 henor, i also think with a rubbish chute in the hse is much convenient lor....especially i hv young kids,.....sometimes like now, when my maid need to throw rubbish and she still need to lug my younger son along to go out to throw cos cannot leave my son alone at home mah. that's why i also think it's much convenient lor.

  9. hi Cyn, your hse good location leh. below valuation....good buy! dun worry abt 4th floor....cos mine also 4th floor.... with that kind of asking price for the COV......it's basically difficult to buy high floor lor. good thing yours and mine are 4th floor buy unblock....

  13. hi hi ya, but we dun like Lor Ah Soo area lor. Think will still stick to HG area near where my current EM is located. yeap, 2 boys,....age 3 & 1,....notti,....always fight and argue....but so cute and fun to have them making all the noises....hehe
  14. but, i hv 2 boys,...and i will need bigger hse lor. my bro bog a resale 5rm at HG st91,...and that 5rm has 3bedrooms+1study leh. the area is quite big... i will need to hv 3bedrooms+1study lor...... cos my PIL might stay with us infuture mah......so, i still hv to cater for that possibility lor.

  16. yeah. same here. for my case is quite lucky...cos i sold my 5room for 400k, and bog this EM for 355k. just hope that the market will be good in 4yrs time....cos looking at it,...EM is fetching a good resale price due to it's rarity in the market. I was looking at hougang area's resale value and most of it are selling at at least 420k,.....and hope that i can fetch at least 450k in 4yrs time... then downgrade to 5room (hope can get cheap deal also...keke ) then fully paid and no loan,....then not so siong lah.....cos looking at the inflation now,.....*sigh*
  17. hi chrono, ya lor,....all thanks to hdb for remaining the 8k income ceiling cap. lucky for my case,......me and my hb income infact exceeds the ceiling when we completed the transaction cos we got our increment on April,...however, our HLE was applied b4 that increment and it's still valid when we did the submission and exercise OTP on Feb. Timing is just nice for us... guess we will hv to go for bank loan if we are going to move to next step. was thinking if i can make some profit form this EM,.....will probably sell in abt 4-5yrs later and downgrade to resale 5room,....and fully paid.... keke

  19. hi hello88, if you are taking bank loan, then will hv to pay 5% of the purchased price in cash and engage a lawyer to process the entire transaction for you. this is the only info i can offer you now cos i was very lucky to be able to get hdb loan.....

  21. hi frosty, ended up,...we only need to overhaul the kitchen,.....and for 3 toilets, we felt the tiles all still very new and it's going to be quite wated if we wanna hack and redo....thus remains lor. except change the toilet bowls lor. then for the rest of the items.....ceiling no need to do cos the current false ceiling and downlight are also new (just need to change the light),....then flooring for whole hse also no need to do anything.....and painting also no need to pay cos my hb's uncle will get his workers to paint for us lor....keke so, quite lucky that we managed to cut till ard 15k lor. hi hi nath congrats on confirming your new hse! wow, i like your layout leh....so big and can hv a nice kitchen with island there!!!! that's my dream though looking forward to see your reno blog...

  23. i got my revised quote,...and it's now reduced to about 15k. cos i did not do much......overhaul kitchen only.... really look forward to start reno soon... yeah, hougang is leading for now hey, u started your reno?
