hmm... From what i know the Good thing about EC is that after 5 years u can purchase a re-sale HDB and either rent it or sold it... is that true?

Here is my advice...

1) buy direct for HDB and use CPF for the repayment of housing loan. No cash payments are required and save up on the cash. (not sure if possible now, but it was possible for me back then cos HDB are dirt cheap then!)

2) after 5 years of MOP, use the saved up cash to buy a condo and use that for speculation!

BTO/DBSS/EC are all good buy. If I'm eligible, I'll buy all.

Now we cannot use all CPF to repay lo... at least 5% CASH to be used in the downpayment....if i were to use this EC for investment 5 years later i wonder given the location will it be able to rent it out at a good price haha

KTPH has opened. Many of their staff are filipinos who will need accomodation.

But many of them are cash tight also.

Buy EC to stay okay, but for investment, too much restriction. EC may also be quite run down.

Just check the pool on weekend. Given a choice if have EC and resale. Resale gives better rental yield.

By 2018 Seletar Aerospace Park will be compeleted. Maybe just in time to rent to those expats? :)

where is seletar Aerospace Park located? near Yishun dam?

Yes. :)

But seems like the psf for this EC is as high or maybe higher than the nearby condos.

So if buying for investment might as well buy the nearby resale condos instead?

"investment" could have a few interpretations:

1. Own stay, wait for appreciation & sell

2. Rent out

3. Vacant, wait for appreation

4. Flipping=subsale

For 1,2,3 need reconsideration for those L99 resale.

Yishun site receives a new benchmark bid

According to The Housing and Development Board(HDB) , a 99-year leasehold residential site located at Miltonia Close received a total of seven bids with top bid of S$165m or S$405.6psfppr by Hoi Hup Realty.The top bid is 31% above the next highest bid of S$126m by Master Contract Services and 69% higher than the lowest bid of S$98m. The site is of close proximity to Northpoint Shopping Centre. Nearby education centres include Huamin Primary School, Chung Cheng High School .The site can be used to build an estimated 345 residential units.

The bid sets a new record for Yishun area, surpassing the previous best by 4.5% (S$387psfppr bid in Jun 10). Yesterday's tender drew seven bids compared to no bids for the recent Jurong West executive condominium site, indicating that developers are becoming more selective in the bidding process. We estimate the break-even price for the site at S$700psf and average selling price (ASP) of about S$800psf. We believe the ASP is achievable considering the recent launch of The Estuary (608 units, Launch: Feb-Mar 10) located nearby witnessed strong demand and was fully sold at price levels of S$650-850psf.

1.Blue chips = Good class Bungalow (very resilent). Maybe buyer got holding power.

2.Stable share = Freehold, they move very slow up/down, good for residential.

3.Penny share = L99 in suburban/EC

4.Speculative share = L99 in central district/MRT

When econmony fluctuates, movement for speculative and penny share respond very fast.

Depends on your investment horizon. Are in looking in terms of short/long term. Can you take the heat ?

Resale EC (>10yr) = 800

L99 Suburban = 750
