Relocating The Kitchen

I live in a Cluster house, thinking of doing some simple renovation to make way for a bedroom. I have some questions in mind. I hope to answer the bros and sis here for some advice first before approaching any ID

  • I want to move the kitchen to the rear patio. To do that, I will need to box up the rear patio and partition up half the dining room. Is it legal to do so?
  • Once the kitchen is moved out, the place will be converted to a bedroom. Is it possible to fix up a simple toilet with one toilet bowl? I'm not sure of the piping or whatsoever...
  • How much will such a project cost?

You may want to approach your MCST to advise you on whether you can box up the rear patio as this would mean more Gross Floor Area (GFA). The increase in GFA is taxable and there is a limit to the GFA allowable in a plot of land. Besides that, the MCST would also need to see if the box up area would "destroy" the look of the place and deal with issues from other neigbours such as "can I also box up since he also can do it?"

Technically, fixing up toilet is not a problem especially for the ground floor. You can check with the contractor/ architect on how this could be done. I think the caution is not to damage the foundation or other electrical/ sewage/ water pipings underground. The detailed drawing would be able to surface which area can do the toilet and the architect can suggest how the contractor can do it.

Building walls to convert a place within your house into a bedroom should not be a problem. Just take care that the ventilation of the bedroom and the surrounding area is not compromised. If you are constructing the toilet, you can also check with the architect/ contractor on this.

In short, you will need to first check with your estate management and seek advice from the architect. Your architect would be able to help you estimate the cost.
