$3000 hacking can hack whole house.

You are doing the whole house, what is the need for "Supply & Laying of Floor Protection w/ Corrugated Paper (Single Layer) 1 area 260.00" ??

Corrugated paper also want to quote until $250. I know ppl want to earn $$, but this is just go out all the way too rip ppl off.

I would say that this quote is on the high side. Suggest you to look for another ID, as this doesn't seems to be an honest quote (meaning out to treat you as Uncle Robert).

Thanks, ngunadi. First time doing renovations. I thot the charges for the corrugated paper was crazy. The quoted me separately for table and the solid surface top, still too high for 1 plus metre. You got any good id to recommend?

like what jaskel said, the rate could be reasonable. i think some other IDs might be able to do it for you at say $13,000?

but really have to see what is the intended design..

Let me put disclaimer, I am a house owner so it's coming from my perspective.

In GENERAL, it's expensive. But of course there is exception. And that is where Jaskel can help.

On the other hand, there's no harm if you request quotations from several IDs/contractors.

From there you can get a rough feeling whether this particular ID charge you expensive or not.

Total : $2920 which is around this price not to forget it do include the cost of installing back the storage heater. For the plumber to come and do a little works here and there, they do count in 1 lump sum rather than the usual price.

This mean that there is no wall tiles, less works needed, fewer days needed to pay for the tilers so tilers will feel no much profit earned for this project, they will also quote as 1 lump sum. That totally different in doing 1 kitchen and 2 toilets where they can count by psf. Moreover levy also increase and going to increase 3 times more in June, so price is also higher.

Ok la...sealant cost $55, 2 5L paint cost ard $60, other material and labour cost......not much mark up liao.

Laying of floor protection, I think will be from main door to the kitchen. Then after completion of the kitchen flooring, lay another time for the kitchen floor. So most likely using max. 2 big rolls + labour.

If I'm causing some confusion, I'm sorry bout that, here there are mostly house owners that had completed their reno and still giving some good advises to other newbies. Let me sum up everything so that it will give a clearer picture on how the quote come about.

Doing whole house is different pricing then doing small areas or things.Eg. doing false ceiling for living room only is different from doing it together with 3 bedrooms, 1 counted as lump sum, the latter is by psf. The workers will charge higher, so make the ID/contractors charge higher to house owner. If end of the day, they don't earn that amount, they might as well don't do.

Most importantly, the ID/contractor must be trust worthy, honest and responsible. No point paying cheap but got a lot of issues. As there a saying, cheap doesn't mean good and good don't come cheap.

As also advised by ngunadi, no harm trying to get more quotation to compare.

Also give everyone a quick and easy guide. Reno a bathroom est. cost is ard $3K, a kitchen is ard $7-8K. All this is without carpentry works, glass, doors, etc....just wet works. Hope this help. Money is hard to earn, so I do understand that money must be well spent.
