Just a few questions regarding your quote which I find puzzling...

first of all, the standard questions:

1) how much psf is the tiles you are allowed to choose?

2) Solid surface... what brand are you getting? from the pricing it looks like Cresto, Acelite... or something in that range.

3) Laminates... what brands are you allowed to choose from?

4) electrical, lighting, fixtures like installation of cooker hood and hob, water heater... etc is not included.

5) additional costs like shifting of water pipes is also not included

6) Water piping for the kitchen only? not extended to the toilets?

7) Any protection sheets during the reno to cover the floors after the tiles are laid?

8) Painting... how many colors? is white considered one of the color choice? (white should not be!)

what brand of paints? is it wash and wear or matt?

how many coats of sealer used before painting?

how many coats of paint are you getting?

will simple plastering be done to smoothen out the wall before painting?

9) do a simple measurement for your L-boxes... if they cost >$10 pfr, you should re-negotiate the price :P

10) Laminates at the three bedrooms... what brands and range are you allowed to choose from?

Now, to the puzzling questions...

a) How old is your unit? Why do you need to overlay your tiles? are there existing tiles in the unit for the living, dining, store and study?

b) Do you intend to run any gradient in your kitchen for better water flow? if you do, you may want to re-consider your tile size... cos the bigger the tile, the harder it is to do gradient for the kitchen (wet area)

c) Are the wall tiles very bad for your kitchen? You are putting 600x600 tiles on the wall? they are very heavy... you must ensure that your existing tiles are not hollow, cos if they are, there is a chance that they may not be able to support the weight of the 600x600 tiles!

d) The costing for the floor does not include the cement work to lay the tiles in the living, dining, store and study? why is there a need to do a cement screen first when you are not doing laminates there?

same goes for the kitchen... you are already laying tiles there, why is there a need to screed it first?

e) for suspended kitchen cabinets, you must ensure that the bottom of the cabinets are also properly laminated... not exposed wood or cheap PVC laminates... cos that is the wet area... and when you wash the floor, there is a high chance of splashes... and when wood gets wet, over time, they will warp or rot... so take note.

f) your carpentry averages ard $180 pfr... again... the same question... what brand of laminates are you allowed to choose?

g) how many drawers for your table?

how many shelfs for your bookshelf?

how many shelfs for your shoe rack? Do ensure that your whole shoe can fit in properly. My contractor did my short 1.5 inch, so only my wifes shoes can fit in properly. Mine has to go in sideways... wasting a lot of space!

h) Haulage... does it include clearing of debri? Ensure that it is written down!

hope it helps :(

Hi GnM,

I like to say thanks first.... cos we lost sleep over this...

Furniture:

The id allows us to choose from 2 source. It depends on what texture we want for the laminated furniture. We decided on the india brand cos they have the leather-range which i feel it is special (not the common type of wooden or grain). For the kitchen cabinet laminated, we will be choosen the metallic-range for a smoother/sleek look. Internal shelving, again depend on the design for the number. Hood and sink is inclusive in the 20K. The sink will be the integrated solid top type (not the metal sink).

Flooring:

What homo & laminated brand is good? Maybe I can request from him :( He did not restrict us and when I ask him, he asks me back and I blurred liao. This part I don't really understand cos the cost is inclusive of 4 factor (labour, material, forgot..). I worked it out to be around 6psf(living area) and 8psf (kitchen).

Electrical & Pumping work

He did not give us the electrical work (this we have to pay extre). We are not doing the toilet, so the pumping work is only the kitchen and service balcony.

L-box:

I agreed it is expensive. I just hope he did it good zz The L-box is depending on the design and it will be in the living and kitchen area (quite large area-half of the house)

Painting:

He will give us 5-6 color (without the white), with 1 coat sealer. 2-3 coat depending if it can absorb (chi). All the doors, grill, it is the whole house. The type should be the washable ici paint. I think plastering is somewhere in the cost.

Haulage:

He did write down certain items, eg sand. The rest I need to check cos I didn't have the quotation with me.

No griadent in the kitchen, I will feel giddy standing on uneven ground.

Hi GnM, thanks a lot.

Any hidden cost do you see (beside the electrical wiring)? It's my first renovation so certain term in used, I do not understand... zz like the cement.

Mine is a 9-year unit. So there is exisiting flooring. Initial, he wanted to overlay the homo-tile onto the ceramic tiles. But we strongly don't agreed and asked him to hack (more cost)...

India brand range hmmm.. leather somemore... well at first it will look nice and great. As it will feel special but still when time goes what will the smell be then?

Kitchen cabinet metallic range will indeed nice and having a glossy looks on it. But still more maintance will required too.

For the hood and sink since it is include in the 20K. then it will be good to know what u are getting and go to shops and take a look at it. As the staff for the quailty of it.

Tiles will be having a wide range from matt to gloss from noramal to non-slip types. and many more. It really depends on what u want for the design and the theme on ur house.

Laminated flooring there are various types and thickness too. From 5mm to 12mm, and the quality too.

Tiles cost 6psf and 8psf is on a high side.

Electrical & Pumping work

He did not give us the electrical work (this we have to pay extre). We are not doing the toilet, so the pumping work is only the kitchen and service balcony.

For pipings, check ur current condition on ur toilets. If still ok then u can save on it. But after a 9yrs pipings im not sure how good or bad the condition will it be. Also for the piping are u installing hot and cold or just cold only?

For electrical works: yes u will need to pay extra as it wont be include in the quote. normal one point is about $10 and downlights is about 30~35 dollars.

for hanging lights it will depends can be a range from 50~250.

L-box:

I agreed it is expensive. I just hope he did it good :( The L-box is depending on the design and it will be in the living and kitchen area (quite large area-half of the house)

yes from ur quote below ur L-box is exp. somemore there are no light holders on it. Did they show u the designs on lightings and floor plan?
