    Overall, we had a very pleasant renovation journey with our contractor, YL. We left almost all the designs for him to do it and we only told him what we wanted and what he has to look out for. He delivered the final product to us mostly, if not all, to our satisfaction. We were pretty laid back as this is our 2nd time getting YL to renovate for us and i would say, he has done a far better job this time compared to what he did for our first flat 5 years ago. Of course, this round, we also did much much more reno works, a complete over haul of an old 5 room flat. Now, every inch in our flat looks new and we felt so comfortable inside. Other than YL, who was incharge of all the reno works, we also worked with a very reliable curtain maker, Mr Chew and his son who did all the curtain and blinds for us in 2 weeks despite his super busy schedule. A very jovial fan installer, Erik who did a perfect non shake ceiling fan installation for us. We were also introduced to a responsible grille installer, Mr A, who did for us a cat safe grille installation for our whole flat. All our wrought iron grilles has less than 7cm gaps. Our 3 naughty cats can safely roam around in the house with windows and doors wide opened. At YL's recommendation, we also had a very very funny and chatty plumber Ah H, who did a perfect installation works for all our shower columns, tub, taps, sinks, water heater, bidets, bowls and pipes. and of course... we were lucky to find a good lock installer online who installed for us our digital locks and a good worksmanship air con installer who installed all the 5 air con units in our flat in one day! If you are wondering where we got our furniture and fixtures, furniture are from a shop in JB, malaysia. Yes is from malaysia!! Anyway, what we have in Singapore furniture shops are also from Msia, so might as well get them from the source directly. All my furniture in the house cost me not even Rm9k, meaning is around sgd4k or so only. I did not bring over any furniture from my previous premise. So, everything in the current flat is new. Bathroom fixtures, ie, all taps, sinks, etc are from China sources via aliexpress website. As this is a sharing forum, i am ok to share contacts if any of u needed it. If time permits, i will post up more live-in photos in time to come.

    Water pressure is subjective. We are using a gas heater, so far the pressure is good. The rain shower head is 8 inch OD, now feel kinda small. Perhaps a 12 inch may be better. However water pressure may be a concern. As earlier post, the reach of conventional rainshower is too short for my liking, hence the such arrangement. Of course the run of piping may be pretty unsightly but this is something definitely I can live with. Now with the rain shower almost centralized and falling from a height, this is what we really call a Rain Shower.

    Do you happen to have a few whole picture of the toilet after they have installed the accessories? Also the Kraus sink up with tap everything? Can't wait to see also the blum..... I need to control on spending....

    I got the bulbs from this shop in Jurong East. In a secluded part of the neighborhood. Prices are pretty decent but not a huge selection of lighting, however the LED down lights design and prices suit my needs. Also a wide selection of light bulbs, T5 , LEDs are available.     Rain Shower This is one of my favorite item in the house. A good shower eases the tense body and freshen up the mind. I did not like the conventional rain shower for the length from wall is often too short . For my place, I am restricted by the piping as seen as well as the box up area. Conventional rain shower if mounted will be a mere 20cm above the head. Also, with the conventional, I will be standing on the drainage hole directly. So Mr. Foo came up with this brilliant idea, which not only solve the issues but also save a fair bit. A Grohe entry level rain shower set is approx. SGD6xx during promotion but my Grohe mixer cost only SGD3xx from Tmall. Throw in the separate shower head from TB for SGD40 and multiply by 2 sets, the savings is significant. For those interested in the shower head, please see below link.     Some advise on the ceiling fan installation. Although the post-reno installation might look fuss free, it might not be so. If you only decide to install a ceiling fan post-reno, the electrical wiring will be exposed and will not be aesthetically pleasing. And if you choose to conceal the wiring, the place will get messy from the debris. Also the question of where the electrician will tap the fan wiring from will determine how much mess is created. And if you prefer to have fan switch on the wall, it might affect the orientation of your switches and you might have to buy suitable ones to accommodate your new configuration. Not forgetting touchup painting to follow which is likely diy. It takes lots of energy+time to do an effective post-reno cleanup and you really wouldn't want to subject yourself to another round of cleaning even though it's on a smaller scale.

    ooo.. ya.. actually u gotta be careful with the number of lights u fit on the track.. but since urs is 3W LED bulbs, it's no problem even if u load more - only problem is it might not look too aesthetic.. ya.. we r going to have T5 or LED tubes at the bottom of our top cabinets to help brighten up the area.. another safe measure is we'll just buy the track lights first, install at the kitchen, and if it is really too dim, we'll move the tracks to the bedroom area >.< probably gona install a 2m track too o.o hopefully it doesn't look too long dat it'll make the place look ugly o.o
